Villa Butia is one of the Palm Villas which are set in the hillside above Sivota. They boast uninterrupted panoramic views of the sea and the neighbouring islands, including Cephalonia and Ithaca. This luxury accommodation comprises 3 bedrooms and 3 shower rooms 2 of which are en-suite. They are modern styling with quality fittings. The modern, fully fitted kitchen includes a large American style fridge freezer with water and ice dispenser, an oven with glass hob, microwave, dishwasher and washing machine. The adjacent dining area has a large solid wooden dining table and chairs. The living area overlooks the terrace, pool and the sea and neighbouring islands as do the en-suite bedrooms. The front doors are fully hinged and can be opened to the full extent of the living room revealing the magnificent view. All the doors and windows have heat reflective and tinted double glazed glass for maximum comfort throughout the summer. The villa is air conditioned throughout.

Notes on accommodation
This single storey luxury villa is ideal for families, just 3 internal steps
separating the living room from the dining kitchen area. Each room is
air-conditioned with individually controlled units, the double glazing
is heat reflective for additional comfort. The spectacular views of the
sea and neighbouring islands can be enjoyed from the living room and
both main bedrooms. The villa is south facing and enjoys the morning sun
right through to the evening. The large terrace provides plenty of
seating in shaded comfort. A large tiled gazebo provides the perfect
area for alfresco dining.
Accessibility
The villa is situated up a private drive and is just 5 mins drive from the local harbour. Flat parking is adjacent to the villa and there are 2 steps to the pool level and 3 steps into the front of the villa. The pool is 9.5 metres long and the emperor design allows easy access. There is also a pool ladder.
Outside
The terrace and garden areas are very spacious and are surrounded by walls
of natural stone which are covered in colourful mediterranean plants.
The terraced gardens are beautifully landscaped and include many olive
and palm trees as well as oleander,allowing complete privacy. The
swimming pool is emperor style and is 9.5m x 4m with a depth of 1-2m. There is a tiled gazebo for dining/sunbathing and plenty of modern sun loungers, a
hammock. A favourite with all the guests is the sweet little summer house for al fresco dining or just relaxing with a good book. A brick built BBQ completes the picture.
Coast/Beach
There are many excellent and safe beaches close at hand to the villa including Vasiliki and Poros, both of which are a short 15 - 20 minutes drive away. And no-one can go home without visiting the dramatic west coast where you will find the beautiful beaches of Porto Katsiki, Egrimeni, Kathisma and Pefkouli.
Skiing
Windsurfing facilities are just 8 kms away in Vasiliki and is known
internationally for this sport. Water skiing, sailing, parascending and
most other water sports are on offer locally.
Special interest holidays
Lefkas island is a well known yachting destination and Sivota is one of the
most popular harbours with a constant array of colourful flotillas
moored in the evenings alongside the restaurants and bars. There is a
wonderful choice of water sports available as well as horse riding, fishing and scuba diving. For those interested in history there are many archaeological sites and museums. Keen photographers will be spoilt for choice with the spectacular scenery and coast line and many outlying islands which surround Lefkas.
Travel
Lefkada is the only Greek island attached to the mainland via a bridge and
therefore it is extremely easy to drive from the mainland airport of Preveza which is approximately 55 mins by car to the villa. There are no lengthy ferry journeys. We recommend car hire unless you are planning on spending the entire holiday by the pool so that you can take full advantage of this beautiful island. Preveza has regular flights to the UK, Holland & Germany.
Distances
Sivota harbour is just a 5 min drive away and offers a good choice of
tavernas, bars and restaurants and useful supermarkets. The larger towns of Vasiliki and Nidri are approximately 15 mins drive and they offer a wider range of shops, restaurants, nightlife and water sports. Nidri is famous for its quayside restaurants. The main town of Lefkas is home to shopping precincts, major banks and is approximately 40 mins drive from the villa.
Booking notes
A deposit of 25% is required at the time of booking and the balance is
payable 6 weeks before arrival. If booking within 6 weeks of arrival
full payment is required. All bookings include a complimentary
substantial welcome hamper with everything to get you started on your
holiday including a freshly prepared meal left in the fridge for guests arriving in the late in the evening.
