Notes on prices
2012 Prices held for immediate bookings for 2013 with only a 20% deposit to secure reservation. Prices are for the property per week in UK pounds. Payments may be made in euros utilising the exchange rate applicable when payments are due. A refundable security deposit £250 and a cleaning charge will be added to the total payment.These are subject deductions for any loss or damage during the rental period and inadequate cleaning.
Changeover day
Ideally Fridays and Mondays but due to the difficulty in obtaining flights the owners will do their best to accommodate other days.

Main bedroom contains a king size bed, mirrored wardrobes, ceiling fan and air-conditioning. Double doors onto the sun terrace. Bedrooms 2 and 3 are equipped with double beds and fans. Each bedroom has hanging and storage space. En-suite to the main bedroom with a walk-in enclosed shower and spa bath. Newly renovated second bathroom has walk-in wet room shower, 2 washbasins, radiator and is located off the entrance hall together with a separate WC. The large, very well equipped kitchen includes dining furniture for 6 people. Contains a large fridge, freezer, electric oven with gas hob, dishwasher, electric kettle, toaster and coffee machine. A washing machine is located in the basement of the house. Outdoor folding drying equipment. The lounge is furnished with sofas and easy chairs. There is a home cinema system with English satellite TV and limited French channels available, hifi and DVD systems all with surround sound. Wifi Internet available. The dining room, seating 6.

About the area
Accessibility
Sited on the edge of the village, you take the road next to the Auberge, opposite the village shop. The road narrows on approach to the villa, therefore it is only suitable for small vehicles to pass! The villa has private parking for smaller cars. There is also free parking nearby for larger vehicles.
Outside
The apartment benefits from a sun terrace with a rose and vine covered pergola. The unheated private swimming pool, 6x3.5m, (available high season only) is set in its own lockable fenced terrace area which enjoys fantastic mountain views. The terrace is furnished with many potted plants and flowers. The apartment has a private entrance with sun terrace, table, chairs and BBQ and access to the swimming pool.
Coast/Beach
The beaches of the Mediterranean are about an hour's drive away. The beaches of the northern Costa Brava can be reached in about one and a half hours. The nearest beaches are long and broad whilst those further south along the French/Spanish coast are often found in smaller coves and inlets.
Golf
There are local golf courses at Saint Cyprien and Falgos Golf Resort.
How to get there
The nearest airports are Perpignan (a one hour drive), Girona (Spain) (approx. one and a half hours) Carcassone and Beziers (approx two hours). The drive from the channel ports takes about 11 hours and really necessitates an overnight stop. A car is essential - these can be hired from any of the airports.
Distances
The area has many beautiful and historic villages and towns within an hours drive of the apartment. The nearest towns of Amélie les Bains and Ceret (home of its renowned museum of modern art) are 30 mins away whilst the city of Perpignan can also be comfortably reached within an hour. Visits to Spain are easy, the border being only 45 minutes away, meaning day visits to the northern Costa Brava are practicable - even Barcelona is only two and half hours away!
Further Details
The local village of St Marsal has 1 bar/restaurant, a village shop/epicerie/bakery with fresh bread baked daily on the premises, serving everyday needs, a Post Office and a Library. There is also tennis available. There are extensive walking trails throughout the area. There are supermarkets and banks in Amélie les Bains and Ceret which are an approximate 30 minute drive. Both Amélie and Ceret boast a wide range of leisure facilities and have thriving weekly markets. In addition to the many historical villages in the area, the major Cathar castles are within easy reach as are many pre-historic sites and some of the spectacular gorges and cave systems of the area which is dominated by the massif of Mount Canigou. There are many mountain trails suitable for walkers and mountain biking. The Mediterranean beaches are within easy striking distance and range from the broad beaches of Argeles sur Mer to many small inlets and coves. The beaches of the northern Costa Brava can be reached with a couple of hours. Figueres, home of the Dali Museum in Spain can be reached in about one and half hours - there is also a regular train service from here to Barcelona City taking about one hour.

Bookings are subject to the payment of a 20% deposit. Final balances must be paid eight (8) weeks before the start of the booked period or in full at the time of booking if within eight weeks of the start of the rental.

Where do we start to review one of the best holidays we have ever had. Perhaps with the scenery. The listing and description for the property and environs were both good, however, nothing can really prepare you for the breathtaking immensity of the mountains and they are on your doorstep! Early morning lying in the master bedroom with the French doors open, sipping coffee, the Pyrenees laid out before you is a fabulous treat for anyone. The changing scenery is like watching a moving painting, bright blue sky and the next minute rolling, mystical mist followed by small wispy artists clouds. Wonderful.

About the Owner
I hope that prospective holidaymakers will be able to see from the photographs just how beautiful this area is. Guests say that the photographs really don't do it justice! I am still adding photos all the time! The villa will suit those who love nature, walking and who appreciate the mountains. Don't expect wild entertainment. The first weekend in August hosts the village party when you can expect some fun. I have lived here for 9 years now and there is always something new to discover. I have tried to make the villa as comfortable as possible, ensuring that guests have all the luxury they would expect to ensure a relaxing and enjoyable holiday.

Why this location?
I bought this property with my husband in November 2003. It was not a difficult decision because as soon as we saw the magnificent views from the terrace we knew the house was meant for us. The villa is very spacious and can easily accommodate 6 adults without feeling you are on top of each other. Anyone who appreciates and loves nature will be in their own piece of paradise. Am I exaggerating? I don't think so, it is amazing, and every day it changes. It is possible to escape from the noise and pollution of the city here, the noisiest thing you will hear are the birds and the cicadas! I truly love this house, its location and I am very grateful to be away from the stresses of the "real world". There are amazing lightning storms - I have seen those below us - a real wow factor!
What are the unique benefits of the property?
This area has a host of things to see and do, if you can tear yourself away from the pool for a few days you will explore the most amazing scenery. It is an area with a strong cultural identity and rich natural heritage. If you take yourself off for a walk you can feel that you are alone in the world. The surrounding area is sparsely populated so the chances of meeting anyone whilst enjoying the scenery is quite remote. Walkers will love it. The villa offers incredible views, ever changing because of the mountains, never dull, never boring, just beautiful, even when it rains there is always a rainbow! Many holidaymakers choose France for their annual holiday, it is relaxed and a slower pace of life. This corner of the South West is little known, but it is a gem.
