Located on the edge of a large forest in a quiet and prestigeous part of lake Balaton (largest lake in Europe) with a southerly aspect - sun all day on 36m2 private terrace/large garden. Set within vineyards up on the hill overlooking the spa town of Balatonfured with spectacular views to the lake and Tihany/Siofok. Supermarkets and restaurants are a 5 minute walk away with the town centre and lake side parks only a 20 minute walk. The famous spa town of Heviz and the famous Herend porcelain factory is a 20 minute drive. Budapest is just over 1 hour away by car (motorway M7). Royal Balaton Golf & Yacht Club opened in October 2007 and is 5 mins by car from the villa. Birdland a top golf course is just over 1 hours drive. Close by you have tennis courts, marinas with sailing boats available for hire, a boat station (scheduled boat service to towns on lake), wine tasting at a top vine yard (Figula). Lots for kids to do. Lake is shallow and safe (1 meter deep up to 1 mile offshore).

Notes on accommodation
air conditioning unit in two bedrooms and open plan living area (living room, dining area and kitchen) although is not considered necessary as high ceiling and ventilation have proved more than adequete to deal with July and August temperatures of 34C. Underfloor heating is installed. With large garden and quite location (no traffic) this is a great location for children with forest walks mountain bike tracks that run through the forest for many miles are right on your door step. Two new mountain bikes are provided and other bicycles are available to hire near by for any period. Cycling is fun and recommended as the lake has cycle tracks almost all the way round the lakes edge which is seprate from the traffic. You can cycle to neighbouring towns easily and rarely coming into contact with traffic. Great way to exercise. Garden games available for chldren and adults alike (badminton set)

Accessibility
The property has a ramp to the front door for wheelchair access. The main living area consisitng of the main bedroom, onsuite, living area (Lounge/Kitchen and Dining Area), visitors toilet and elevated terrace with beautiful views to the lake are all accessible by wheelchair.
Outside
With Mediteranean type climate through Spring/Summer/ Autumn, temperatures average between 20-23C in April climbing to 30-35C in Summer July-Sept. Large Garden of 1,000m2 to side of property (south facing) with fruit trees and vines including large lawned play area of 250m2. Garden is walled and secure for children/pets. BBQ in garden with Teak garden furniture and table for 8 persons with sun beds on large elevated terrace with spectacular lake views. seperate garden Patio area to front of property of 60m2. Garden games and badminton set provided.
Coast/Beach
The lakeside is less than one mile away, The nearest beach is on the Adriatic (Mediterranean) coasts of Croatia or Slovenia just over 4 hours by car. Borders just over one hour, visit Zagreb for lunch.
Golf
The Royal Balaton Golf and Yacht Club opened December 2007. This is a new championship golf course that is 6 miles from the villa in the next town of Balaton Udvari. The best and oldest 18 hole championship golf course in Hungary is just over one hours drive away close to the Austrian. This is a very prestigious course with visitors welcome to play. Near town of Sopron on Austrian border.
Skiing
The nearest skiing is in Grasse in Austria, just over two hours drive away. Also Italy and Slovenia (Ljubiana) ski slopes are just over 4 hours drive away. Good for a weekend trip.
Travel
Budapest airport (Ferhegy) is 130km away, Balaton airport is 65km away. It is not essential to have the use of a car but it is recommended to explore the surrounding region. A good regular bus service exists between the villa to Lake. Nearest bus stop 100 meters. Car hire available in the town. Regular train service exists in the village (station 10 minute walk from villa) to all surrounding towns on the lake, Train also goes to Budapest (2 1/2 hours), car ferry 4 miles away.
Distances
Tihany Peninsula 3 miles, Balaton Almadi 8 miles, Heviz 40 miles, Khezahy 35 miles. Large market town of Vesprem 8 miles. Towns around the lake are accessible by seperated cycle tracks. Budapest 80 miles by motorway. By car Grasse in Austria 2 hours, Zagreb in Croatia 2 hours. Slovenian border 2 hours and Italian Border 3hrs by car.

Hungary offers in Lake Balaton and Heviz the best thermal spa facilities in the World that guarantees a relaxing holiday when linked to the beautiful lake Balaton area. Detox and enjoy outdoor activities and water sports and dine in inexpensive but quality restaurants. Top up your tan and vist vine yards and quaint thatched roof cottage villages. Many people speak English although German is the second language in Hungary. Great sailing and wind surfing to be had, power boats are banned from the lake. 150 meters to the nearest supermarket and 2 bars, 3 nice restaurants within 500 meters, 1 mile to large Spar supermarket, 24 hour massive Tesco's 8 miles (Vesprem). 1 mile to bank. Town centre 1 mile or less that has night clubs and shopping/restaurants/bars etc. Dine on the lake during a boat trip or cycle in 30 miles of forest tracks and many more miles of cycle tracks round the edge of the Lake. Simply loads to do and see. this is a holiday that will be different from anything you have experienced before.

Guest comments
Very relaxing and great for children and the retired alike. Lots of outdoor activities close at hand (tennis/swimming sailing/windsurfing/hillwalking/ mountain biking). Fantastic house and beautifully furnished. Great location and views. Restaurant in the forest 1km away, is of exceptional quality (Hungarian speciality restaurant). Great weather in summer. Friendly people in the neighbourhood. Inexpensive and great value for money in restaurants/pubs etc (about one third of UK prices). Surprised at how central Europe Hungary is and how close neighbouring countries are that we visited Croatia and Austria).
