Our villa is situated 1600m from the picturesque village of Lindos. The villa is built on a plot of 1600 sqm which is surrounded by a beautifully crafted local stone wall and has its own private swimming pool. We have worked with the developer to ensure that Villa Aegean View is a suitable villa for all guests especially families with young children. The garden boasts a large grassed area which is situated on a lower level. which is away from the swimming pool, so for peace of mind you know your children are extremely safe when playing on the grass or the specially provided play area that will be presented in the garden. The villa has 2 double bedrooms, both bedrooms lead onto a spacious balcony and overlooks the crystal clear waters of the Aegean sea and the panoramic views of the mountains of Navarone. There is a spacious open plan living/dining area and state of the art kitchen. The Villa has air conditioning throughout.

Changeover day
Arrivals not before 4pm and departure before 11am. Short breaks of 3-4 nights may be available dependant on availability.

| Bedrooms: | Bedroom 1 has a double bed and fitted wardrobes. Bedroom 2 with twin beds and fitted wardrobes with room for a cot. Double sofa bed Both bedrooms lead onto a balcony that is furnished with a table and chairs. Both bedrooms are air conditioned. |
| Bathrooms: | Bathroom is tastefully tiled and comprises of WC, hand basin and has a luxurious Jacuzzi bath with a wall mounted shower head and screen. The entire bathroom has been decorated to an exceptionally high specification. Downstairs WC with toilet and basin. |
| Kitchen: | The kitchen is fully equipped with a full cooker, hob, washing machine, large fridge freezer, microwave, toaster, kettle, pans, cutlery and crockery. We also have available a highchair, children's plates, dishes, cups and cutlery. |
| Utility Room: | Mop and bucket, dustpan and brush, travel cot, highchair, iron and ironing board. |
| Living Rooms: | The lounge has a brown leather corner sofa which can convert into a luxurious double sofabed. It has an LCD flat screen television with DVD player. There are patio doors that open out onto the terrace next to the pool with unobstructed views. |
| Other: | The dining area has a contemporary table and chairs for 6 people and has patio doors that lead to the poolside terrace of which both have sea views. Stair gates are available at top and bottom of stairs. |
| Cleaning/towels/ linen/maid service: |
Maid service is once a week – prior to your arrival and mid stay during a 14 night rental. Pool maintenance all included. Bedlinen, duvets and Egyptian cotton towels (except beach) provided. |

Outside
The garden is a generous 1500 sq.m. in size and is located on a lower level to the swimming pool and is surrounded by local flowers and plants. There is a grassed area which is 400 sqm, this is ideal for the children to play on as it is located away from the swimming pool and will give you peace of mind that they are safe. There is a variety of outside toys from slides to playhouses, to little bikes and lots more. We feel as parents that it is important to have a villa catering for family needs and we believe that Villa Aegean View is ideal for the whole family's requirements. With Villa Aegean View only being completed in February 2008, the garden is not yet established. It will take a few years for us to get a well matured established garden.
Coast/Beach
Beaches of all types within easy reach, the closest being about 800m walk (rocky terrain - Psartos) or a couple of minutes by car. Lindos beaches (St Pauls bay) 1600m and Pefkos (main) 2000m (2 minutes by car).
Golf
Afandou golf course is approx 25 mins by car where a round of golf will only cost 35 euros and is open all year round.
Special interest holidays
Lindos has become a popular place for couples getting married. Our villa is perfect for anyone wanting luxury accommodation with private facilities.
Travel
The main airport is approximately 45 mins by car. Ferries are available throughout the year from Mandraki Harbour in Rhodes Town, approximately 50 mins by car.
Distances
Lindos 1600m, Pefkos 2000m both villages are only 2 minutes away by car.

Booking notes
Bookings are taken all year round and are for the villa per week, not per person. A 25% deposit is required at the time of booking, the remaining balance is required 8 weeks prior to departure. There is also a £150 security bond - this is held by us and returned to you immediately after your holiday (providing no damage has occurred) Full details of the booking conditions will be sent to you upon confirmation of the booking. Credit or debit card via PayPal (subject to a 3.5% handling fee).

'First impressions WOW!! The villa is beautiful. Alot of time, effort and money have gone into the furnishings to give it the modern homely feel. They have catered for everyone including children. With a selection of books, games and toys. The views at the villa are breath taking, to the front you can see the sea scape with its crystal clear waters and to the back the rocky mountains.
