Casa Menta is a beautiful old and recently restored house in southern Le Marche set in 2 acres of land with a pool and wonderful views of valleys, mountains and a hill top town 15 mins easy walk. Furnished tastefully in keeping with the age of the house with comfortable and charming accommodation. The house is set in an idyllic picturesque valley with stunning views and yet only 15 minutes walk to the vibrant medieval village Sant Angelo in Pontano. 2 shaded south facing loggias provide a perfect area for eating and relaxing. Around the house there is ample space, the land is part terraced part meadow. A pretty courtyard provides a perfect for place to enjoy atmospheric sun downers as the sun sets behind the mountains. A spacious south facing pool terrace benefits from all day sun and more incredible views. Casa Menta offers beauty, charm and comfort in a beautiful, tranquil location walking distance to the village with restaurants and shops. Situated perfectly to explore Le Marche.

Other: The house can be rented as a three bedroom house, each bedroom then has its own shower/bathroom .

Good quality cotton laundry, towels, bath mats provided plus pool towels. The beds have 2 pillows per person and bed covers. The house is cleaned once a week. More cleaning on request. The towels and linen are changed weekly. Babysitting available. Wifi.

Notes on accommodation
The house is on 3 floors. The two main bedrooms have their own short staircases The other 2 bedrooms can all use the ground floor shower room or the 3rd bedroom can use the 2nd en-suite with bed 2. The house is also very suitable for smaller numbers ie 6 people which will then give an extra reception room. All the bedrooms have double doors with a wrought iron railing and all have mountain views. The 4th bedroom is on the ground floor and leads straight out onto the terrace. The house may not suitable for very small children or the infirm. Although young children have stayed and enjoyed it as did the parents. The bottom bedroom is useful for little ones.
The house is 200 hundred years old and is thoroughly modernised but still retains its old character and charm. It is absolutely unspoilt and is querky. There are two loggias outside the house, in summer one lives outside, eat and drink and relax so these areas are as important as the rooms inside. The views are astonishing.

Outside
3 acres of meadow and garden. A private drive, gate and walled in courtyard. The loggia extends along 2 sides of the house, south facing with a table and seating for 8 and wicker chairs/table covered with thick bamboo with creepers and climbing plants. The courtyard is planted with shrubs, roses and lavender. Seating, table and shade are provided. The meadow has olive trees, vines and fruit trees with a hammock. The meadow provides a large area for ball games etc although it is on a slope and mowed. There are lovely walks from the grounds and a small flock of sheep grazing sometimes during the day. The 10 m south facing pool gets the sun all day and has a pool light and outside lighting. Reclining sun beds and a large umbrella plus smaller ones. provided. There is outside lighting and parking for 2/3 cars. The pool is down some steps on a lower level to the house and a good safe distance from the house. The smaller loggia with rattn chairs and table is a favourite for morning coffee.

Coast/Beach
The nearest beach is Civitanova or Porto san Giorgio. Both clean beach awarded beaches with concessions, restaurants, bars, crèches are less than 1 hour easy drive. Sirolo and Numana and Monte Conero beaches best and most beautiful beaches in Le Marche 1½ hour.

Golf
Conero Golf Course near Sirolo c. 75 mins away. Driving range at Abbadia di Fiastra 20 mins away.

Skiing
Skiing approx 40 mins away and the ski resort is just visible on the mountains. It is well organised, cheap and fairly varied. Open Dec/ Jan to March at Sassotetto. Green, blue runs, a few red and one black. substantial reinvestment has just taken place and improvements mean more runs, good lifts and better restaurant facilities. There are restaurants there and the roads are kept clear so driving up is fine.

Special interest holidays
There are painting holidays, half and one day cookery courses, guided tours available. Guided walking and horse riding in the mountains plus wind surfing, canoeing at lake Fiastra 40 mins away. Yoga and holistic retreats.

Travel
Ancona 1 hour 10 mins. Rimini 90 mins. Pescara 1½ hour. Perugia 2 hours. Bologna Forli 2½ hours. Rome and Bologna 3½ hours plus. Venice 4 hours.

Distances
The closest very good restaurant is an 8 min walk.
Nearest village 3 min drive, 15 min walk for all good basic shopping needs: butchers, 3 veg shops, small supermarket, 3 bars, 3 restaurants, bank, chemist, bars and churches. Monte San Martino, Penna San Giovanni, Loro Piceno, San Ginesio, Tolentino 15-20 mins. Macerata opera season July/August 25 min. Urbino 2½ hours. Fermo 50 mins. Assisi 2 hours max. Ascoli piceno 1 hour. Loreto 40 mins. Shopping outlets/designer outlets 30 mins.

Further details
There is a wealth of really good restaurants locally and further afield. The coast has equally good fish restaurants. There is a restaurant guide written by the owners of Casa Menta which is quite expansive should guide you in all the right directions. You can walk to the local restaurant which has remarkable views from the terrace where you eat in the summer and can see Monte Conero and the sea on a really clear view. It makes for a magical evening and the walk home is easy and very pretty.

Booking notes
To book Casa Menta we require 1/3rd of the total sum to be paid into a UK account by transfer preferably immediate on booking. This then holds the house for you. The remaining amount is due 9 weeks before your arrival date along with the £350 deposit for breakage. This should be repaid within 4 weeks of your departure as long as no damage as been done.
