This is a fully refurbished farmhouse and barn. The house has 3 double bedrooms and a summer sitting room that opens onto a covered terrace. This room has an open fire for winter evenings, one of the other sitting rooms has a log burning stove making the house cosy in the winter and glorious in the summer. The barn has been recently converted to create a separate elegant retreat with 2 very large bedrooms, a wonderful bathroom and well equipped games room. Good all year round house, games room a blessing with teenagers, barn bedrooms huge and romantic or good for accommodating said teenager's friends.

Notes on prices
The basic price is per week for the house and use of the games room in the barn. The use of the large upper area (2 bedrooms + bathroom) is an additional £500. See 3rd row above.
The barn is not available separately.
Preference is given to house + barn lettings-IN HIGH SEASON BARN AND HOUSE SHOULD BE BOOKED.
Out of season and, subject to bookings, there is flexibility over changeover dates and adding extra days to a weeks booking at a daily pro-rata rate- BUT NOT just partial weeks.
Changeover day
Usually Saturday but we will try to be flexible in low season.
Arrival after 4pm. Depart by 10am.

Notes on accommodation
The barn has full central heating. The house has electric wall radiators in all rooms including the bedrooms + one open fire and one log burning stove.
In bedroom 1 there is a chest of drawers + hooks on the door.
Between bedrooms 2 & 3 there are 2 fitted cupboards with hanging and shelf space.
In the barn:
Bedroom 1 has hooks and a large chest of drawers
Bedroom 2 a large fitted cupboard with shelf and hanging space.
Accessibility
Not suitable- lots of steps and levels.
Outside
The house is set in just under an acre with views over miles of countryside.
There is a stone barbecue and a petanque court.
The terrace is covered and has wicker chairs.
There is a wooden table [and parasol] which seats 8 comfortably and an additional white table stored in the barn if required.
There is space in the barn to park one car.
The pool has underwater lighting but is not heated and therefore only operational in the summer; it complies with French regulations and has a pool alarm which will be demonstrated on arrival. There are 4 wooden sun loungers with mattresses and 4 (amazingly comfortable!) lounging chairs + a small stone table with 4 chairs around the pool.
The garden is grass and gravel with olive, fig and mulberry trees + regionally characteristic oleander and rosemary bushes.
Coast/Beach
The Camargue and coast are about an hours drive to the south.
Golf
There are a number of golf courses around Nimes, Uzes and Montpellier.

Further details
There are no shops in the village.
The local village (3km) has a baker, grocer, chemist and bar. It also has 2 restaurants, one being part of a lovely chateau hotel.
The nearest supermarket is about a 10 minute drive.
The local (very good) wine co-operative is 2 km away and Chateauneuf-du-Pape a very worthwhile 45 minute drive.

£250 non -refundable booking deposit for each week of booking.
50 % of rental 12 weeks before arrival.
50% less £250 deposit + £500 breakages deposit 6 weeks before arrival.

About the owner
We rented this property for 8 years from 1990, for between 1 and 3 weeks each year.The first year we rented it our daughter was 2 1/2 and our son 6. We bought the property in 1998 and have renovated the barn- it was not previously habitable- and built on a terrace and renovated the house too. We love it- and both of our children -now 25 and 22 spent a week or 3 there this summer.
We are hoping to spend more time there in 2012- and I would recommend it at almost all times of the year- it is just as enchanting in the autumn with a log fire as in the summer- and the market is not as crowded and the mushrooms are wonderful.

Why the owner chose a home in this location
We loved it from our first visit. Uzes is a real gem of a town and Avignon a great city.
Chateau-Neuf- de Pape is about an hour away-fabulous wine and local wines are excellent too.
Unique benefits of the property
The house is on the outskirts of a small village and the views are over the countryside but it does not feel isolated.Uzes is only about 15 minutes drive and has one of the best markets in France.
