This unique spacious property is in the prime no1 area of Kovalam and boasts amazing sea and coastline views. extending 30-40kms from all levels. It is in a quiet, rural, friendly setting surrounded by coconut palms. A short walk or rickshaw ride will take you quickly to all amenities. The roof garden is ideal for sunbathing, dining, entertaining. The bedrooms are light, roomy, all have en-suite facilities and are air conditioned. The ground floor accommodates kitchen, dining and lounge areas with balcony and veranda. Beautifully appointed, very comfortable living inside and out. Benefits from a gentle sea breeze. Bedrooms: All have large windows, double doors, balconies and fans. 1 is en-suite, others share en-suite by adjoining doors. 2 have king size, 1 has super king beds. All have spot lamps, dress mirrors, make up stools, locking fitted wardrobes and bedside cabinets.
Bathrooms: Fully tiled, hot-cold showers, wc, hand basin, shaving points, mirrors, lights and shelves. Plus 2 wc's which have hand basins, hand showers and mirrors.
Kitchen: Ceramic work surfaces, fitted cabinets ground and wall. Full range of pots, pans, dishes, crockery, glassware, utensils. Drinking water tap and cold dispenser, desktop fan, toaster, kettle. Leading to a spacious dining area with large table and chairs.
Utility Room: Washing machine and cleaning equipment is stored under the stairwell plus a ground floor wc.
Living Rooms: Two large upholstered sofas (1 is a double sized sofa bed) 2 armchairs, coffee tables, subtle lighting, Turkish rug, ceiling fans, DVD, CD, flat screen HD television.
Other: Large recreational roof garden, dining table and chairs, under tiled roof with ceiling fan and lights. Sun loungers, umbrellas, outdoor shower, enclosed wc, basin. Washing line and pegs. Landing - ironing board, iron and laundry basket.

Bedding and towels changed every 3 days plus basic cleaning. Full cleaning by arrangement when house is empty to minimise disruption. Washing machine available plus outside laundry services available at local rates. Ask for details.

Notes on accommodation
Key locks on all bedrooms and front door. Plentiful ceiling fans. Extra single mattresses available for children to maximise capacity, by arrangement. Solar water heating, automatic water pump. Rechargeable halogen lamp. Private massage area can be created on roof if requested. Particularly suitable for all family members. The amenities make catering easy for small children, elderly or special dietary needs. TV etc creates a cosy environment to entertain restless children or for just relaxing. There will be a charge of £10 per stay for internet use.

Accessibility
This house has full vehicle access by rickshaw, taxi or people carrier but is unfortunately not suitable for wheelchair users or the severely disabled.

Outside
Perimeter wall and gate. Covered outside well. Enveloped in a coconut grove of rural living, grazing cows, goats (tethered), cormorants, chickens, woodpeckers and kingfishers. With friendly local people going about their daily business, birdsong and stunning views surround you. All outside sitting areas - balconies and veranda have ceiling fans and lighting. All are furnished with easy chairs and tables. Flood lights on roof provide good visibility at night.

Coast/Beach
There are beaches situated to the right and left within a 10-15 min walk or 5 min by rickshaw. To the left 2 beaches hosting beach side restaurants, shops and much more (see details) in a lively colourful setting. To the right a more sedate, quieter setting ideal for relaxing and walking which also have beach side restaurants. All have sunbed and umbrella hire plus many other further reaching coastline and beach resorts to visit. (see further details)

Special interest holidays
This house would be ideal for rental as a yoga retreat (mats can be provided), painting holiday, business meeting, getaway or as a place to convalesce after a medical procedure or period of ill health. Off peak or high season. Prices can be negotiated for long term rental in the off peak season.

Travel
All transfers from and to TRV International Airport are included in the price. You will collected by our staff in an air-conditioned taxi (unless otherwise directed). There are opportunities for car and motorbike hire in Kovalam but we do not arrange this - travel is very cheap.

All approximate: TRV Airport 12km - 25 mins, TRV City 35 mins, Backwater Rice Boat - Allepey 3.5 hours, wildlife sanctuary and Hill Station - Munnar 6.5 hours, local tea plantation 1.5 hours, Cape Comarine 1.5 hours, Kovalam Junction 15 mins walk or 5 mins by rickshaw.

Further details
Within easy walking distance are many restaurants, banks, money change, internet cafes, tailors, shops, supermarkets, alcohol and beer shop. Ayurvedic treatment centres (renowned historical treatment for back pain, injury and other muscular and bone ailments) yoga, meditation, facials, manicure etc. Plus medical and dental care if needed. Also available are dental, medical and cosmetic procedures for superficial or more critical complaints i.e. K.I.M.S Kerala Institute of Medical Science in TRV may interest you. Kerala has an excellent reputation in these matters and prices are highly competitive (sort independently). Available on request are various short stay or day trips, for these the greatest attention will be payed to your safety, satisfaction and to the quality of your facilities. For example: the tranquil Rice Boat Back Water Trip, Allepey, an unmissable experience - Wildlife Sanctuary. Hill Station - Munnar, tea plantation, Cape Comarine (tip of India), Varkala Beach and cliffs, elephant festivals. Temples, mosques and palaces. This place is steeped in them! City shopping and culture TRV, local boat trips, fishing and many other attractions on your doorstep. Also available is assistance with the purchase of provisions, alcohol etc with our friendly rickshaw driver 'Vijay' or one of your choice. Plus a home delivery of fresh fish, lobster, prawns for self catering or the delivery of take away restaurant food for those evenings when you may wish to entertain or simply have a quiet night in. 50% deposit required at booking (non refundable). Full payment required 1 month in advance of arrival (late booking at owners discretion). Booking via owners. Cheques to be cleared prior to arrival and £100 or equivalent in US Dollars, euros or India RPS to be paid on arrival in India to manager in case of any major breakages, totally refundable before your departure.
