Property description

The farmhouse is 150yrs old, of traditional construction with internal oak beams and a private swimming pool. Set in the valley leading from the hill fort village of Siorac de Riberac with its 12th Century church. The house is set in secluded private grounds and has about an acre of land that is partially wooded with oak, chestnut, pine and fruit trees. The grounds provide plenty of space for outdoor games and there is a barn attached to the house. The property is in an ideal location for enjoying the scenic and gastronomic delights of the Dordogne area of France. The nearest town is Riberac that is 10 minutes by car and holds a huge open Market every Friday. The modern well equipped kitchen makes cooking of local produce a delight and there is a permanent charcoal barbeque for those who wish to sample the flavours of outdoor cuisine. An end of day G&T around the pool adds to the delight of the evening meal or there are numerous restaurants serving the specialist Riberacois meals.

coffee table dresser, sideboard, bookcase and satellite tv. Dvd and video and cd recorders, with selection of dvd's videos and cd's. There are a selection of games and jigsaws.

About the area

Accessibility
There is a single step down into the kitchen, which leads on into the hall,two of the bedrooms, shower room and living room. The third ground floor bedroom has another step down to access.

Outside
The pool is 9m long and is fenced off for security. It has sun beds and a shaded pergola at one end. There are steps down into the pool. The barn is attached to the house and provides a log store and garage space out of the sun. There is a parking area to the rear of the house via double gates. There is a paved patio accommodating the outside dining table and chairs, sunshade and charcoal barbecue. The garden consists of lawns, trees, a rockery and banks of shrubs and roses on three sides of the pool area.

Coast/Beach
2 hours to Royan/La Rochelle,
2.5 hours to Arcachon and Dunes de Pila

Golf
Aubeterre 9 hole course is 15km and Perigueux full sized golf course and driving range is 30km.

How to get there
Bergerac airport is approximately 40 minutes by car and St. Malo is 5 hours. Caen 7 hours
Calais, 8 hours.
The use of a car is essential.

Distances
Siorac de Riberac is 2km, Riberac 8km, Aubeterre one of the Villages de France is 15km and Brantome (the Venice of Pergord) is 25km,as is Perigueux.
Bordeaux is approx. 100km and you can pick up the auto route at Mussidan.
St. Emillion wine centre is abour 80km.

Further Details
There is an excellent restaurant in our village and many other restaurants in the surrounding area. Riberac has four major supermarkets, banks, and shops and the biggest open air market in Perigord on Friday mornings. Siorac is on the Route Romain, which takes in beautiful churches in villages throughout our area.
Lac Jemaye is 5km and is a major recreational area, with a sand beach, safe swimming, fishing and canoing and a walk around the lake will bring you to a wildlife observatory. River canoing can be experienced on all three local rivers.
There are several Chateaux and Hill town bastides to visit as well as interesting villages including Aubeterre with its subterranean church, and below on the river Dronne, there is another recreational area with beach and swimming. Lisle has a wonderful restaurant overlooking the weir, Brantome is an area of outstanding beauty, with an ancient abbey, boutique shops and river walks. Close by, St. Jean de Cole is considered one of the prettiest villages in France. For those interested in WW2, a visit to Oradour sur Glane is moving. For the energetic the Velo rail Nr. Thiviers is highly recommended.

Booking notes
A deposit of £200 is due when booking. A further payment should be made four months before the holiday with the remaining 50% two months before departure. A security deposit of £150 is due with the second installment which will be held for seven days after departure and will be returned subject to no damage to the property or inventory.

About the Owner

My wife and I live Nr Bath, North Somerset, and we bought our home in France in 1997. We have four married children and 8 grandchildren. We bought our farmhouse with a view to having family holidays together where both children and adults could relax and have fun. One of our abiding memories is of having an evening barbeque with about 10 of the family present and it was very humid. Without much warning it began to rain stair-rods! Our two elder sons, just picked up the table and took it into the barn and the rest of us just grabbed the chairs - within two minutes we continued our meal as though nothing had happened! There is much to see and do in this area and if you sight see during the day, you can come back to the farmhouse for a relaxing evening by the pool.

Why this location?

We chose to buy a property in North Dordogne because of the beautiful countryside and good climate, alongside the wide variety of food and wines. We just love the tranquility of our place (you can even hear leaves dropping) and the clarity of the night sky is just breathtaking. Watching wildlife eg. rabbits, deer etc. or lounging on a hot summers day watching the buzzards circle and call overhead is amazing.

What are the unique benefits of the property?

Our farmhouse is in a very secluded valley, away from the hustle and bustle of the town, but near enough to shop when necessary. We only have 3 or 4 cars pass by during the day (one of those being the Postman) and it is just heaven on earth to sit in the sunshine and relax. We only have one permanent french family nearby, the other two houses belong to people who just come occasionally. The nights are very dark. Please remember to bring a torch.
