At ground level you have a hall, fully fitted kitchen, spacious open-plan living and dining room with an open fire. There is a single bedroom and toilet facility also on this floor. To the rear, you find a furnished sunny patio area equipped for BBQs. On the first floor, there is a master bedroom with en-suite shower, a twin room, double bedroom and a bathroom. Close to the market and other amenities. Close to blue flag beaches, the Comeragh Mountains and the Nire Valley.

Accessibility
The downstairs is easily navigated by a wheelchair user, with a single bedroom and toilet washbasin at this level. While the house is not specially adapted for wheelchair users, the lack of doorsaddles make it easily usable and doorways can accommodate wheelchairs.
Outside
There is a private patio area at the rear of the house off the living and dining room fully equipped with a large BBQ gas grill, patio table and chairs (see picture). Tennis court and extensive, open green parkland area is very suitable for children and adults alike.
Coast/Beach
Driving, it is 10/15 minutes to the coast. Several blue flag beaches. Clonea – Nearest ‘Blue Flag’ beach. (Outskirts of Dungarvan, off the road to Stradbally (R675). Ballyquin and The Curragh – Less busy, nice and near Ardmore (off R673). Ardmore – Town beach. Whiting Bay – A wonderful beach to the South of Ardmore. Goat Island – Secluded bay and beach to the South of Ardmore. Driving, it is 10/15 minutes to the coast. Several beach blue flag beaches.
Golf
Dungarvan Golf Club –Tel: 058 43310. Parkland course adjacent to Dungarvan Bay with stunning backdrop of Comeragh Mountains. 18 holes (5 minutes Drive). Gold Coast Golf Club – Tel: 058 44055. This 72 acre course has a magnificent setting on the coastline. 18 holes. (5 minutes drive). West Waterford Golf Club – Tel: 058 43216. Superb course in tranquil location with great clubhouse facilities. 18 holes (on your doorstep). Next to Ring Gaeltacht for Irish language enthusiasts. Excellent hillwalking and local guides available. The Tannery award winning restaurant in nearby Dungarvan town, also Ballymaloe house cookery school nearby in Cork.

Local towns and historical sites - the surrounding area and local towns of Lismore, Dungarvan, Ardmore and Youghal provide a wide variety of interesting monuments, castles and gardens to visit, and for those interested in visiting Blarney, the Rock of Cashel, Killarney or the old city of Kilkenny, all are within 2 hours drive. Waterford City is only 45 minutes and Cork City 1 hour by car. Dungarvan (5 minutes from house) town offering shops and amenities, including a helpful tourist information centre, an arts centre, sailing club, and some great pubs, cafes and restaurants. There is a farmers market in the town square every Thursday morning and a country market on Fridays in the local tennis club. Other facilities and attractions include a modern library (with internet access), cinema, the newly restored Dungarvan Castle, a museum and new shopping centre. Dungarvan tourist office - 058 41741. Booking notes
A booking deposit of 150 euros (non refundable) is required, with the balance payable six weeks prior to arrival. A security deposit of €150 euros is required to cover any breakages or damage that may occur during your stay.
This deposit is returned to you in full on your departure providing that the houses are left in a clean and tidy condition
and there are no breakages.
