Situated in a small tranquil hamlet in the South West Vendee, this spacious house with 1800m2 garden, is an ideal base for short breaks, house hunting trips and family holidays. It offers best of both worlds - countryside setting but easy access to endless sandy beaches (Jard sur Mer, Talmont St Hilaire or the more lively resorts near Les Sables d'Olonne, Bretignolles or Brem sur Mer) and providing easy access to many tourist attractions such as Futuroscope at Poitiers, La Rochelle, Le Puy du Fou or the beautiful Marais Verte.

Notes on prices
Prices are for the property per week in UK Pounds but can be paid in euros if required. In September and October please email for exact quote as we can reduce the price by £30-50 per week if you provide your own sheets and towels. We also offer a final clean for £30 if you do not think you will have time due to early departure. If you wish to use the travel cot you will have to provide your own bedding.

| Other: | In addition to the dining area in the kitchen there is a 30 sq.m. dining room with triple width sliding glass doors leading to second patio area which overlooks the garden. Outside 8 seater dining table and chairs, recliners, large parasol, gas barbecue. |
| Cleaning/towels/ linen/maid service: |
Sheets and towels are included. Maid service can be inlcuded for an extra charge. If for example you are unable to clean properly on departure as you are leaving to catch an early boat/flight you can arrange for £30 to be deducted from the deposit. |

Accessibility
The house was previously owned by a wheelchair user. Whilst the toilet and bathroom are no longer suitable for this level of mobility, the house would be ideal for someone with impairment rather than total disability. There is a tiled walkway from the dining patio to the rear patio suiable for a wheelchair and the living area and dining area are very spacious. The front driveway is gravel which is unsuitable for wheelchair use.
Outside
The well-established garden with mature trees and shrubs is fully enclosed and has outdoor dining furniture and gas bbq. It is 1800 sq metres and so there is lots of room to run around. There is badminton equipment and other outside games for use. There are a couple of small menhirs, garden shed and a well. The well is totally enclosed by a stone hut, the gate of which is locked at all times so it is not posible to access the well accidentally.
Coast/Beach
Whatever you want to do at the beach you can find it close by - safe bathing, surf, watersports or a lively nightlife - its all within half an hours drive.
Jard sur Mer, a charming seaside village with its shops, cafes and restaurants is only 8km away. Further along the coast are the beaches at Brem sur Mer, Bretignolles sur Mer and Sables d'Olonne. Sables d'Olonne is a bustling town with a port and marina which is the starting point for many famous yacht races, notably the Vendee Globe.
Golf
The two nearest golf courses are near Talmont St Hilaire and Les Sables d'Olonne and at Nesmy near Roche sur Yon.
Special interest holidays
THe house is close to a wide range of watersports activities - the current most popular activity is wind surfing and lessons are available at a couple of close beaches. Horse riding, surfing, golf, tennis and cycling all on the doorstep.
Travel
Airports: La Rochelle 45min (Easyjet). Poitiers 1 hr. Nantes 1 hour. Dinard 3 hours (Ryanair fly from Bristol and are currently doing an excellent deal on Hertz car hire which makes it cheaper than the ferry). Cherbourg - 4 hours (Easyjet).
By car: St Malo 3 hrs. Caen 4 hrs. The road is mostly toll-free motorway. Toll costs 1.60 euros.
Distances
The nearest supermarkets are at Moutiers-les-Mauxfaits, Longville sur Mer and Talmost St Hilaire which are all between 3 and 5km. Les Sables d'Olonne and Roche sur Yon are the nearest large towns with all the main stores and shopping malls. They are about 20km. Free range eggs, oven ready chickens are available at the farm in the hamlet.
Further details
Because of the huge amount of prehistoric remains found there, Avrille is nicknamed Carnac of the Vendee. There are 23 dolmens and 100 menhirs scattered around Avrille - one in the garden! Puy-du-Fou, about an hour's drive, has a theme park, museum and dazzling sound and light show although the latter does have to be booked well in advance. Entertainment for the whole family day and night.
For a day out there is easy access to Futuroscope at Poitiers. For a more relaxing day, head south to the Marais Poitevin (Green Venice) and enjoy a relaxing trip along the many canals on a flat bottomed boat. Bird watchers will love the marais pontevin with its stunning range of birds.
