'La Loggia' is our attached stone cottage that was sympathetically restored to a high standard a few years ago and now provides a luxuriously appointed base for travellers wishing to explore the lovely Niccone valley and its surrounding places of interest. The location is peaceful with a pretty garden, with direct access from the kitchen/dining area and overlooked by the terrace opening from the master bedroom. The house sleeps four in two double bedrooms, both with en-suite shower rooms and so is ideal for two couples. The road access is very good and Cortona and Lake Trasimeno are nearby. Other destinations such as Assisi, Siena, Gubbio, Sansepolcro and Perugia are all within easy reach.

Bedrooms: Bedroom 1 Double aspect room with king size bed and double doors onto terrace overlooking garden, and with en suite shower room. Ipod dock.
Bedroom 2 with king size bed, views over garden, and en suite shower room.
Hairdryers supplied in both bedrooms.
Bathrooms: Two en-suite shower rooms, both tiled with travertino marble tiles, and with large walk-in showers with 'drench' shower heads.
Kitchen: Large kitchen/diner: fully equipped and fitted kitchen with full electric oven, gas hob, fridge, washing machine, dishwasher, microwave, CD player. Granite worktops and large range of glass, cutlery, china and cooking equipment. Separate dining area.
Living Rooms: Cozy living room with large fireplace fitted with efficient wood-burning stove, two comfy sofas, TV with DVD player and collection of DVDs; Hi-fi (with ipod connection) and CDs, telephone. Also games, books, maps and language and travel guides supplied.

Towels and linen supplied. Electric blankets on beds for colder months. Cleaning and linen change can be arranged to suit. Mid-stay cleaning and linen change included in stays of two weeks.

Notes on accommodation
Full central heating, and logs supplied for stove. Unfortunately, we cannot accept parties with children under 18 yrs. Also please note that the two bedrooms are each equipped with kingsize beds, rather than two singles.

Accessibility
The house has a small flight of steps (10 steps) from parking area at front of house to the front garden, and unfortunately is not suitable for wheelchair access.

Outside
Lovely landscaped rear garden, backing onto meadow with vews of woodland. Terrace outside kitchen equipped with table, chairs and parasol. Also large pergola covered with jasmine and wisteria, equipped with further dining table and chairs. Garden loungers supplied, as is barbecue. Further first floor terrace at top of Loggia equipped with table and chairs. The front garden faces onto a quiet lane, and there is a private parking bay at the front of the house.

Travel
The closest airport is Perugia (45 mins drive) - now served by Ryanair.
Alternately, Forli or Bologna (2 hours); Ancona (1 hr 45 mins), or Rome (2 1/2 hours).
Closest train station is Terontola (25 mins) and car hire is available from there.
Car hire recommended. We are happy to help with advice on travel arrangements

Distances
The nearest villages are Lisciano Niccone and Mercatale (5 mins drive) for small supermarkets, cafes and butchers etc.
Lake Trasimeno is 20 mins drive, and the beautiful town of Cortona 30 mins drive.
Assisi, Gubbio, Todi, Spello, Montepulciano, Siena and other beautiful towns and villages can be reached for days out. Or Florence can be visited within an hour by car, or by good local train service.

Further details
Numerous good local restaurants within 20-30 mins drive of the house in the Niccone valley and in local villages such as Preggio. Also good local food available in Lisciano and Mercatale.
