The 300 year old farmhouse looks over the beautiful Niccone valley with an uninterrupted view of the Appennines some 50 miles away. The garden backs onto a cooling pine forest with the swimming pool and the recently built tennis court on terraces below. There are also bicycles and table tennis provided. The village at the bottom (Spedalicchio) has a small shop to provide essentials and a bar, while nearby Umbertide (8km) provides a large supermarket, internet cafe, octagonal church and travelling fruit, veg and clothing market that visits on Wednesday mornings. The much underrated city of Perugia, with escalators up through the city walls, is half an hour away, and Sansepulcro, Assisi, Gubbio, Cortona, Arrezzo and Siena are easily reached by car. It is simple to take the cheap express train to Rome or Florence from nearby Terontola-Cortona station. Half an hour drive to beach at Lake Trasimeno. For a small fee of £300, the cottage can also be rented.

Outside
There is a large patio and a spacious garden with both shady and open parts with a BBQ. Private swimming pool (10x5m), set below the house in its own area, with wooden pergola to provide shade and deckchairs. A tennis court with a magnificent view. There is plenty of space for parking.
Coast/Beach
The beach at Lake Trasimeno is half an hour's drive away. It has deckchairs, pedalos, restaurant and various amusements. Trips can be taken to the island in the middle.
Golf
Local golf course about half an hour away.
Travel
The nearest airport is Perugia 35 mins away with Ryanair flights on Wednesday, Friday and Sunday. Forli and Ancona, about 90 mins away have daily Ryanair flights . However, the villa can easily be reached from Rome or Bologna or Florence. There is a train station on the main line between Florence and Rome, 25 mins drive away at Terontolo. Car hire is recommended.

Spedalicchio village 0.5 miles. Umbertide 8kms. Perugia 30kms.
Further details
The nearest swimming, apart from the pool, is Lake Trasimeno, 0.5 hours drive over a hill. There is a beach and pedalos can be rented there. In the local valley, 1km away, you can buy fresh melons all summer and there are local markets every week in Umbertide and Citta di Castello. There are excellent restaurants within a 2/3km and, quite simply, some of the best eating in the world within easy reach.
Booking notes
A deposit of half the rental ensures the house is booked with the second half payable 6 weeks before occupation.
