Our house is at the end of a short steep narrow track above the medieval village of Seillans yet is within ten minutes walking distance of the bar, tabac and boulangerie. There are stunning views from the upper floor, ground floor, terrace, garden and pool area. The garden is terraced and is planted with mature olives, figs and cherries. We press olives from the trees at the village mill and our olive oil is available for guests. The house has three bedrooms, two with double beds and one with single beds. We have two bathrooms, one on the ground floor and one on the upper floor, each with a shower, wc and basin. The upper floor is accessed from the lounge via a pitchpine spiral staircase which leads into a mezzanine gallery overlooking the lounge/dining area. The terrace is immediately outside the kitchen lounge/dining room and runs the full width of the house giving panoramic views towards St Cezaire, Fayence and the Esterel hills. It is ideal for long lazy lunches!

Changeover day
Changeover day is Saturday through the summer but is negotiable outside the peak periods. We ask that guests arrive after 4pm on Saturday and depart before 10am on Saturday to allow suitable time for our team to prepare the house. This may be negotiable.

Bedrooms: Bedroom 1 and 2 are on the upper floor; both have stunning views towards the Esterels and are double. Guests can enjoy their tea in bed and watch the sun rise!
Bedroom 3, with twin beds, is smaller, perhaps better suited to children, at ground level.
Bathrooms: The upper floor bathroom serves bedrooms 1 and 2; it has a bespoke shower, wc and basin.
The big lower floor bathroom serves bedroom 3 and also has a large walk-in shower, wc and basin.
It has painted wooden shutters.
Kitchen: Fully fitted kitchen equipped with double electric cooker, microwave, ceramic hob; washing machine, dishwasher; large fridge/freezer: plenty of crockery, cutlery and pans.There is access via a patio door onto the terrace so dining alfresco is easy.
Living Rooms: The open plan lounge/dining area has seating for six and a Jotul woodburner in case the evenings are chilly! There are two sets of patio doors opening onto the terrace giving a light, spacious ambience.
We provide a phone and internet connection.
Other: The mezzanine gallery is accessed by a narrow quirky pitchpine spiral staircase from the lounge and has a pretty Provencal sofa. Perfect for enjoying a quiet reading area with a glass of something chilled. A favourite corner of our house!
Cleaning/towels/
linen/maid service:
We provide all bedlinen and two towels and one pool towel for each guest. The house is thoroughly cleaned prior to guests arriving. Towels and bedlinen are changed weekly.

Notes on accommodation
Electric wall heaters are provided in the living and bedrooms. Summer nights can be warm; movable floor fans are provided, one to each bedroom. Mosquito nets are provided for every bed should they be necessary. Parking for at least 2 cars is available on the drive. Unfortunately we are unable to accept pets on our property. The pool is fitted with an alarm system in accordance with legal norms. Guests are welcome to help themselves to figs and cherries from the garden and to sample the olive oil that the trees in the garden provide. The barbecue uses gaz; a gaz bottle is provided. We are unable to guarentee the internet/phone connection from SFR - it is often erratic due to circumstances out of our control! A car is essential to enable guests to explore the region.

Accessibility
Our house is not considered suitable for guests with mobility problems; it has crazy paving steps up to the terrace and entrance. The garden is terraced and there is a flight of crazy paving steps to the pool.

Outside
The garden is a series of terraces down the hillside which have been planted with olive and oak trees providing shaded areas with easy access from the terrace along the front of the house to many possible dining areas. Sunloungers, garden furniture and a gaz barbecue are provided. The private pool is 8m by 4m, tiled, with a constant depth of 1.2m. In line with French law there is a pool alarm which must be switched on at all times when the pool is not in use. Garden and pool are not overlooked. There are wonderful views towards the Esterel hills and local forests from the garden, pool and terrace. In the early morning and evening the light is just beautiful. The evening light casts a pink glow over the hillside town of Fayence: an artists dream! Boule can be practised on the drive, prior to the few minutes walk to the village boule pitch! Two mature fig trees along the drive provide fresh figs for breakfast for guests. In early summer collect delicious cherries for your desser.

Coast/Beach
The Riviera coast is easily accessible by car from Seillans. The closest beach is at Frejus ( 35 minutes away.) St Aygulf is good.
Beaches at Cannes and Theole-sur-Mer are about 45minutes away.
St Tropez is about an hour away but traffic can be very difficult during the season - the ferry to St. Tropez is fun.
Why not combine a visit to the market in old Antibes with a picnic at the sandy beach by the Marina.

