Set in the stunning Acheron valley, in the village of Kipseli, there are many places of historical and natural interest within easy travelling distance, some within walking distance. This is also the ideal location for those wishing to step back in time and explore some of the many wonders of ancient Greece. The air-conditioned apartment has a lounge, a fitted kitchen/dining room, bathroom and a bedroom. The air-conditioned studio, has its own entrance, a separate kitchen and very large shower room.

Changeover day
Flexible changeover day. The accommodation will be available from 3 o'clock in the afternoon and guests should vacate the apartments by 11 o'clock in the morning.

The studio bedroom has a double bed, wardrobe and drawers. Dining room table and chairs. A small kitchen with a double sink unit, 2 ring hob, kettle, toaster and fridge with ice box. The studio has a large en-suite wet room with shower, English type toilet and hand basin. Views of the village and countryside. Air-conditioning. Bathroom towels and kitchen tea towels are provided in addition to all bed linen. These are changed twice a week. Cleaning twice a week. |

Eden Garden Villa is situated in its own private, mature garden with fruit trees and olive grove of 8000sq.m. There are fantastic panoramic views of the mountains and village, from all areas of the garden. The pool is 11.2m x 5.6m with depths 1 - 2.2 metres. There is easy access to the pool down six steps, which are one metre wide. There are two sun terraces either end of the pool for sunbathing, or if you prefer - you have a choice of lawns. Sunbeds and umbrellas are provided as well as garden tables and chairs for eating outside.
Coast/Beach
Ammoudia, the closest beach, is 12 mins drive away. It is an unspoilt 700m long stretch of sand flanked by a eucalyptus grove. It is in a sheltered bay and has a shallow approach into the sea. Alongside the quay you will find many cafes and tavernas. There are fishing boats and excursion boats offering trips up river, where you can see enchanting butterflies electric blue dragonflies and terrapins. There are many other nearby beaches, ideal for snorkeling and swimming.
Travel
Direct flights to Preveza. Then a leisurely 30 mile drive in a hire car or taxi.
Or via Corfu, taking a short taxi ride (about 10 euros) to the ferry to Igoumenitsa, picking up the hire car on the main land. Europcar and Euro Car offices are opposite the ferry terminal.
Car hire is recommended.

Eden Garden Villa is actually on the edge of the pretty village of Kipseli, overlooking it in a southerly direction. The town of Preveza and the airport 45km. Igoumenitsa ferry port 40km. Glyki Gorge 6km. Nikopolis 45km. Necromantia 5km. Kassopi 30km. Dodoni 60km. Byzantine Monastery 1km. Athens 440km. Thessalonika 250km. There are many beautiful beaches to chose from, only a short drive away.

Mainland Greece region. The Ionian Coast of Epirus has many beautiful beaches, such as Parga, Ammoudia and Loutsa, combined with spectacular mountains, lush green valleys and river gorges.
There are many fascinating sites of archaeological, historical and natural interest.
A pleasant climate with temperatures ranging from 24 degrees in May to 30 degrees in August, with an average daily sunshine of 10 hours in May and 12 hours in August.
Kipseli is a pretty Greek village, which has two tavernas, three traditional Greek coffee shops, one of which sells basic items, and a bakery. Your main shopping can be in Kanallaki, a small town 5 miles away, where you will find a good selection of banks, shops and supermarkets. Just 1km outside the village is a fine 13th century Byzantine Monastery with many carefully restored frescoes.
Photogenic Parga has three beaches, a small harbour with seafront tavernas and a Venetian castle offering panoramic views of the waterfront, mountains and Ionian islands.
Glyki gorge is one delight not to be missed, being only 3 miles away it is easy to reach by car or bicycle. Here the River Acheron cuts deep into the rock strata, carving its way through the gorge. The river also offers the opportunity to enjoy white water rafting, canoeing or kayaking. All of which can be hired locally. If you enjoy horse riding or pony trekking you may wish to take time to ride through the gorge, which is unspoilt, refreshing and wonderfully relaxing. There are several local tavernas offering traditional Greek hospitality.
At Dodoni, which mythology links to Jason and the Argonauts, the sanctuary includes a spectacular Classical theatre; at Ephyra the remains of a Necromanteion (oracle of the dead) was touted by the ancients as the gateway to the after-life. Kassopi is an ancient ruined city with magnificent views of the Amvrakikos Gulf. Nearby is the national monument at Zalongo. The ruins at Nikopolis are impressive for their location and size.
