This is a recently completed, architect designed, conversion of pretty stone buildings, formerly a stable block. It borders the courtyard of a 170 year old Charentaise farmhouse & comprises 3 generously proportioned gites set amidst 3 acres of grounds, a particular feature of the property, with a 10x5m swimming pool & sun terrace. The sympathetic conversion provides comfortable, airy living accommodation, yet retains some charming original features. In the heart of the Poitou-Charentes, surrounded by fields of sunflowers & wheat, interspersed with woodland, the area is ideal for cycling & walking. We are, however, only 1.5 miles from the small market town of Sauze Vaussais, which offers all amenities, close to a wide range of attractions & activities to suit all ages, & a pleasant drive to the Atlantic coast. An optional en-suite ground floor bedroom can be made available with Le Roitelet or L'Hirondelle giving versatility for larger families, as well as being wheelchair friendly.

Prices shown are for the property per week in UK Pounds. All 2 week bookings receive a discount of 10% on the 2nd week. Winter lets available at special rates.

Changeover day
During July and August, changeover day is Saturday. Outside these months, the day can be flexible. Guests are welcome after 4.30pm on day of arrival and requested to vacate their gite by 10 am on day of departure.

L'Hirondelle, entered through impressive glazed French doors to an atrium, boasts original oak timbers & a minstrels gallery with seating, & views to front & rear.The spacious open plan lounge complete with TV & CD based hi-fi system has an airy feel & along with the kitchen & dining area comfortably seats up to 8 people.The well-fitted fully tiled kitchen is equipped with a 4-burner gas cooker, washing machine, microwave, large fridge/freezer & matching crockery & cutlery. The spacious master bedroom on the first floor has a king size upholstered bed, & full suite of matching cream furniture. Also on the first floor is a charming twin-bedded room with oak furniture typical of the region. The modern, fully tiled bathroom comprises shower, wc, mirrored vanity basin & heated towel rail. There is a twin-bedded room on the ground floor, with French door to the courtyard.
If required, a 4th en-suite ground floor bedroom with wet room style bathroom is available.

La Chouette has impressive double glazed French doors which flood the living area with natural light. The lounge has seating for up to 8 people & contains oak furniture typical of the region,TV & CD. The impressive vaulted atrium is overlooked from the first floor by a minstrel´s gallery & displays some impressive original oak roof beams, as well as exposed stone walls.The dining area has an oak extending dining table & 8 upholstered dining chairs, with a glazed French door onto the courtyard patio.The kitchen is generously equipped with ample work surface/cupboard space. It contains a large fridge/freezer, full size 4-burner gas cooker, washing machine, dishwasher & microwave, along with all essential crockery, cutlery & kitchen utensils. There are 2 bathrooms, one on the ground floor & another on the first floor. One twin-bedded room is on the ground floor, & 3 other bedrooms on the first floor, one of which is twin-bedded, the other 2 with double beds, all with matching furniture.

Le Roitelet has a large, beamed farmhouse kitchen with a dining area, comprising pine table & chairs, large pine dresser & wine rack. Tiled, well equipped with storage/work surface, it has a fridge freezer, 4-burner gas cooker, washing machine and microwave, & supplied with matching crockery, cutlery & utensils. The lounge is comfortably furnished, has exposed beams, & a TV & CD based hi-fi system. A hardwood staircase leads to the first floor bedrooms & a glazed door opens onto the courtyard patio. Upstairs, the large master bedroom has exposed beams, chestnut flooring & matching pine furniture with king size bed. There is a triple bedded room in pine, with single bed & bunk beds. The fully tiled bathroom comprises generous sized shower, wc & mirrored basin, & large heated towel rail.
There is an optional en-suite bedroom on the ground floor (wheelchair friendly). This comprises a double upholstered bed with matching furniture & fully tiled bathroom of wet room design.

 

Notes on accommodation
Domaine de la Garenne provides everything for an ideal family holiday. Children of all ages will find something to enjoy in safe, enclosed garden grounds, with an assortment of different games and activities. There is plenty of open space, as well as secluded areas. The 10x5 metre pool is securely fenced with a safety gate and with its large sun-bathing terrace is always popular. Cots & highchairs can be supplied foc. Bed linen (excluding cot linen) is included.
The property is non smoking. Le Roitelet benefits from central heating, whilst L'Hirondelle & La Chouette have electric wall heaters fitted in all rooms - heating, if used, is charged additionally. All 3 gites offer accommodation suitable for wheelchair users. Winter lets are available-prices to be negotiated.
TV provided foc, DVD available at nominal cost. WiFi internet access available on site foc.

Accessibility
Pathways from the car park to each gite are level. Ground floor bedrooms and shower room facilities are available. The wet room design of the ground floor shower room, toilet grab rails and wide width access doors to the bedroom and shower room were installed with guests of limited mobility in mind. The pool side is easily accessible by wheelchair, although there are no physical aids for entry and egress from the pool itself.

Outside
The garden grounds are a particular feature of the property, providing safety & privacy. Each gite has its own private garden area with BBQ, table & chairs, & a courtyard patio. The 10x5m pool, securely fenced to meet French safety standards, has a generous sun-bathing terrace with sun loungers, table & chairs. Roman steps lead into the shallow end. A salt water system ensures that swimming can be enjoyed without having to endure stinging eyes. Enclosed within 3 acres of grounds, there are many shrubs & mature trees-some of which predate the house. Table tennis & table football can be found adjacent to the pool in a covered games area, whilst badminton/volley ball, a netted trampoline, basket-ball net & petanque are also available. Swings, slide & toys are provided for our younger guests. Bikes may be available for hire (helmets required)-with many country lanes to enjoy, also ideal for walks. A variety of wildlife abounds in the area. There is generous off-road parking for guests.

