This spacious villa can accommodate 10 guests (12 by arrangement) in five bedrooms (three on the ground floor and two on the upper floor). The Walnut Tree has its own pool (10m x 5m and non-diving) and is surrounded by landscaped grounds of about an acre. The house has glimpses of the Bay of Sami with the island of Ithaca in the distance (good views from first floor) but its main attraction is the spectacular views of the surrounding countryside - olive groves, farmland, hills and mountains.

Changeover day
Although flexible, Sunday is the preferred changeover day. Guests are asked to leave the property by 10am and arrive after 3.00pm. Maid service and change of linen and towels (provision included) is twice a week.
| Bedrooms: | 5 bedrooms (3 doubles and 2 twins). All bedrooms have remote control air-conditioning, plenty of wardrobe and storage space, good lighting and mirrors. There are two chair/beds in the upstairs apartment, a cot(crib) and extra bed are also available. |
| Bathrooms: | 2 bathrooms with showers, 1 shower room and separate downstairs lavatory. Hairdryers are supplied in each bathroom. Storage space under basin, a large mirror and good lighting. Complimentary soap, shower gel, shampoo and body moisturiser provided. |
| Kitchen: | There are kitchens on the ground floor and on the upper floor. Both are well equipped with fan oven, microwave, fridge/freezer, hob with extractor fan and dishwasher - with plenty of storage and a good range of china, glass and cutlery. |
| Utility Room: | The utility room has 2 washing machines, an ironing board and iron, several large dryer/airers and ample storage. In one of the cupboards there is a plentiful supply of pool towels if required. There is also an extra fridge - for cold drink storage. |
| Living Rooms: | The villa has an upper floor and lower floor both consisting of two open-plan sitting/dining/kitchen areas. There are TVs, DVD players and CD players on both floors with extra continental adaptors for 3 pin plugs for guests use. |
| Other: | There is a small changing room/lavatory off the utility room for pool users and an outside shower just outside the double doors leading from the utility room onto the pool terrace. |

Notes on accommodation
There is remote control air-conditioning in all bedrooms and the property has full central heating. The hot water system is on a timer from the electrical supply. Both apartments are provided with CD players, DVD players and have DVDs (list available), CDs, books, playing cards and some board games. There is also a wood-burner in the sitting areas on both floors.
Outside
Outside, the villa is surrounded by an acre of grounds securely fenced and gated. The grounds are laid out to lawns, a small vineyard, olive trees (both eating and for oil which we harvest and are pleased to offer to our guests in their welcome packs), areas of fruit trees (the fruits of which we hope our guests will enjoy - apricots, peaches, nectarines and plums in June, apples, pears, pomegranates, quinces in late August and September, grapes and of course lemons). We have a wild area, a swimming pool (10m x 5m non-diving) and a boule court, just down steps from the pool. We hope to have a badminton/volleyball court in 2011.
We have a Barbecue Area with firepit and large barbecue with wood store and an outside oven by the pool.
Coast/Beach
The nearest beach is five minutes car drive and twenty minutes walk. Between Karavomolis and Aghia Efimia going north up the coast there are many little coves perfect for early morning and evening swims and a spot of snorkelling. Antisamos Beach where there is a good range of watersports and good snorkelling is about fifteen minutes drive away. Famous and beautiful Myrtos Beach is about twenty five minutes drive past Aghia Efimia. There are beautiful beaches all around Kefalonia.
Travel
Car Hire is recommended for visitors to The Walnut Tree. We can arrange for guests to be met at the airport or have a car delivered to the house on arrival. The Airport is about 40 minutes drive away, near the capital Argostoli. The nearest town, Sami, the main port of the island, has direct passenger and car ferries to mainland Greece, Italy, Ithaca, Zakynthos, Corfu and other parts of Kephalonia.
Distances
The villages of Poulata and Kavaromolis are about two miles away respectively. The port of Sami is about three miles away. The capital of Argostoli is a drive of just over half an hour. The cave/lake of Melissani and the cathedral-like cave at Drogkarati are within a 10 minute drive. The very pretty harbours of Fiskardo, Poros and Assos are all within an hour away and well worth visiting either by road or by boat (available for hire in Aghia Efimia).
Further details
There is a wonderful taverna at Poulata and a supermarket, bakery, restaurants (good fish restaurant) and two hotels (Sami Beach Hotel) at Karavomolis. In the port of Sami, you will find ATMs, post office, medical centre, tourist information, supermarkets, shops, bars, restaurants and tavernas.
The Walnut Tree's central position on the island gives our guests easy access to the delights of Kefalonia whether it be visiting ancient sites, pretty ports (Fiskardo, Assos, Poros), mountain villages, or tasting the great variety of traditional Greek cuisine of which Kefalonians are justly proud.
There are many wonderful walks along the old roads of the island, through olive groves, mountain passes and in the spring and autumn through a countryside which blooms with wild flowers of every colour imaginable.
On the waterfront of the capital Argostoli, there are meat, fish and fruit markets - the produce here is of exceptional quality - we would recommend the pork as one of the island's best products along with excellent local feta and of course the fish.
There are many monasteries (watch the sun go down from the monastery just above Myrtos), churches, castles, ancient ruins, deserted villages and beaches to discover and enjoy - each one so different and special.

Frightening but life like!
About the owner
We have to pinch ourselves on a regular basis: we live just above the beach in our garden flat in Devon for two thirds of the year and have our Spring and Autumn in Kephalonia. We bought The Walnut Tree as an abandoned building site on a holiday whim. Our friends thought we were crazy - until they visit us. Now they think we are lucky - as we do. We love Kephalonia and all that goes with it.

Why the owner chose a home in this location
We had the idea of buying a plot of land before we both retired so that we could build a house, and more particularly, make a Mediterranean garden in a leisurely manner with loads of time at our disposal. When we saw the location of The Walnut Tree it all seemed to fit. It was near enough to civilization to be convenient and removed enough to be peaceful. The mountain views were spectacular, we could see the Bay of Sami, the island of Ithaca and the surrounding countryside with just a few neighbours.
Unique benefits of the property
Our main delights at The Walnut Tree are the garden, the views, the wonderful skies (dawn and dusk are particularly spectacular), the sounds of the Greek countryside (birds, sheep, goats, donkeys, cows, distant bells) and planning future projects for both the house and garden. Of course, when we are sharing the house with our family and friends, it all becomes even more worth while. It seems that from the comments and reviews of all our guests, our delights are largely theirs too.
