Self contained private apartment in traditional Catalan villa set in a very large peaceful parkland garden leading to the River Roma. Newly refurbished one double bedroom, lounge with kitchenette, bed settee, terraces, shower room with vanity unit and toilet. Direct access to the summer kitchen/diner open to parkland garden with brick built BBQ. The large pool 12x5m + sun terrace set in calm peaceful garden. Evening meals are available on request and baby sitting. Additional rooms available in suite in villa - two bedrooms, separate shower & toilet.Easy reach of shops, local village and small town of Ceret, beach, mountains, vineyards, art centres, rivers and lakes. Suitable for driving or biking thru France to Spain, hiking, house hunting, or just relaxing in peace and tranquillity or for activity family holidays. Although the house is strictly non-smoking, smoking is allowed in the summer kitchen and the garden and we do ask guests to respect the peaceful tranquil surroundings.

Notes on prices
Bed & Breakfast also available in Villa, private two bedroom suite from £35 to £65 per night per room. Additional bed in apartment - £50 per week.
Changeover day
We have no preferred day or time although Fridays are preferred. Saturdays not accepted. Departure before 10.30 am and arrivals after 3pm please!

| Bedrooms: | The apartment has one double bedroom opening on to terrace and summer kitchen surrounded by mature evergreen pines and gorgeous views. Cot or small bed for infant may be put up in the lounge. |
| Bathrooms: | Bathroom has large wide shower, vanity unit and toilet. |
| Kitchen: | The kitchenette is compact but fully equipped and opens to the lounge. The summer kitchen is open on two sides to the garden and BBQ, with large dining table, chairs and the perfect place for meals in peace and tranquility. Gas cooker is located here too. |
| Utility Room: | Washing machine in summer kitchen, airer, ironing board and iron. |
| Living Rooms: | Living room: French doors open from the large private front garden to the lounge. A large comfortable sofa, English satellite TV/DVD, and kitchenette. Single bed or cot available on request. Leading thru to bedroom. |
| Other: | A suite of two further bedrooms, one double, one twin, are available in the main villa for additional rental or on a B&B basis throughout the year. Please ask for separate details. The villa (sleeps 6) is available for specific rental periods only. |
| Cleaning/towels/ linen/maid service: |
All linen and towels provided, changed weekly or on changeovers. Hairdryer, washing machine. Please provide own beach towels. Mid stay cleaning available on request. Also, meals or BBQ on arrival with wine and beer. |
Notes on accommodation
Cleaning is done prior to arrival and weekly. Linen provided weekly. One bath towel and one hand towel per person.
Please provide your own pool and beach towels.
Suitable for disabled, babies and young children. The pool is large and deep and we do recommend that all visitors are able to swim. The large parkland garden leads to the river. Badminton and other garden games available. Swings. Tennis available 5 mins walk. Racquets not provided. The area is a quiet rural area and we are sure you, your family and friends will enjoy the views, peace and tranquility.

Accessibility
There is no specific wheelchair access. But the property is totally ground floor, with no steps or stairs. The pool is accessed via a slope or long wide steps down the garden.
Outside
At the rear of the property, there is a fully equipped summer kitchen, with washing machine which leads directly on to a very sunny wide terrace with BBQ, outdoor table and chairs and table tennis. The pool is accessed down the garden and is set on a wide sun terrace. The pool is 12m x 5m and very deep in the centre. We recommend all visitors are able to swim safely. Sun loungers provided. The garden is ideal for ball games, access to the river via gate. Badminton. Swings. Hammock.
Coast/Beach
Beaches are wide, flat and safe for families and disabled access. There are large wide promenades and loads of facilities for visitors; restaurants, souvenirs, shops etc.
Golf
Golf at Argeles 35 mins or in mountains - 85 mins.
There are many golf courses in Spain; Falgos in the mountains, and at Figueres and Girona.
Skiing
Ski resorts over 1.5 hours - Font Remu, Les Angles, Andorra.
Special interest holidays
Argeles plage and La Racou beach are just 25 mins by car, with a long wide sandy beaches suitable for all the family with restuarants and entertainment. Ceret is renowned for the Saturday market in the cobbled streets. Many famous artists (Picasso, Matisse, Dali) lived and exhibited their work here, and the art gallery in the centre of the town is a must for all visitors.
Collioure - 30 mins - traditional Catalan fishing village in a secluded bay with lovely restaurants and art galeries, shops, bars and porside restaurants.
Le Perthus - 10 mins. is the duty free shopping centre
Aqualand at St. Cyprien - 30 mins
Grottes at Prat de Mollo - 30 mins. Walking Clubs - 10 mins. The lakes at St. Jean Pla de Cort are a must on the agenda and for the kids there is a adventure park with rope and tree climbing, trampolines and shutes across the lakes. With an excellent restaurant, boats, swimming, fishing, it is an ideal place to spend the day. And a visit to the spa town of Amelie Les Bains
Travel
Airports: Perpignan 35 mins, Girona 50 mins, Carcassonne 1hr 45mins. Car essential. Train TGV from London via Lille to Perpignan 10 hours. Perfect stop over on the way to Spain.
Distances
Ceret - Saturday market and all shops, banks etc. 10 mins
Maureillas village with bakery & provisions, bar and maison de presse- 3 mins drive / 10 mins walk. Vinyards within 10 mins. Walking into the mountains from the garden.
Further details
Beautiful lakes with lovely walks and a superb restaurant are just 15 mins into the mountains. The lakes also provide climbing facilities and activities for children. Fishing, Trampolining, paddle boats, swimming, jogging.
Horse riding is about 5 mins by car.
Booking notes
Cheque deposit of £200 to secure booking, non refundable 8 weeks prior to arrival. Full payment within 4 weeks of arrival. Deposit 'cheque de caution' against breakages, damage of £250 due 7 days prior to arrival, returned 7 days after departure.