Skiing
Isola 2000 is within 2 hours drive of Seillans and offers skiing usually from December to April.
Groliere-les-Neiges is at a lower altitude and is within about 90 minutes drive of Seillans. It has good learning slopes and a slightly shorter season, usually December to March.

Travel
Nice Airport is accessible along the A8, usually in about 45 minutes from the house.
Toulon and Marseilles airports are a little further away, perhaps 90 minutes and 120 minutes respectively.
If guests choose to drive across France, the distance from Calais to Seillans involves about 12 to 14 hours driving.
In order to fully enjoy what the area has to offer, the use of a car is essential.

Further details
Seillans has everything needed to make a perfect Provencal holiday - a choice of restaurants from family pizzerias to the acclaimed Hotel Deux Rocs in a lovely location at the top of the village; vineyards, boulangerie, tabac with a wide choice of international papers, a small supermarket, pharmacy and a weekly local produce market ; art galleries. A good tourist office too.
Several supermarkets are within 20 minutes drive, the largest being Leclerc on the road to Montauroux.
Walkers have a wide range of routes to explore either from the house or by driving for 15 or 20 minutes to pick up the network of footpaths that cross the Var. We particularly like the Siagne valley between Montauroux, St Cezaire and Mons! Walks in the Esterel hills overlooking the Mediterranean should not be missed.
Gliding is available at the famous centre at Fayence.The gliders regularly overfly the house and short trips can be made at reasonable cost. We have tried this out - an unforgettable experience!
Local markets which must be visited include Fayence, Tourettes, Le Muy, old Antibes and Aups; each has their own speciality. We like Fayence on Saturdays and the clothes with that distinctive French flair on Tuesdays!Ladies shoes at reasonable prices at Le Muy which holds a big market on Sundays and everything at Aups. But the daily food market in old Antibes is hard to beat, closed Mondays.
For those interested in art, the Matisse chapel in Vence, Renoir's garden in Cagnes sur Mer, the Cezanne gallery in Aix and numerous galleries in Nice are worth visiting.
The spectacular Gorge du Verdon, Monaco, St. Tropez and Lac St. Croix are all within 90 mins.
Lac St Cassien is a 20 minute drive from Seillans; here you can swim, hire pedaloes, canoes or boats. There are restaurants overlooking the lake with menus to suit all.
There are hard tennis courts in Seillans and Fayence, with lights.
We recommend La Napoule gardens on the coast - with its delightful terrace restaurant for lunch

Booking notes
We require a deposit of 25% of the total holiday cost to secure the booking. On receipt, we block off the period on the website.
The balance of 75% is required 8 weeks prior to the start date of the period please.
A returnable deposit of £300 against possible breakages and excessive cleaning is required with the 75% balance.
We accept payment either in euros to our French bank account or in pounds to our UK bank, and prefer payments to be made electronically.

About the owner
We live in Devon, and bought a second home near us at East Prawle several years ago because we loved the location of the cottage and its views. We love staying there as do our family. We started to offer the cottage for holidays 7 years ago. We have spent many holidays in France over the years and have considered buying a property there for some time. 5 years ago we took the plunge and bought our house in Provence. We spend periods there ourselves each year and really enjoy the house, the area and the differences between Devon and Provence. We love walking and are equally at home on the tracks of Dartmoor or exploring the GR network in the Var.

Why the owner chose a home in this location
Seillans combines a lively community with good facilities in an unspoilt hilltop village with the chateau and church at its core and narrow cobbled streets radiating out from the core, giving access to art galleries, cafes, a bar, boulangerie, tabac, shops and two hotels. The area has many excellent Provencal restaurants and Seillans is within easy driving distance of Nice airport, the A8 motorway and the Riviera with its beaches at Antibes, St Raphael, St Tropez and Cannes. We love walking and the footpath network in the area is excellent, particularly in the Mons/St Cezaire area in the valley of the river Siagne and in the Esterel hills. We appreciate the chance to relax in beautiful surroundings , visiting interesting places and enjoying the many festivals and concerts in the area.

Unique benefits of the property
There is much to enjoy; long lazy lunches on the terrace with its marvellous views towards Fayence, the Mediterranean and the Esterel hills, collecting fruits from our garden, swimming most days and of course that special quality of light over the hills in the early morning and evening. We enjoy visiting the many local markets, particularly the Saturday markets in Fayence and Aups and the Sunday market in Le Muy. We like visiting the galleries and museums; Aix with its Van Gogh heritage is 90 minutes away. Antibes with its Picasso museum is 45 minutes away as is Cagnes-sur-Mer with its Renoir connection, and Nice. Most of all, we enjoy the wonderful location - its views and its very private position at the end of a lane yet within easy walking distance to the centre of the village.
