This is an ideal family property accommodating up to 4 adults and 4 children of various ages in a very peaceful location, yet within a short drive of a wide choice of restaurants, shops and the Cogolin and St Tropez beaches. On the entry level floor is the large living room with open fireplace leading to a sun room and a small dining area. There is a large family room with wall mounted plasma TV with Sky and DVD player and Gustavian style Swedish tables and chairs and a sofa-bed. The Provence style kitchen is fully equipped and has a washing machine and dryer. On this level is also an en-suite bedroom. Stairs lead down to the lower bedroom level where there is a children's bedroom with a single bed and an unusual alcove double bed. Doors lead to an outside terrace. Here also is the main bathroom with bath and shower leading into a large double bedroom with an antique Swedish bed. The outside covered terrace has a large marble-top table and eight chairs overlooking the pool.

Notes on prices
There is a charge of 180 euros payable locally to our agent which covers linen,towels ( including pool and beach towels ) and the full final cleaning of the house upon departure. For any special rates for extra days, use of the studio, please contact owner.

Changeover day
Accommodation is available on a weekly basis, Saturday to Saturday, (excepting the low season when other periods of stay may be accepted if available.) The house is available from 4pm on the day of arrival and must be vacated by 10am on departure day.

Notes on accommodation
On arrival you will be met by our local representative and shown around the property. They will provide a contact telephone number for any questions during your stay. Your pet is welcome but there is a weekly charge of 50 euros for any extra cleaning required. A small garden studio accommodating two people is also available on the property for an extra charge if you have staff or extra visitors during your stay. Please contact the owner for details.
Accessibility
The main property has multi levels and is therefore not suitable for guests with mobility problems - the garden studio however is built on one level.
Outside
The house is built on 2000 sq. metres of forest land. It sits behind electric gates and has a small lawn and cultivated garden area in front with gravel space for car parking. The private swimming pool of 10 x 4 metres is at the side of the house taking advantage of the sun and has 4 chaise longues with cushions and an umbrella. There is a security alarm which must remain in the pool at all times that the security cover is drawn back. The large stone barbecue area, has its own patio with marble topped tables and chairs for dining.
Coast/Beach
The beaches of Port Grimaud and Port Cogolin are within a 15 minute drive. The main beach of St Tropez with its fashionable beachfront Restaurants at Ramatuelle is within 25 minutes depending upon traffic.
Golf
There are two 18 hole golf courses within 5 miles of the house.
Travel
The two main Airports of Nice and Marseilles are a 90 minute drive from the house. An helicopter transfer is availiable from Nice landing within 10 minutes of the property. The smaller airport of Toulon/Hyeres is 45 minutes with budget airline flights during the Summer. St Tropez Airport at La Mole is 15 minutes away for Private aircraft.
Distances
Grimaud is 5 minutes by car and offers a ruined castle, museum and restaurants. The local town of Cogolin is 10 minutes away and has a market on Wednesday and Saturdays, shops, restaurants and a LeClerc Supermarket.
St Tropez is 30 minutes by car and has glamorous boutiques, restaurants on the Port facing the super-yachts and markets on Tuesdays and Saturdays. In the high season however the traffic is heavy around St Tropez and the town can be reached easily by boat from Port Grimaud.
Further details
Activities nearby include Riding at a large stable near Grimaud - or at the Polo Club outside St Tropez, where International Polo matches are played during the season. For children, there is Crazy golf and a Water Park at nearby St Maxime.
Booking notes
Bookings should be made directly and are only confirmed upon receipt of a non-refundable deposit of 25% of the total value of the stay. Balance of payment is payable 8 weeks before arrival date together with the Security deposit. In the event of cancellation, payments are only returned if the cancelled week/s are filled less any additional expenses so holiday insurance is recommended.
The Security Deposit of £ 750 is payable to cover any losses or damages, refundable within 7 days of departure

About the owner
I am Swedish, but have spent most of my life living overseas in warmer climes. I have now retired to one of my favourite parts of the world and live in the South of France for most of the year - but in the Summer months I return to Sweden so rent out my family home for visitors to enjoy at that time.

Why the owner chose a home in this location
After spending a number of holidays around St Tropez I decided to buy a small typical Vineyard Owners cottage and extend and restore the property as a holiday home. We loved the peaceful position of the house tucked away behind a Hameau with a forest behind and vineyards at the side, yet within only a few minutes of the lively and glamorous St Tropez beaches.
Now that the property has been upgraded into a comfortable family home, rather than just a holiday house, I spend more and more time there. However with many direct and inexpensive flights from our regional airports it is quick and easy to travel to many other European cities.
Unique benefits of the property
The property is ideal for a totally relaxing family holiday around the swimming pool - or alternatively exploring the charming villages of Grimaud and Gassin nearby or sunning and lunching in the beach restaurants on the St Tropez beaches. ( L'Orangerie is one of our favourites as it is so children friendly ) Whatever you wish from a family holiday it is all within easy reaching distance and with choices for all ages.
