Property description
Only 40 minutes from the coast you will find our lovely 17/18th century hamlet of Kermarch set in 4 acres of trees, fields and gardens. Here on site you will enjoy swimming in our professionally installed 12 x 6m heated, fenced swimming pool with a shallow end and Roman steps. The pool is heated and is normally open from the end of May to the end of September. The pool is sheltered and well positioned to be in full sun all day with tables, chairs, parasols and sun loungers to relax on. Also in the grounds is a boules court, trampoline with safety net, table tennis, children’s swing and slide, child's playhouse and activity centre, swingball, football nets, baseball net, spacehoppers and badminton. We also have a large field that is kept cut for ball games (football, cricket and rounders) so that the young ones can play within sight but without disturbing the adults. Lots of space for parking in the grounds. Well behaved dogs may be accepted.

Changeover day
The changeover day in July/August is Saturday but we can be more flexible at other times.
Property is available from 4pm on arrival and must be vacated by 10am on morning of departure.
Accommodation description
Kermarch Farmhouse/Cottage (5 Beds, Sleeps 12/14)
18th century farmhouse and cottage are suitable for larger family groups of 13 plus cots. Set away from the other cottages down a private drive in their own gardens. The arched granite doorway opens in to a lounge with comfortable chairs, sofas and a sofabed, logburner, TV, video and DVD player. The kitchen has electric oven/hob, gas hob, fridge/freezer, microwave, dishwasher, kettles, toaster, coffee machine, blender etc. Lots of crockery, cutlery, serving dishes, collection of cook books. The beamed dining room has 2 large antique dining tables and chairs. Utility room with an additional fridge/freezer, shower and toilet, washing machine, Hoover and iron. Upstairs are a family room (double and single bed) with en suite shower and toilet. 2 double bedrooms a twin bedroom and a family bathroom. The cottage has 1 large bedroom with one double and two single beds. Downstairs there is a bathroom/kitchen/lounge with bed settee and log burner, gas hob, microwave and fridge.
Maison Madeleine (4 Bedrooms, Sleeps 9 + cot)
Madeleine is the larger of the 2 semi-detached properties at Kermarch and sleeps 10 plus cot. On the ground floor are a double and twin bedroom, shower/toilet and lounge/ kitchen /diner. The kitchen is fitted with a stainless steel gas oven /hob, fridge/freezer, microwave oven ,dishwasher and washing machine. There are plenty of good quality crockery, cutlery and glasses as well as kettle, toaster, coffee machine, hand blender, ironing board, iron, hoover etc. The lounge has comfortable armchairs and sofas, log burner,books,videos, English TV, Video and DVD player. French doors opening on to patio area with BBQ and garden furniture and parasols.Upstairs are 2 triple bedrooms containing a double and single bed with bathroom.
There is a large lawned area outside with your own rotary washing line.
Maison Marie (2 Bedrooms, Sleeps 4/6)
Next door to Maison Madeleine is Maison Marie which sleeps 4/6 including cot. Downstairs is a shower/toilet, lounge/kitchen/diner. The kitchen is fully equipped with a stainless steel gas hob/oven, microwave cooker, fridge/freezer, dishwasher, washing machine, kettle, toaster, coffee machine, hand blender, ironing board, iron, Hoover etc. The lounge has comfortable settee and armchairs with books, videos, English TV, video and DVD player. French doors lead to the patio area with parasol, garden furniture and BBQ.Upstairs is a bathroom, double bedroom and family bedroom with a double bed and single bed. There is a large lawned area outside with your own rotary washing line.

Coast/Beach
Beaches and watersports. The largest lake in Brittany, Lac Guerlédan is close by (15 mins) and offers all types of watersports including sailing, canoe:kayak, water skiing, pedalos, swimming, fishing, boat trips etc as well as sandy beaches and restaurants.
The coast is 40 minutes away with some of the best beaches such as Pléneuf-Val-André and Erquy under an hour. Perros- Guirec, Tregastel and Ploumanach on the pink granite coast are between 1¼ - 1½ hours away.

Distances
Kermarch is in the countryside but only 5 minutes drive from St Nicolas du Pelem which offers a new supermarket with fresh fish, butchery, bakers and internet access etc. There are 5 bars, a hotel, a pizzeria and restaurants, banks, doctors, pharmacy and garage.
The nearest large town is 30 minutes away, Saint Brieuc is the capital of the area with a huge variety of shops and a hypermarket (Carrefour).
Pontivy is 30 minutes away with lots of different shops and a chateau open to the public.
Booking notes
A deposit of 25% is required to secure the booking with the balance payable 8 weeks before the start of your holiday. A separate cheque for £100 or equivalent is required per property per week as a refundable security deposit. We recommend that you take out travel insurance with a cancellation clause.Credit cards accepted (surcharge applies).
Guest comments
We thoroughly enjoyed our holiday at Kermarch. The cottages were very comfortable and the grandchildren had a lovely time. We found the information on places to visit very useful. We all loved the Lac de Guerlédan and the beautiful beach at Pléneuf Val André.
Thank you again and we look forward to seeing you again in the future. 29 th July 2011 We have had a fantastic time here. The lay out of the houses are perfect for the 18 group family ! The bar-b-q's were well used in the evenings and the big garden become a rugby pitch, rounders pitch and frisbee zone after dinner. Following the advice of you other guess we went to Binic, twice !
