A 120 year old stone farm house lovingly restored in a French style but with modern, open and comfortable living space (over 2,500 square feet). The large outside (heated) pool and private garden is perfect for sunbathing / BBQ/ kids play area. The house is also well equipped for family entertainment with a table tennis table, bikes, table football, magnetic darts board and many other games. Notes on prices
Prices quoted are for groups of 8 to 12 people using all rooms. The house also works really well for smaller groups, even just a couple and lower rates are available outside of the high season for smaller groups. We are particularly keen to fill the house in the off season so try us and if it is free we might offer better rates.

Accessibility
Ground floor: The self contained guest suite comprises of a double bedroom, walk-in shower room, separate toilet and utility area including a washing machine. This room is underneath the kitchen and part of the main building but there is no internal access to the house above. Access is via the external stairs (so you may not want young children on their own in this room).
Outside
Outside there is large heated pool (8m x 4m) surrounded by a spacious terrace with plenty of room for sun-bathing. There is a real countryside feel when outside as you are amongst the vineyards with great views over the hills. There is a patio table with 10 chairs - perfect for party / BBQ (BBQ provided), 2 large umbrellas and sun loungers. There is also ample shade from the overhanging maple tree. The garden gives plenty of play space for children and includes a hammock and swinging tyre. In fact children can run around quite freely as the access road only has a few cars passing every day. The drive will take several cars and one car can be kept inside a lockable garage. Outside, outdoor games available include table tennis and boules (or petanque as the French call it!). At the back of the house are several walks up a small hill with lovely views as well as a mini rock escarpment which can be scrambled up.
Coast/Beach
The best beaches are at Gruissan and Leucate. Popular tourist attractions / day visits are the African Nature Reserve at Sigeon, the Dinosaur museum at Esperaza, the Water Park at Leucate, the sport/leisure centre in Narbonne and wine tasting in the nearby Chateaux.
The weather stays warm through to December making it a great winter break.

3 great courses within 45 mins drive at Caracassone, Beziers and Cap D'agde.

Distances
Pradines is a charming hamlet; a cluster of 3 former wine buildings around a small chateau. The vineyards still surround the house. There is an ‘in-the-country feeling’, but the neighbouring town of St Andre de Roquelongue is only 3 mins away and offers a restaurant, baker, grocer, post office, garage and tennis courts. It is 15 mins to Narbonne with more shops and a Hypermarket. It is also only 30 mins to the lovely Mediterranean beaches and 45 mins to Carcassone and Beziers.
Further details
The area is famous for its lovely medieval towns (the famous walled-city of Carcassonne with its 13th century castle and Beziers and Perpignan), its warm and sunny climate (averages 300 days of sun per year), the Canal du Midi (with its option to hire boats for a lovely day out) and its long, sandy beaches. It has the benefits of its more glamorous neighbour the Cote D'Azur but without the traffic jams, high prices and overcrowding. You come here to unwind, enjoy the outdoor living, explore the cities and relax in the sun.
The house provides a great central base (directly in the middle of the region) for exploring the Languedoc. There are plenty of nearby outdoor activities available including river kayaking, jet skiing, sailing, golf, tennis, cycling, horse-riding and quad-biking.
Booking notes
Saturday to Saturday bookings are generally required in peak season. There may be some flexibility in other months. If you are a small group and do not require the whole house, reduced rates are available. Cleaning and laundry costs are included.

We had such a wonderful stay at Pradines this summeras an ideal location for day trips, whether it be canoeing,boat trips,swimming in the river at pretty Le Grasse, or taking in some local history at a medieval Castle in Carcassonne. There really was something for everyone!
The house is delightful, very comfortable, including the beds which for me is often the thing I dread most about summer holidays. The pool is ideal, well maintained, with a variety of floats etc for the children to use.
