Le Lavandou is a peaceful, spacious and well-equipped 5 bedroom country house in Gascony, South West France, and provides for up to 10 plus baby. The property includes a 11x4m pool, a barn for games including table tennis, a large garden and a small oak wood. The house and garden have long views over the peaceful countryside, particularly to the South and West.

Le Lavandou is 500m from the nearest road, yet only 3km from Condom, centre of the Armagnac region, with a good choice of restaurants, twice weekly market and historic centre. The local area includes a wide range of activities for all ages, including châteaux, water parks, riding, quad biking, tree walking, music festivals and tennis. There are ten golf courses within an hour of Le Lavandou.

Le Lavandou is a warm house throughout the year, and particularly good for holidays in the Spring, Autumn and Winter. The central heating includes under-floor heating downstairs. The main living area also has a large fireplace.

Changeover day is Saturday. Normally to arrive after 4pm and to leave by 10am to allow for the changeover cleaning to be completed. Some flexibility if we have advance warning.

Linen and bathroom towels are included and changed weekly. Pool and beach towels are not included. Property cleaned every Saturday. Catering support available on request from an experienced Scottish chef living nearby.

Notes on accommodation
Le Lavandou provides a wonderful holiday home and location for both family and adults only holidays. The house and garden provide a stimulating and free environment for children, with a large garden a small oak wood, barn (table tennis) and fenced pool. The garden includes a multi-level tree house and double swing and large area for badminton (net and rackets provided). Around the house is a terrace and other sunny and shaded areas for relaxing, reading and outdoor meals.

Accessibility
Le Lavandou has a spacious ground floor on a single level with wide doors and includes a double bedroom. The ground floor WC is being modified for wheelchair/disabled access. Please let us know if our completing this is a requirement. We have a mobile ramp for access from the garden to the house from the terrace. The terrace and all the areas around the house are on the same level, providing easy wheelchair access to all parts of the garden, pool area, parking area and barn.

Outside
The private pool is 11m x 4m with Roman steps. Normally heated from June to mid-September (up to 28 degrees) and from earlier in the season if overall weather conditions permit. Le Lavandou includes a one acre well maintained garden and a one acre oak wood. The house has an East facing terrace which we normally use for breakfast and an adjacent area of the garden with South and West views - best for lunch and dinner. The pool and garden furniture includes dining and occasional tables, chairs for up to 12 and 6+ loungers. Also a portable BBQ and badminton equipment.

Coast/Beach
The nearest beach, on France's sweeping Atlantic coast, is at Mimizan Plage. Around 2 hours by car. Biarritz and the Arcachon basin are each around 3 hours and recommended for an overnight trip. (This journey is not recommended over the peak French 'change over' weekends in July/August!)

Golf
Le Lavandou is very well located for golfing holidays in one of the most attractive areas of France. Ten golf courses can be reached within an hour and six are only 30-45 minutes away. The ten courses are in: Fleurance and Eauze (30 mins); Barbaste and Auch (40 mins); Agen and Castelajaloux (45 mins); and Tillac, Mausserbe, Marmande and Valence d'Agen (each around an hour).

All the courses are open to visitors and have restaurants at the course or nearby. There is a wide range of courses, including three in the Garonne valley (Marmande, Agen, Valence d’Agen)and others in open countryside and woodland settings. Two of the nearby courses come with their own Chateau (Tillac and Lombez (75mins. Golfing days can also be readily combined with visits to local markets and towns en route (including Nerac, Fleurance, Lectoure).

Travel
Driving from the channel ports: Cherbourg, Roscoff and Caen are each around 500 miles. Calais (Ferry or Tunnel) is 620 miles. An overnight ferry gives an early start in France and arrival at Le Lavandou late afternoon.
Flying to Toulouse or Bordeaux (both 90 mins) or Carcassonne (2+ hours). Airlines to Toulouse include British Airways, Air France, Easyjet, BMI baby and Flybe. Ryanair flies to Carcassonne. The regional airline Aerocondor has three flights a day from Paris Orly to Agen.

Distances
Condom en Armagnac is only 3kms - 5 mins by car. There is a huge range of other activites within a maximum 30-40 minutes of le Lavandou (see 'Further Details' section).

Further details
Condom en Armagnac is an attractive market town which has been the centre of the Armagnac business for hundreds of years. It has several supermarkets, pharmacies, bakers, newsagents, banks and doctors and a good choice of restaurants. There is also a main post office and an A&E hospital. The nearby towns of Nerac, Lectoure, Flerance and Auch. The area has many Chateaux for visits and buying wine and Armagnac. Condom also has a large tennis club (including indoor and clay) and its own water park centre. There are also lake based water parks in Lectoure (30 mins)and Castera Verduzan (20 mins).
