Kapsalia (together with its self contained 'bothy') is situated in a secluded private position on a hillside 250 metres above sea level and 1.5km from the sea with spectacular views over the North Eastern Zakynthos coastline and straits to Kefalonia. The property comprises 2.5 acres (approx 1 hectare) and the nearest other building is some 500 metres away. Surrounded by plants and flowers the house and bothy have a rustic feel having been built with stone and other local materials. Blue shutters, cool tiled floors, fireplaces inside and out, large terraces and stone benches and an outside dining table have all been designed for relaxation and to make the most of the house's location and wonderful all round views.

Notes on prices
Prices are for the House per week in UK Pounds and include maid service three times a week. If the Bothy is also required there is an additional rental of between £400 and £550 per week depending on the month of rental. The house may be rented outside the May to October period.
Changeover day
Sunday is the preferred changeover day but there is considerable flexibilty on this.

Notes on accommodation
Central heating may be needed at night in May and October and is provided. In summer the house does not need air conditioning due to it being on a hillside and at an elevation of 250 metres. All the bedrooms (including the bothie) have ceiling fans. The beds are all long with good pillows, cotton sheets and large built in cupboards.
Outside
There are extensive terraces around the house and bothy with numerous cushion covered stone benches and sun loungers and there is a table tennis table. The terraces are surrounded by vines, olive trees and large flower filled urns. The swimming pool is 10 x 6 metres and has underwater lighting and is cleaned daily. As it is not fenced small children should be supervised at all times.
Coast/Beach
The Peligoni club, which has extensive sailing, windsurfing and swimming facilities, is 7-8 minutes away by car. Micro Nisi and its adjacent beaches are some 12 minutes by car. There are numerous other small coves and beaches (including at the small port of Agios Nikolaos) that are a similar distance from the house. There are other extensive beaches (including at Aliykes which has most watersports) throughout the east and west coasts of the island.
Special interest holidays
The nearby Peligoni club has excellent sailing and windsurfing facilities.
Travel
There are direct charter flights to Zakynthos from the main UK airports throughout the six month summer season. The drive to the house from Zakynthos takes some 45 minutes. Car hire is essential.
Distances
The Port of Agios Nikolaos is no more than 10 minutes from the house and the inland town of Volimes is some 15 minutes by car. There are many tavernas in between and at these locations. There is a small supermarket in the Port but the main local supermarkets, shopping and cash machines are in Aliykes which is 25 minutes by car. Katastari (which is just above Aliykes) and, further afield, Zakynthos town itself have extensive other shopping.
Further details
Northern Zakynthos is largely unspoilt and as a result it is some distance to the main shops (see above). The bonus is that the scenery, the walks in the hills and olive groves, the beaches and the translucent sea are as beautiful as anywhere in the Mediterranean and perhaps beyond. The further South you go in the island the busier it gets.
Booking notes
A non refundable 20% deposit is required to secure a booking and the balance is payable 30 days prior to arrival in either Euros or Sterling. A damage deposit of £250 is also required at the time of the final payment which will be held to cover any breakages or damage and will be returned at the end of the rental subject to any deductions required.

About the owner
We are a London and Gloucestershire based family having worked in the City for many years. The house was built in 1999/2000 and the Bothy in 2005/06. We have been visiting the island since 1997 and whilst the children are now adults we all love 'Kapsalia' and the island as much as ever. The house is our home and very much a family house. It is a place which we visit often to recharge our batteries. Our guests seem to enjoy its atmosphere and unique position as much as we do.

Why the owner chose a home in this location
We did not buy the property but built it from scratch to our own design which we would not change even with hindsight.
The property has a unique positon and one of the most outstanding situations and views that most people have ever seen. It is private and secluded yet no more than 8-10 minutes from the coast and all that the sea has to offer.
Unique benefits of the property
The property is easily accessible by road - the last 1km is untarmaced but perfectly usable - and has quick access to the nearby port and Peligoni Club but its privacy and protection by the surrounding forest vegetation make it very private. The nearest other property is over 500 metres away. Its positon on the edge of the central mountain ridge and its views and proximity to the sea (which is less than 1.5 km away) make it a very unique property.
