Notes on accommodation
The house has underfloor heating throughout and all bedrooms have reversible air-conditioning.
Guests are requested to kindly not smoke anywhere inside the house.

The majority of the house is on one level making it perfect for families. It also means easy access for elderly guests.
Outside
The gardens extend to 4800 sqm (1 acre) and are terraced with an abundance of well established flowers and plants. Large L shaped private swimming pool (12 x 9m) and outdoor seating area with luxurious rattan sofas. New Weber gas barbecue. Shaded outdoor eating area seating 10 with beautiful countryside views. The garden cannot be overlooked as there are mature trees and an old bergerie (cannot be accessed) surrounding the terrace and gardens. There is a shaded boule pitch and plenty of space for sunbathing. 12 sunbeds. 2 mountain bikes (with helmets) for guest use.

We also have a Playstation 3 and games.

We have enjoyed meals on the terrace, some fiercely competitive table tennis and petanque competitions and some great evenings sat by the lights of the pool. The Villa is well equipped and well placed for excursions into Grasse, Cannes, Mougins and of course further afield.
We have very much enjoyed ourselves in this lovely villa with all its amenities, not least the wonderful pool. We have wanted for nothing. A beautiful villa, very well equipped- a great holiday.
Fantastic house with everything you could wish for. We loved the pool and games room and the fabulous views.

Why the owner chose a home in this location
In our opinion the location provides the perfect balance between being in a beautiful and peaceful setting,avoiding the huge crowds of tourists in the main coastal areas, and still having easy access to the beach, Nice, Cannes and the airport etc. The Villa faces directly South and has fantastic views from every room and the terraces. It is very quiet and peaceful but still close to all amenities and countless restaurants. There are several stunning walks from the Villa including to the local village of Speracedes and along the nearby canal to Peymeinade.
Unique benefits of the property
We have been renting the Villa for 8 years now and have many regular guests. One of the most frequent guest comments we hear is that families tend to spend the vast majority of their time at the Villa. We find the same is true for ourselves! The Villa really does have everything we can think of to keep both adults and children happy and entertained indefinitely..! The living space is vast and very open plan and the layout means that the living space extends seamlessly out onto the terraces and pool area. Many villas seem to have the swimming pool positioned some distance from the Villa itself which is far from ideal, particularly if you have young kids to keep an eye on!
