La Fermette has been newly renovated and lovingly restored to a high standard. It has a rare corner position, and totally secluded garden. It has a separate kitchen/dining room. Living room with satellite TV, DVD player and stereo, a good selection of DVD's, lots of books and information on what to see locally, with French doors to your own private garden with outstanding views, totally private and unoverlooked. The garden has a seating area with table and chairs and a parasol, BBQ and sunbeds. There is a vegetable and fruit garden, where you can pick your own organic produce (subject to season) and the happiest free range chickens for the freshest eggs at no cost to you. This is an idyllic, tranquil location, perfect for cycling, rambling and chilling out. Our location gives you the best of both a countryside setting and the easy access to the unspoilt beaches nearby. There are some pretty places to see also, such as Moncontour and Jugon les Lacs and Josselin.

Notes on prices
Prices are per week in UK pounds from Saturday to Saturday. Out of high season, we will consider short midweek/weekend breaks on request. The cost per night of stay would be £40.00.
Changeover day
We prefer a Saturday changeover day, but can be flexible depending on bookings. We request that guests arrive after 4pm and leave by 10am. We live opposite the gite across the courtyard and can accommodate early/late arrivals if requested beforehand.
| Bedrooms: | Bedroom 1 (1st floor) with double bed & 1 single bed, double wardrobe, dressing table, chest of drawers, rocking chair, TV with satellite, 1 window. It has original oak beams. There is a hairdryer, tongs. Bedroom is very large with solid wood furniture. |
| Bathrooms: | It is a shower room with washbasin, toilet and shower. There is a power point. |
| Kitchen: | This is fully fitted with a gas cooker, washing machine, dishwasher, Large fridge with freezer compartment. Toaster, George Foreman grill, slow cooker, plenty of cookware and utensils. There is a table, 4 chairs and a dresser. |
| Utility Room: | Storage cupboard next to kitchen with iron, ironing board, storing coats, shoes, etc, and cleaning equipment. |
| Living Rooms: | A comfortable room which looks out onto your private garden. 1 leather sofa and chair. There is satellite TV, DVD player with a good choice of DVDs. We also have a stereo for CDs, radio. There is plenty of books, games and local information & maps. |
| Other: | Parking. You have one private car parking space enclosed on the property behind metal gates, which is totally secure. This leads you to your private entrance/exit via the french doors in the living room. There is storage in our garage for bicycles etc. |
| Cleaning/towels/ linen/maid service: |
Bed linen and towels are provided, and beds made on arrival. It is cleaned before each rental, and for stays of more than one week, fresh linen will be provided. We offer a welcome pack for you. Also, we can offer prepared evening meals, ready on request. |

Accessibility
Bedroom is on the 1st floor, and could be difficult for persons of restricted mobility.
Outside
In your private garden, you have a table and chairs, a bench, BBQ, parasol, sunbeds, and is totally private. This garden gets the sun in the morning, and until the early evening. It is perfect for a leisurely breakfast on the patio, or a glass of wine in the evening, with nothing but a wonderful view to look at.
Coast/Beach
We are approximately 40 minutes from the coast, with various beaches to suit everyone. Many have designated walks along coastal paths and are generally sandy and stretch for miles.
Travel
We are 40 minutes from Dinard Airport and St. Malo ferry port. Brest Airport 3 hours. Caen ferry port 2 hours. Le Havre 3 hours. Cherbourg 3 hours. Calais and Boulogne 6 hours.
Distances
We are 1km from Ereac, 9km from Broons. 10km from Merdrignac. There are plenty of supermarkets and local markets nearby. The famous cities of Rennes and Dinan are 30 minutes away.
You could go to Mont St. Michel on a day trip, or to visit Morbihan to see the stones at Carnac, and the peninsula at Quiberon. There is also the painters town of Pont Aven and the castle at Josselin. These places, and many more, are available in the gite for your information.

Booking notes
We require a non refundable deposit of 30% of the total cost at the time of booking. The balance is to be paid 8 weeks before arrival. If it is a late booking within 8 weeks, we require the total amount immediately.

About the owner
We are David and Janet Murphy, and we have lived in Brittany for 10 years. David comes from Essex, and I am a Londoner. The main reasons we decided to move to France were for a better quality of life with time to spend with each other, to not be so stressed and to go back to the simple things that really matter. David works for a local company. He is the only English person that works there and he loves it. I have taken French courses here and now speak French well. I have entered the gardening competition and came 2nd last year and 1st this year, I was so surprised and honoured. We have 2 dogs, 3 cats, and 11 hens and 1 cock called Napoleon, lovely eggs, and our chickens are not for the table. We have spent the past years renovating our house and gite and hope you'll enjoy your stay here.

Why the owner chose a home in this location
We originally bought a holiday home, and came out as much as we could. The more we came to Brittany, the more it seemed like home. I used to dread returning to the UK, with the prospect of another long week at work, wanting to be back in France. When I finally persuaded David to give it a try, our house in the UK sold within days, and we were over the next month. We found living in the holiday home was too small full time, and found this house through friends. It was in a bit of a mess, but we saw what it could look like with a lot of work. Now we have a simple life, growing our own vegetables watching the sun go down with a glass of wine. We love to take our dogs to the coast, the beaches are lovely here. We have really good neighbours and they have been very kind and we swap veg.
Unique benefits of the property
We love this property because it is secluded but close to town also. It is on a corner plot with no immediate neighbours. A lot of properties have another house close by, but we love the seclusion. It has some fantastic views, I still can't believe how lucky we are. It is such a buzz even now, to wake up to a fantastic panorama. This area is mainly agricultural. People accept you even if we are in our dirty clothes from gardening. They are happy to help, and love the fact you have taken the time to learn some French. You can have some great 'plat de jour', a lunchtime set menu for around 11 euros, great value. The food seems much fresher and tastier here, as there is not so much processed food. Also, the air is cleaner, and we have some great skies at night, with so many stars.
