This beautiful estate is an ideal location to enjoy peace and tranquillity walking, exploring and watching the abundant wildlife. For ornithologists, your binoculars are a must! 27 different birds including kingfishers and buzzards were spotted by one lady and last year we had red squirrels and green woodpeckers scavenging for nuts and worms under the same walnut tree! For the botanist, rare and wild flowers, including orchids, can be found in our wild flower meadows.For the more active there are many tracks for serious walkers and cyclists. We have half a dozen bikes(of the Famous Five variety - no charge), a football field with goalposts and a badminton net, table tennis, table football, boules and a dartboard. For history buffs, there are many plaques in the area relating to the Resistance and we have our own underground shaft where weapons and ammo were stored. We have a large lake stocked with carp and bream. Both trout fishing and an 18 hole golf course are within 1 mile.

Changeover day from June to mid September is Saturday; we are flexible outside that period. Arrival time after 4 pm and departure no later than 10 am.

About the area

Accessibility
Honeysuckle and Jasmine cottages both have double door access and ground floor shower rooms/toilets. Honeysuckle has a ground floor bedroom; we could put a Z bed in Jasmines sitting room.

Outside
All the cottages have their own patios with garden furniture and BBQs and full access to the 65 acre estate. The shared swimming pool is new and measures 11 metres by 5.5. It is fenced with a safety gate, heated and operates on a salt water basis - very good for the skin!The shallow end is accessed via wide steps - ideal for toddlers.
There is a large lake about 300 metres from the cottages with gently sloping sides - full of water lilies and fish!
For the chefs we have a herb garden with rosemary, thyme, basil, tarragon, mint, sage, chives and enough tomatoes for everyone!

Coast/Beach
The nearest coastal beach is Arcachon 2 hours away but we do have a large lake 20 minutes away which has a beach and water skiing.There are also 2 aqua parks within 20 minutes with flumes etc.

Golf
18 hole golf course with restaurant/bar and driving range 1 mile away. There are 6 golf courses within 40 minutes and it is possible to buy a card which provides a 30% discount.

How to get there
Bergerac a/p - 40 minutes.
Brive a/p - 60 minutes.
Limoges a/p - 90 minutes.
Bordeaux a/p - 120 minutes.
7 hours driving from Calais.
Use of car essential.

Distances
4 miles to La Douze - nearest boulangerie/bar.
5 miles to Le Bugue - nearest supermarkets/doctors/vets.
15 miles to Perigueux - regional capital and shopping centre.
20 miles to Sarlat - medieval city.
10 "Beautiful Villages of France" and all the best chateaux, caves and canoeing rivers in the southern Dordogne, together with the vineyards around Bergerac, all within a 40 minute drive.

About the Owner

Lindy and I were not actually house hunting when the agent took us to see Les Sarrazinies - merely practising for a time in the future.We met outside the village church and found ourselves driving up the properties wooded avenue before emerging on the brow of a hill next to the 18th C. farmhouse. As we stepped out of the car and looked 300 metres down the lawns to the lake and on into the woods, we were completely blown away by the sheer beauty and tranquillity of the place.
Without even going in to the buildings, we knew we had found the right place and fast tracked our retirement.
Since acquiring Les Sarrazinies, we have updated the cottages - originally barns and rooms for smoking hams and roasting chestnuts. Visitors return time and time again and have become friends.

Why this location?

Les Sarrazinies offers the best of both worlds - complete tranquillity in the centre of a 65 acre estate. Ideal for children (or grandchildren in our case). Yet within a 10 minutes drive can be found a dozen restaurants, an excellent supermarket, an 18 hole golf course and English speaking doctors and vets. Within 40 minutes are all the top tourist destinations in the southern Dordogne - the caves at Lascaux 2, the chateaux at Beynac and Castlenaud and the Dordogne and Vezere fishing and canoeing rivers. We host a drinks party at the beginning of the week so that we can share our local knowledge on restaurants, markets, tourist sites and vineyards. It's also a chance to get to know your neighbours!

What are the unique benefits of the property?

Fishing in the lake - a catfish broke a 20 lb line 3 years ago! In 2012 we plan to set up a live camera feed from the top of the pigoniere (where barn owls breed most years) to an accessible monitor. Nesting box for kestrel in the woods. A deep man made shaft in the woods where it is believed the French resistance stored their weapons and ammo. Use of herb garden - rosemary, basil, thyme, mint, tarragon and parsley. Wild boar farm within walking distance where you can see the young boar and buy boar products for the BBQ.
