Our beautiful villa nestles on the side of a hill surrounded by an ancient olive grove. The villa benefits from spectacular view of the sea and the distant mountains of Albania. This home has been built with relaxation and comfort in mind, with all the lower floor rooms opening on to shady terraces leading to the attractive infinity pool. A superb covered BBQ and delightful dining area overlook the lovely bay of Kerasia.The perfect Corfu holiday experience is completed by an enormous Italian umbrella shading a quiet loggia, the perfect place to unwind, read that book, or have a quiet snooze.

PLEASE NOTE the villa sleeps a maximum of 8 people. Extra persons are not permited unless prior arrangements with the owner have been made.
The swimming pool can be heated in low season for an additional E280 per week.

Changeover day
Saturday. The villa is available from 3pm for incoming guests. Guests are requested to vacate the villa by 10.30am on their final morning. We try to be more flexible during lower seasons.

| Kitchen: | Our attractive and very well equipt kitchen has a dishwasher, a split level oven with a microwave, a large fridge, a seperate drinks fridge and a large deep-freeze. It leads directly to the barbeque and dining area for ease of cooking and entertaining. |
| Utility Room: | Washing machine, ironing facility, deep freeze and large drinks fridge. |
| Living Rooms: | The very comfortable living room has been tastefully decorated and has large comfortable sofas, and ceiling fans. It is equipped with a DVD player, lots of books and an indoor dining area which leads out to the main veranda. |
| Other: | The shady Loggia has a big comfortable sofa and chairs and drinks table under a giant umbrella. |
| Cleaning/towels/ linen/maid service: |
All bedlinen and pool towels are provided. The linen is changed twice weekly. Maid service 6 days p.w. for 2 hrs. She does not do washing up or personal laundry. Our agent is English. We can reccomend a local babysitter. |

Notes on accommodation
All bedrooms have ceiling fans and air conditioning.
This is a non-smoking villa, but there are lots of seating areas outside, to relax in.
The villa is built on a steep hill and there are lots of walls that could be climbed and fallen over, and therefore we do not consider it suitable for small children.
Accessibility
Unfortunately, due to its location, the villa is not suitable for people with mobility problems.
Outside
The villa sits in its own olive grove and is surrounded by large walled gardens and patio areas. The large double barbeque accomodates both gas or charcoal cooking. The outdoor dining area has a wooden table and chairs with cushioned seats. The infinity pool can be heated in low season, at an extra charge of £250. The pool deck has cushioned Italian sun beds and chairs - all the outdoor furniture was bought for comfort and style.
Coast/Beach
The closest beach is Kerasia, which is viewed from the villa, it is about a 20min walk from the villa, through the olive groves and is absolutely delightful with clear waters and a lovely taverna. The small harbour of St. Stephano is approx 2.5kms, with lots of bustling tavernas.Boats can be hired from here.
Water-sport hire is at Avlaki beach (2.5kms.) which also has a couple of waterside tavernas. The small town of Kassiopi is approximately an 8 min drive.
Golf
Corfu golf course is one of the best in Europe and is approximately an hour drive from Sinies.
Travel
Airport, Corfu town 39kms. Car hire essential. Overnight ferry from Venice to Corfu port.
Distances
The nearest shop is our little local supermarket which is approx 600m from the villa.
Larger supermarkets are found in Kassioppi which is the local harbour town, here you will also find the nearest cash point and petrol station.Kassioppi is about an 8min drive from the villa. Corfu Town is 39km. We are approximately 1 hour from the airport.
Further details
Our local small, but very friendly supermarket is called 'Yannis' . It is about a 5 min walk. Yannis has a good wine department and his mother makes excellent taramosalata and tsatziki (he will also supply newspapers on request). St Stephano is good for boat hire and has some excellent tavernas, whilst the attractive harbour town of Kassioppi has shops, a chemist, bars and a night club.
Booking notes
To confirm your booking a 25% deposit must be paid within 7 days of booking. Payment of the deposit constitutes acceptance of the booking conditions and is non-refundable. Cancellations to be made via recorded delivery. The Balance is to be paid 6 weeks prior to departure, in sterling, plus a damage deposit of £500, returnable, subject to any deductions. Please ensure you are adequately insured for travel and against accidents.
