Notes on accommodation
Oil-fired central heating, magnificent new log fire with glass door and facility to circulate the heat it creates. Very suitable for children, but open plan staircase requires close supervision of very young children / toddlers.

Set on 1/2 acre of lawn, with sunny deck to side and rear (south and west facing),13' trampoline. Outdoor furniture of Mahogany table/benches for 8 people, sun brolly, and deck chairs. 3 Seater bench to the side. 2 tennis courts and putting green a stroll away and close proximity to the private beach (30 seconds walk). 10 minutes walk to another lovely beach, Donaghmore strand.

About the owner
We are both Dubliners, married since 1991 and have 3 lovely children, the youngest being 8. Brian had always wanted to build his own house and got the opportunity when we bought this site in Roney Point estate at auction in 2000. The result is a wonderful, modern beach home in which we have spent many holidays in the meantime. We live in Dublin, about an hour's drive from Roney Point. We enjoy getting together with friends, swimming, golf, cycling and tennis and there is ample opportunity to do all of this in the area.

Why the owner chose a home in this location
We love Roney Point because it is a relaxed haven away from city life with its own private beach, tennis courts and friendly neighbours who nonetheless respect your privacy. It is a mature estate of about 40 holiday homes wonderfully landscaped with playground, residents' park, overlooking the sea and tennis courts -tall flax plants providing the dominant theme. Access to the private beach is by 100 steps, and there is a viewing seat at the top for those with reduced mobility or who just want to enjoy the view of the bay or look out for the seals who live around the rock. The house itself is set on a spacious, half-acre site, with a west facing deck and a warm, sunny and bright interior. It has been fitted with all the facilities you'd expect in a modern home.

Unique benefits of the property
The property is located within easy distance of many amenities. The bustling town of Gorey,15 mins north by car, is excellent for shopping, as is Enniscorthy (20 mins south) and Wexford town (40mins south). There are many restaurants in the area incl. Papa Rhodes mediteranean restaurant in Ballycanew (open Easter through to Oct 31st), Marlfield House, Seafield Hotel, numerous restaurants in Gorey along with the hotels and golf clubs in the area. There is a new cinema in Gorey and also those in Arklow and Enniscorthy; in Courtown there is the Forest Park Swimming Pool Leisure Centre, an amusement park, Bowling & Crazy Golf. Horseriding in Ballycanew and Inch. Golf in the Seafield Golf Course, Courtown Golf Club, Ballymoney Golf Course. Fishing for bass.
