The villa was built in 1990 on an old terraced vineyard on a hillside, the design and setting of which makes the most of the magnificent mountain views, and overlooks the lovely village of Soubes, and up the Pass of Escallette. Soubes is an ancient unspoilt village nestling 800 feet up in the foothills of the Cevennes. Ideal for quiet relaxing holidays. We are 10 minutes walk from the village centre. Apart from July and August, I can offer split or part week rentals, please ask. Please note, due to the quiet location of the property, it is not suitable for people who like to make a lot of noise, particularly at night! Thank you.

Notes on prices
The pricing is per week, Saturday to Saturday. Long Winter lets are available, please ask. I own a hotel, so can accept credit or debit cards as payment.

Changeover day
Changeover day is Saturday. Arrivals not before 4pm. Departures 10am. Apart from July and August, I can offer split or part week rentals, please ask.

Bedrooms: 1 twin and 2 double bedrooms, all with fitted wardrobes, where pillows and blankets are kept. Please note no linen is provided, but can be provided for £10.00 per person per week.
Bathrooms: Bathroom with bath/shower over, wc and bidet.
Separate wc.
Kitchen: A fully fitted kitchen, with electric oven and hob, fridge/freezer, microwave and crockery, cutlery and cooking utensils for six people.
Utility Room: The washing machine and dryer are in the garage.
Living Rooms: A large living/dining room with comfortable furniture and a double sofabed, English TV, DVD, and a dining table with 6 chairs. The living room and the kitchen overlook the garden, and also the surrounding beautiful mountain views.
Other: There is a large verandah with table and chairs, and sunshade, for sitting outside.
Cleaning/towels/

Please note linen and towels are not provided. There is no maid service. But we can provide , sheets and pillowcases for £10 per bed per week.

Notes on accommodation
The villa is fully fitted out with equipment and furnishings, all of French origin, to provide comfortable all year round accommodation. It is fully insulated and double glazed to French building standards, and all rooms have wall mounted electric heaters.

Accessibility
Due to the nature of the grounds, this Villa is not suitable for people with mobility problems.

Outside
The garden consists of two terraces and covers an area of half an acre, the natural flora is a lovely feature, with a private small wood, broom, thyme, fennel, fig and olive trees. The private pool is 27 feet by 12 feet and is landscaped into the garden.

Coast/Beach
Driving takes approx 40 minutes to Cap d'Agde, and the surrounding coastal resorts, you may well already know that this part of the Languedoc has some of the cleanest, longest beaches in Europe.

Golf
The nearest golf course is approx 40 minutes drive through beautifull scenery, and is fairly new. There is an outdoor Lido at Lunas, which is approx 35 minute drive, the Lac du Salagu is 15 minutes drive.

Travel
From the Channel ports it takes approximately ten hours by car driving through Clermont Ferrand and Millau. Montpellier & Bezier airports are 40 minutes from the villa and are served by planes from most parts of the U.K. Carcassonne airport is 11/2 hours and Nimes 11/2 hours. Both Gerona and Toulouse Airports are 21/2 hours drive. The Eurostar (TGV) goes to Montpellier via Lille. Please note car hire or use of car is recommended.

Distances
We are half a kilometre from Soubes Centre, 4km to Lodeve, Millau Viaduct 40km and Montpellier is 40km. The world famous Roquefort Cheese Caves are 35km and of course the outstandingly beautiful Gorges of the Tarn are minutes away by car.

Further details
In Lodeve, you will find all you need to support yourselves during your holiday. There are plenty of top class restaurants, banks, cash machines and supermarkets, and not forgetting the local market on a Saturday morning which is superb.

Booking notes
I own a hotel, so can accept card payments. A deposit of 25% of the total is required with booking. Final balance is due 8 weeks before the holiday. Once the final balance has been paid, no refund can be given, however we assume you will take out full insurance cover for your holiday, including cancellation insurance. A £200.00 security deposit is payable with the final balance. This is to cover breakages etc. and will be returned less any expenses for these with any invoices after your stay.

About the owner
I have always loved France and since the sixties have visited many different regions. In 1985 I holidayed in Grande Motte, and toured around as well. I immediately fell in love with the Languedoc, although the wine then did not compare with the wines available now. Indeed they are now considered to be amongst the best in France. You probably know that Languedoc Roussillon is the largest vineyard in the World!

Why the owner chose a home in this location
I felt completely at home in Soubes from day one. I love swimming in the Gorges of the Tarn, and canoeing also. My favourite pastime is just to sit on my veranda with a glass of wine and let the World go by.

Unique benefits of the property
The Villa, although in a lovely old village, is close to Montpellier, Bezier and Millau, so is not isolated. The coast is 45 minute away, and the World famous Roquefort cheese caves are nearby too. The view from the Villa is just beautiful, and the people are very friendly. The pool is a feature of the Villa, and great for cooling off at anytime on a hot day. The Villa is ideal for those seeking a relaxing holiday and not those who want a wild noisy time! as we do have neighbours who live there all year round, and we try to respect each other.