Coast/Beach
We are approximately 60 miles from the numerous Atlantic beaches to be found at & around La Rochelle - Chatellaillon & Fouras always popular. Off the La Rochelle coast are several interesting islands including Ile d'Oleron & Ile de Re, easily accessible by road bridge or you may prefer to catch a ferry to the smaller island of Aix. There are many charming harbours with excellent seafood restaurants, particularly in the old port at La Rochelle & by the harbour at St Martin de Re on Ile de Re.

Golf is available at Niort, Poitiers, Les Forges, Angouleme and Cognac.

Special interest holidays
Horseriding and fishing are available locally. There are riding stables a few miles away at Breuil Coiffaud, and a number of fishing lakes. The plan d'eau at Sauze Vaussais has a small fishing lake, as does the lake at Javarzay, Chef Boutonne. Much larger lakes exist in the region eg:
Pescalis, Moncoutant, where rods can be hired at 5 euros per day.
Le Vieux Bouchet, Civray, with 2 fishing lakes and a hunting park.
Etang de Brillac, Confolens.
Lac du Pelerin, La Peyrette.
Cycling and walking opportunities are limitless, with numerous quiet country lanes to enjoy. Cycles can also be hired at the Marais Poitevin, or why not try the Velorail at Chauvigny and Confolens?

Travel
Poitiers & Angouleme airports are 35 miles distant, whilst La Rochelle & Limoges airport are approx 60 miles with Nantes airport about 2 hours drive away. All are served by the budget airlines eg Ryanair, Easy Jet, Flybe, Jet 2 & AerArann. Car hire is available at the airports. Eurotunnel, Boulogne & Calais are approx 6 hours drive, with excellent motorway links. Le Havre / Caen / Dieppe are approx 4.5hrs drive. The TGV offers an alternative, with stations close at Ruffec, St Saviol & Poitiers.

Sauze Vaussais is a small town that boasts a market, large supermarket, Spar shop, 2 boulangeries, banks, hairdressers, hotel/restaurant, tea shop, surgery, pharmacies & garages. There is a ferme auberge serving excellent local specialities just 400 metres from the property. There are many tourist attractions in the Poitou-Charentes. Attracting a great many visitors, the Vallee des Singes is perhaps the most popular, appealing to all ages. There, you can spend the day viewing a large number of primates in natural surroundings. Futuroscope is a very popular theme park, & we recommend that you plan to stay & watch the evening spectacular. The Atlantic beaches are within easy reach, with Chatelaillon Plage & Fouras always popular. Ile D'Oleron & the delightful Ile de Re with its beaches, harbours, excellent seafood restaurants & quaint streets can be explored via a road bridge or if you prefer why not visit Ile d'Aix by ferry? Zoodyssee, situated in the Chize forest, features European animals, or you may prefer to visit the donkey sanctuary at Dampierre-sur-Boutonne & view the original Baudet Donkeys. There is a large leisure lake at Lambon where you can try a variety of water sports. The Marais Poitevin, or Venise Vert, is an excellent day out where you can hire one of the flat-bottomed boats & enjoy the maze of waterways. Alternately, you may hire bikes or even explore the peaceful countryside on foot. The Silver Mines at Melle provide yet another popular tour. There are also some impressive Romanesque Churches in the town, and an interesting arboretum walk. A short distance away, at Celles sur Belle, is the impressive Abbey. The region does not lack for impressive architecture or archaeological sites. Cognac is an interesting town, with the famous brand distilleries providing excellent tours. Saintes, on the Charente river, has a triumphal Roman arch & amphitheatre-well worth a visit. Local tourist information offices in most towns are more than happy to be of help.

About the owner
We have lived in France for 8 years, having previously owned a hotel/restaurant in the Snowdonia National Park. Whilst we had some delightful scenery on our doorstep, we decided that our next move would also include sunshine! Our two sons live in the UK.

Why the owner chose a home in this location
Having enjoyed many family holidays in different parts of France, it was our decision to return to the region where we spent our first gite holiday as a family. We remembered the Poitou-Charentes as a place of contrasts, gently undulating countryside and peaceful rivers as well as the Atlantic coast with its charming islands to explore. Domaine de la Garenne is situated in the heart of Poitou-Charentes, the second sunniest region in France, with fields of golden sunflowers through the summer. Close to the Vienne & Charente, its excellent road, rail and airport links made it an obvious choice for our new venture. The region is rich in history, with leisure pursuits to suit all ages, and is close to several of the regions Top 10 tourist attractions.

Unique benefits of the property
Formerly a working farm, the buildings are set within a courtyard, & each gite has its own private garden. Conversion of the farm buildings began in 2004, with the assistance of an architect & French artisans. The gites have been designed to incorporate many original features with all modern comforts, particularly generous living accommodation, finished to a high standard. The property is on the outskirts of Sauze Vaussais, a small market town with large supermarket, bars, hotel/restaurant, shops, banks, & surgery. It is only 5 miles from the N10, an important north/south link, part way between the cities of Poitiers & Angouleme. As we live here permanently, we are always on hand to welcome guests when they arrive & more than happy to help should there be any problems during your stay.
