Standing in 2 acres, this traditional Breton longeure offers spacious family accommodation in a tranquil, rural setting. The area is an ideal place to explore the many picturesque historic towns and villages of Southern Brittany. The surrounding countryside is perfect for cycling and walking with a number of country parks especially suited for younger children. The medieval port of Vannes is 20 minutes away offering an excellent selection of restaurants and shops in its narrow cobbled streets. Superb beaches can be found all around the Gulf of Morbihan and the Quiberon peninsula.

Kitchen: South facing kitchen/breakfast room with french doors onto patio, well equipped with gas cooker, microwave, large fridge and dishwasher.
Utility Room: Washing machine, tumble dryer, chest freezer and additional fridge.
Living Rooms: A lovely oak beamed lounge / dining room with a large open fire (logs provided) and comfortable sofas with cushions and throws, for those cosy evenings in, should you fancy a break out of season. Cable TV with video and DVD a Hi-Fi and CD player.
Other: The lower ground floor(glass door from entrance hall and 3 small steps) which houses the utilty room, double bedroom, shower room and seperate wc is ideal for groups when extra privacy is preferred, or grand parents who would enjoy a little exta peace!

Notes on accommodation
Central heating has recently been installed, with wall mounted, individually controlled electric heaters, this together with the large open fire in the lounge makes the house ideal for out of season breaks! The house is also very child friendly having stair gates and fire guards available on request.

Accessibility
There is direct access to the downstairs bedroom from the drive, the toilet and shower room are also on the same level. There are only three small steps up to the hall area which leads to the hall, kitchen and lounge/dining room.

Outside
The large flat, private gardens overlooking a picturesque river valley at the rear, are ideally suited to children of all ages. The gardens are laid mainly to lawn so as to accommodate ball games, there are numerous trees around providing welcome shade on hot summer days. Gates to the front of the property enable children to explore and play in complete safety. There are a couple of swings hanging from trees in the garden, paddling pools, a sand pit and a number of garden toys suitable for younger children are stored in the garage.There is a vast array of garden sports equipment, tennis, cricket, football, basketball, badminton, crocket and a boules pit. In the garage is a table football, pool table, with tabletennis attachments, a wall mounted dart board and a large selection of bikes for all ages. A number of tables and chairs are strategically placed around the garden to make the most of the views( and sun ) and a further choice of loungers and parasols can be found in the garage.

Coast/Beach
Superb beaches can be found all around the Gulf of Morbihan, the Quiberon Peninusla has a number of excellent surfing beaches whilst soft sandy family beaches can be found at Kerhillio, Port Navalo, Carnac, Locmariaquer, Suscinio and Quiberon. All these beaches being less than 45 minutes drive by car.

Golf
There are numerous golf courses around the Gulf of Morbihan within a 45 minute drive.

Travel
St Jean Brevelay is situated approximately 2 hours south of St Malo, 3 hours from Caen and Roscoff and 4 hours from Cherbourg and Le Havre.
The nearest airports are Rennes (1 hour), Dinan (1 1/2 hours) and Nantes (2 hours). A car would be necessary to enjoy the area to the full.

Distances
The nearest village of St Jean Brevelay is approx. a mile away and contains the main local services including an Intermarche, 2 boulangeries, a boucherie, pharmacy, tabac, bank and a couple of small bars and restaurants. There is also an excellent wine cave. The historic towns of Vannes and Josselin are both approximately 15 minutes drive by car. There is a picturesque Chateau and doll museum at Josselin. The area is most famous for its vast array of megaliths spread around the countryside.

Further details
The area is steeped in history and there are many picturesque local towns who have retained much of their medieval charm, including Josselin, Malestroit and Rochfort en Terre. For those with shopping in mind Vannes has a superb selection of beautiful shops and an excellent market once a week. There are two hypermarkets in the Vannes area both well worth a visit for their extensive range of produce and wine selection.

About the owner
We live just outside Reading and my husband is self employed, we have two young teenage boys. As with most people we have very busy lives so we escape to Brittany at every opportunity.

Why the owner chose a home in this location
We all love France and have holidayed there for many years, but we love Brittany because it reminds us of childhood holidays in Cornwall, with the French Culture and food thrown in. As a family we are real water babies and love the beaches around Southern Brittany for the surfing, we also sail and windsurf, so the craggy coastline, with its traditional villages, gorgeous harbours and picturesque cliff walks never fail to give pleasure, whatever time of year. The rolling countryside and peace and quiet around Lann Douar is perfect to come back to after a busy day at the coast. The extensive, flat gardens have been great for the boys to play and cycle in safety, we enjoy being able to walk and cycle direct from the house along the quiet lanes, which surround St Jean Brevelay.

Unique benefits of the property
The easy journey from St Malo makes short visits possible, we always take the overnight ferry and are down at St Jean Brevelay by 11am. We use Lann Douar all year round and have ensured that the house is warm and very comfortable at all times. We recently replaced the central heating with individually controlled heaters to ensure maximum heat where needed. The sofas and chairs all have throws and lots of cushions for added comfort,there are book cases full of books and games and we have a large number of DVD's and videos for those cosy evenings in. Rucksacs, folding chairs, travel rugs and thermos flasks ensure exploring the local countryside is always fun. Summer and Winter duvets and lots of spare bedding also ensure comfort all year round.
