Fon Niove is a south facing stone fronted house built in the typical Quercy style, with steep roof, traditional oak carpentry and dormer windows giving beautiful views of the forested hills and valleys stretching away as far as the eye can see. The property enjoys complete privacy without being isolated. The 15x6m free-form swimming pool in front of the house has lovely views over the countryside to the south. The house has central heating and is well insulated keeping it comfortably cool in the long hot summers and cosily warm in winter. The main rooms have both south and north facing windows creating a living space that is light and airy, with traditional wooden furniture adding warmth and colour to a pleasingly simple interior decor. Garden: Fon Niove is set in 3500m2 of land two minutes walk away from the attractive village of Sénaillac-Lauzès and 9km from the small town of Labastide Murat with supermarket, bank, post office, bakery, butcher etc.

Bedrooms: Bedroom 1 with double bed and en-suite bathroom.
Bedroom 2 has a brass queen size bed and wooden bedroom furniture, folded single futon bed, folded single foam bed suitable for child. Both bedrooms have beautiful views ovezr the surrounding countryside.
Bathrooms: En-suite bathroom to bedroom I with shower, pedestal washbasin, shaver point and WC.
Large downstairs bathroom with shower, bath, washbasin and WC.
Kitchen: Spacious kitchen/dining room fully fitted kitchen with local granite worktop and large oak dining table. Good quality cooking utensils, crockery sufficient for 12, electric cooker/hood, dishwasher, washing machine,food processor kettle, toaster, iron.
Living Rooms: The large and comfortable living room features a large stone fireplace with traditional Godin wood stove. Two double convertable sofas (movable screen provided). Satellite TV, DVD, free internet connection. Wood burning stove, books, games, DVDs.

Fon Niove is set in 3500 m2 of land two minutes walk away from the attractive village of Sénaillac-Lauzès, and has beautiful views over the surrounding countryside. The house is approached from the north side (the back of the house) where there is plenty of space for parking. In front of the house (south side) there is a small covered terrace and a larger terrace with wooden table and chairs and parasols for al fresco dining.

The 15x6m free-form swimming pool has a large shallow end (depth 80cm) allowing small non swimmers to play (supervised by an adult) in the pool .There is a steep slope down to the large deep end (depth 2m40). The pool is surrounded by wooden decking and galley stones, with a paved terrace, a grassy area and a herb and flower border. Sunloungers, table and chairs are provided. For parents’ peace of mind the pool is fenced and can be padlocked. For extra security for your children we recommend using the « fall » alarm (conforming to EU specifications).

Travel
Toulouse, Rodez, Bergerac and Limoges airports are all approx 2 hours drive or less. Approx 8 hours drive from channel ports.

Within a 40 minute drive are: Cahors the famous Pont Valentre bridge and mediaeval cathedral. Figeac medieval town and Champollian Museum. Famous mediaeval hillside monastery of Rocamadour. Prehistoric cave paintings at Peche Merle. Underground boat rides at the Gouffre de Padirac, a swallowhole and underground river St Cirq La Popie, voted prettiest village in France Market towns of Gramat, Figeac and Gourdon. The open air museum of rural French life at Cuzals.

Further details
Activities nearby include cycling/mountain biking, walking, drawing and painting, bird-watching, canoeing/boating. Neighbouring villages provide amenities such as bakery, post office and village store. Local tradesmen visit the village weekly (eg, butcher, greengrocer, fishmonger). The small market town of Labastide Murat, 11km away, offers a small but well-stocked supermarket, pharmacy, bakery, butcher, bank with ATM and other local amenities.
