Walk down the small path alongside Villa Kipas straight onto Seminyak Beach, have a massage, buy from the locals, sunbake, swim, surf or simply watch the sunset. When the sun goes down, Villa Kipas is conveniently located between Jalan Laksmana ("Eat Street") and Jalan Dhyana Pura ("Drink Street").

Prices are for the property per day in US Dollars and are subject to 15% local tax and service charge. Rates include: Airport transfers in private air-conditioned vehicle. Refreshing welcome drink and cold towel on check in. Daily cooked breakfast. Daily maid service. Tea, coffee, bottled water. Full and private use of the villa.
Changeover day
Normal check in time is 2pm, and check out time is 12.00noon. However being a private villa we can be flexible with early check in and late check out depending on availabilty and other guests arrival and departure times.

Accessibility
Access to Villa Kipas is via stepping stones over fish ponds and both bedrooms are located upstairs.
Outside
Villa Kipas is a two story residence which has been architecturally designed incorporating local material such as alang alang thatch roofing, traditional timbers and local stonework. There are two king size bedrooms, each with ensuite, fully equipped kitchen and open plan living areas. The living areas open out to your own private walled garden which is enhanced by the lush tropical garden. There is a private 9 metre swimming pool for you to enjoy, day or night.
The expansive terraces, both upstairs and downstairs, are flanked by gardens, water features and fish ponds. So you can choose to relax, soak up the sun, swim, have a massage in the bale, or walk down the small path alongside these villas onto Seminyak Beach to watch the sunset.
Coast/Beach
Villa Kipas is only 60 metres from Seminyak Beach, one of the most popular surfing beaches in Bali.
Golf
There are many golf courses located in Bali, many of which are only a short drive away.
Travel
Located only 20 minutes from Denpasar airport in the fashionable Seminyak District you will discover the Sekar Taman II Villas and Villa Kipas.
Distances
Seminyak itself is the designer hub of Bali with many restaurants, bars and designer shops. Only 15 minutes from the main Kuta area and 45 minutes from Ubud.

A short stroll along the water’s edge will take you past the Oberoi Hotel to the famous Ku-De-Ta restaurant, making this location one of the most desirable in Bali, where trendy boutiques, gourmet restaurants and lively bars are found.

I really can't begin to explain how much my girlfriend and I loved Villa Kipas. We stayed there June 2007 and it was gorgeous, well-located and the best way imaginable to wrap up our stay in Bali. I have paid far more for places that did not hold a candle to the amenities and location. The private pool alone is worth it. It's really your own little paradise you can run back to when you've had enough of the hawkers and walking about. We had to force ourselves to leave. The website pictures really do not do it justice.
