A former village farm this property has been very well restored, retaining many of its original features yet adding all modern facilities. It is extremely well furnished with many antiques. The property sits in 2 acres of enclosed ground, a large driveway with a covered area for keeping your cars cool. This area is also used for table tennis, darts, this is our own home so it has all those little things which many holiday lets do not. The property is located in a peaceful quiet village, not overlooked. The lower garden is well stocked with fruit trees, apple, cherry, apricot and a walnut tree. This is where I practise my golf chipping!

Changeover day
Bookings are from Saturday to Saturday although other days are sometimes possible, dependant upon bookings. Arrival from 4-00pm, departure by 10am.

1st floor: Large bathroom with washbasin, bidet, toilet and bath/shower.
Kitchen: Fully fitted modern kitchen with fridge, freezer, dishwasher, microwave, electric ceramic hob and eye level oven, coffee maker. Comprehensive range of cooking utensils and quality tableware.
Utility Room: Upper mezzanine floor with computer desk, small English library, computer with 24 hour high speed broadband internet.
Living Rooms: There is a spacious lounge with plenty of seating, satellite TV (English & French), DVD Player and large open fireplace with a woodburner. In the dining area is an oak table seating 10+.
Other: Adjacent to the lounge is an indoor terrace leading out to the garden & pool, ideal for breakfast or perhaps dinner on the indoor BBQ. The terrace can also be used as a playroom as many games are stored here.

All bed linen is provided.
One bath and one hand towel per person is provided. The linen and towels are changed weekly. A generous welcome pack is provided. We can also for extra cost have a meal ready for your arrival, and arrange extra cleaning.

Notes on accommodation
Heating is by electric also a large woodburning fire in lounge. Fans are provided in the upstairs bedrooms. Downstairs bedrooms always remain cool.

Accessibility
The property is not suitable for wheelchair users.

Outside
Outside the patio doors there is a table seating 10 plus persons. Adjacent to the house is a private 10x5m pool with roman steps, this is protected with alarm system and a cover both conforming french pool safety laws. There are several blow up toys for the children to use in the pool plus many games to keep the children occupied There is plenty of garden furniture and sun beds. In the lower garden are many fruit trees, great place for the children to play. In the lower garden is a covered are with a table tennis table plus an area where we play garden badminton.

Coast/Beach
There are many lake resorts locally, most offering watersports and restaurants. Most villages along side the Lot and Garonne rivers have small beach areas. At casteljaloux is a wonderful lake resort it has a large sandy beach, a flume, a tree walk, you can hire bikes, pedalos there is a cafe. The same town boasts a very good 18 hole golf course and for the ladies a spa where there are solariums, jacuzzis heated pools, turkish baths, gymnasium you can even have massages. All for about 13 euros.

Golf
Within a 25 mile radius are two 18 hole courses and two 9 hole courses. Casteljaloux is well worth a visit, beside having very low green fees it is set beside a large lake resort. Clubs and trolleys can be hired, although ther are one complete set here for your use Castelnaud is a very fine course although more expensive. You can always practise your chipping in our garden. There are clubs and balls available.

Special interest holidays
This is a great are for those of us who like walking, nearby is a large lake, do not forget to take a basket with you to collect the blackberries they are everywhere,also nearby is a farm where we can by arrangement visit to see many farm animals, especially the small goats which the children can wander with and feed. Its something you could never do in the UK now because of health and safety issues.

Travel
The channel ports are approx 8-10hrs. 600 miles distance. Cherbourg, Caen and Dieppe 6-8hrs 470 miles.
Bergerac airport is approx. 45 mins. distance, Bordeaux and Toulouse Airports 2 hrs. Best deals through the internet.
A car is essential.

Distances
Clairac is a charming village some 4 miles away, where there is a baker, butcher, banker etc. and several typical French restaurants. Every Tuesday during July and August, Laparade 4 miles away, hosts a wonderful fete do not miss it. For wine buffs just 20 miles away Buzet offers wine tasting etc. Every village during the summer has a fete, there's normally a vied grenier (car boot) sometimes a sit down meal sometimes a bar-b-que, a band or disco with dancing, typically french.

Further details
This region has some of the most beautiful countryside in France. Many historic bastide towns and villages abound, great for exploring. Some 10 miles away is the Canal du Midi which links Bordeaux with the Mediterranean, why not hire a boat for a few hours? For the more adventurous nearby you can take a parachute jump, a flight in a microlight or perhaps a flying lesson its much cheaper here than the UK, there is horse riding or perhaps you fancy canooing down the river. There are lots of local markets to explore. during the months of July and August there are many local avents in fact there is something on every night.

Booking notes
A 20% deposit is required on booking, balance is required 8 weeks prior to arrival. Upon arrival a security deposit of £250 is required this is returned at end of holiday. Upon booking a booking form will be emailed which should be returned with the deposit, confirmation will then be sent.

House swap
From springtime through to early summer and the autumn we are always interested in offering hospitality exchange in europe especially in other parts of France, and northern Italy.

About the owner
We are a retired couple who moved to France over 5 years ago. We only came on holiday, saw a house in a estate agents window and before we knew it we were inside asking to look at a property. We actually had never planned to move here but just fell in love with the area. If your looking for peace and quiet yet having many interesting place to see and go this could be the place for you. All our friends consider the views from our house unbeatable. This is our own home so it has all the little things you do not get with many holiday rentals. We stay in another house quite closeby, very useful if you have any problems or need help or advice.

Why the owner chose a home in this location
Before moving to France we lived in Barnstaple, N.Devon The countryside is very similar, its an agricultural area and the people are very similar. Its not an affluant place but the people are hard working and seem to have a much more community spirit and are very family orientated. During the summer months nigh on every village has a fete of some sorts which everybody is welcome plus of course the night markets which seem peculiar to this area. There is something here for everyone whether you wish just to relax around the pool or perhaps venture out to many of the local attractions. Many people who have moved here often remark that it very much like britain was 40 years ago, the pace of life is slower and most important the weather is much kinder here especially during the summr months.
