This well appointed villa sits in the middle of a beautiful landscaped garden with several terraces and seating areas. The 12mx5m salt water swimming pool, with roman steps is covered extending the swimming season. This property is on the outskirts of a village but once you turn in the driveway you are in a haven of privacy where you can listen to birdsong all day. The house is designed for easy living with such features as oak beamed ceilings in the kitchen, living / dining area, a large open fireplace and picture windows in every room which harmoniously merges inside and out. Ideally situated for wine lovers, the house is within easy driving distance of classic vineyards such as the Medoc, St Emilion and many local favourites such as Cotes de Bourg, Fronsac and Graves. The village, St. Savin, provides all amenities, restaurants, bank, supermarket and tourist office. Further afield you will find many pretty towns with colourful weekly markets. Beautiful city of Bordeaux is close by.

Bathrooms: The villa has a very spacious bathroom which contains a bath, shower, basin, bidet and a large storage press.
The toilet is seperate.
Kitchen: Fully equipped fitted kitchen with a 4 ring halogen hob, high level oven, microwave and toaster. There is a full range of glass ware, table ware, roasting dishes, pots, pans, cutlery and cooking utensils.
Utility Room: This room contains a fridge-freezer, dishwasher and washing machine. There is also a counter top over fitted presses and drawers. The ironing board, iron, clothes airer, laundry basket, pegs are also here. Washing line is located in the garden area.
Living Rooms: Large L shaped living/dining room with traditional fireplace. Two double sofas and two easy chairs. Dining table seats 10 people. Sideboard and book shelves. Music centre, TV and DVD player. Note the TV is only for playing DVD's. Lots of DVD's and books.
Other: The large 60sq.m covered terrace with dining table, chairs and integrated BBQ is the most used area of the house from Easter to Halloween. There is a stunning view of our neighbours’ vineyard and countryside from this terrace.

Notes on accommodation
The villa is split level so the rear terrace is at first floor height. The property is therefore not suitable for very young children. No smoking indoors. No pets.
There are books, games and DVD's for your use. The owner lives on site in a separate apartment, guests enjoy their own privacy and have exclusive use of the swimming pool. However, the owner is available should any problem or emergency occur and will be only too happy to offer advice on things to do and places to visit.

Accessibility
This house is suitable for people with limited mobility. All the living area including both front and rear terraces are on the same level. The pool terrace and lower garden can be accessed by using the front door and the cobble lock driveway or by the steps from the rear terrace.

Outside
The villa sits in one acre of beautiful, landscaped gardens. Guests have exclusive use of large covered private pool (12x5m) surrounded with wide terrace, well equipped with sun loungers, sun shades, tables and chairs. The full height Swimming Pool cover retains the heat stored in the water. This increases the water temperature by about 6 deg. above that of an outdoor pool. The front terrace is ideal for pre-dinner drinks in the evening sunshine. The large purpose built BBQ is located on the rear south facing covered terrace. The gardens contain a wide variety of flowering trees and shrubs. Cherries, figs and grapes can be picked in season.

Coast/Beach
Atlantic beaches. Porge / Lacanau 1.15 hrs. Arcachon/Dune du Plat 1.30 hrs.
Aqualand near Arcachon 1.15 hrs. Lake with lovely sandy beach, pony rides and restaurant 5km.

Travel
Bordeaux airport 40 mins. Less in the evening.
Bergerac and La Rochelle airports 1.15mins.
Eurostar/TGV train to either Libourne or Bordeaux.
Cherbourg Port 6 hours.
A10 motorway 15 min to the west.
N10 dual carriageway 10 min to the east.
Good rail connection with Bordeaux from St Yzan. 3km from house.
Car not essential but recommended to see the beautiful countryside.

Distances
Two minutes drive to St.Savin with large supermarket, restaurants, bars, bread shops, bank, tourist office, chemist, doctor etc. Four minute drive through vineyards to Civrac de Blaye with its really nice restaurant. Adventure park with zip wire, paint ball, archery etc. 5km. The beautiful towns of Bourg and Blaye with its Vauban citadel are at 15 and 20 min. Bordeaux 25 min. St Emilion 40 min. Cognac 50 min. La Rochelle 75 min.

Further details
Adult and childrens bicycles available for guests use. In Blaye (20min.) there is a regular ferry crossing the estuary to Lamarque giving direct access to the Medoc vineyards and the Atlantic beaches beyond. Local morning markets.
Cavignac, 5 min. Thursday. Good general market, excellent fish stall. Bourg, 15 min. Sunday. Pretty food market in the centre of the historic town. Blaye, 20 min. Wednesday and Saturday. Large bustling market. Bordeaux, 25 min.Sunday. Extensive food market along the quays with lovely areas to picnic on your purchases. Freshly opened oysters and chilled white wine are very popular!

Booking notes
To secure your booking complete our booking form and send it along with your rental deposit of 25% of the total rental amount. The balance of the rental due is to be paid 8 weeks prior to travel, together with a damage deposit of 400 euro, which is refundable after house check.

About the owner
We are Jim and Maura and live in Ireland. We have three children, two in college and our youngest about to start second level.

Why the owner chose a home in this location
We had been holidaying in France for twenty years visiting most regions. Five years ago we decided to buy our own property. Having experienced some very hot Mediterranean summers and disappointingly damp holidays towards the north west we chose this area for its temperate climate, not too hot in in the summer and not too cold in the winter. The house is close to three UNESCO World Heritage Sites, Bordeaux, Blaye and St. Emilion. The Haute Gironde area is exceptionally pretty with rolling vine clad countryside interspersed with timeless communes and villages. We have lovely vineyard views to the front and back. It is a very relaxed area of France and easy to fit into the rhythm of the seasons.

Unique benefits of the property
This is our home away from home and once we arrive here and sit out on our terrace we are immediately transported to a much slower and more relaxed lifestyle. Maybe our neighbours excellent wine assists! We enjoy frequent trips to the beautifully endless beaches of Aquitaine. We enjoy buying the top quality local produce in the markets and cooking up at home.
