We are situated on the edge of the small Provencal village of Cabasse, typical of many of the surrounding villages it has Cafes/Bars and Restaurants as well as a bakers, post office and general shop and of course a boules pitch. Set in the vineyards, with many local producers and opportunities for wine-tasting, possibilities for enjoying the spectacular countryside are endless whether driving or walking, including the beautiful Lac de Carces and local Dolmen. This area is often described as the heartland of provence and the atmosphere of the villages and landscape provide a charming contrast to the bustling Cote d'Azur which can be reached within 1 hour. Other places of interest are Aix en Provence, Cannes or St.Tropez all about 45 mins away.

Changeover day
Sunday arrivals, met by the owner. Please try to arrive between 3pm - 7pm, if not possible please advise. Departure should be before 10am.

Bedrooms: Bedroom 1 upstairs (en-suite) with double bed.
Bedroom 2 downstairs (adjacent bathroom) with double bed.
Bedroom 3 downstairs with single bed,leads out to garden.
Possibility of fold away single bed for 6th person, please enquire.
Bathrooms: En-suite bathroom to bedroom 1 is fully tiled and has large walk in shower and WC.
Downstairs bathroom has new bath, fitted with glass screen for use with shower.
Separate WC downstairs.
Kitchen: Kitchen is fully equipped with electric hob and oven, fridge/freezer, microwave and washing machine. Plenty cupboard space, leads out to outdoor covered terrasse or into dining area.
Living Rooms: Large living area with access to both kitchen and dining area, living room has 2 large sofas and an armchair, electric heating/air conditioning and flat screen TV with UK freeview channels. Dining area seats 4 or table extends to seat 6.
Other: There is an office area with desk, in the hallway, under the stairs, with Internet connection (WiFi). Telephone for incoming calls only.

All bed linen and towels (not beach) are provided, the property is cleaned on each departure, we do ask that our guests leave the Villa in a clean and tidy condition.

Notes on accommodation
Tastefully decorated with a modern feel whilst managing to maintain a traditional air about it. As we live in the Villa during the Winter months we think you will find on visiting that it is more of a home from home than a holiday home.

Accessibility
We don't feel that the Villa would be suitable for wheelchair users as the front garden is gravelled.

Outside
The villa is detached and backs onto woodland, it is surrounded by garden, large back garden with covered eating area, table and 6 chairs, also has large tiled patio, perfect for sunbathing or to sit reading in the shade of the Cherry tree looking out at the panoramic hillside views. 4 sun-loungers are provided as well as a Gas barbecue. Well established plants, trees and shrubs. Parking is off the road at the front of the property.

Coast/Beach
We are 45 minutes drive from the coast, plenty beaches to choose from, either around the St.Tropez area, particularly nice is the beach at Bregancon, not far from Bormes les Mimosas.

Golf
Golf de Barbaroux, Brignoles is less than 10 minutes drive from Villa.

Travel
Nice Cote d'Azur Airport is 100km and is about 1hr 15 mins drive, Marseille Marignan Airport is the same distance in the other direction. There are also flights into Toulon which would take about the same travel time.

Distances
Cabasse village is 2 minutes walk. Le Luc is 10 mins drive. Brignoles, & Carces are 20 mins drive. Cotignac, said to be one of the most beatiful villages in France is 30 mins drive as are Lorgues, Entecasteaux and plenty others. Aix-en-Provence, Verdon Gorge, Hyeres, St.Tropez and Cannes all 45 mins drive. Nice 1hr 15 mins. Monacco 1hr 30 mins.

Supermarkets can be found either in Le Luc or Brignoles (closed Sundays).
Cash machine in Cabasse outside the post office.
Lots of local restaurants in surrounding area.
Local Activities include; Walking, cycling, horse riding, golf, mountain biking, fishing (permit available locally), swimming, canoeing, rock climbing.

Booking notes
A deposit of 30% is required to secure your reservation. The balance to be paid 10 weeks before arrival date. With final payment a returnable deposit of £150, written on a separate cheque should be included. This is to cover breakages and to ensure the property is left in a clean condition. It will be refunded by post on completion of your holiday.

Guest comments
The villa is very well equipped and we were very pleased with all the facilities which are of a very high standard. The local information at the villa is very useful.The outside space is excellent and we enjoyed sitting in the garden enjoying the sunshine.The village itself is small and interesting and it was great to sample some excellent wine produced by local vineyards.We enjoyed local walks, markets and beaches. We were very well looked after by the owners. I highly recommend it, Excellent.

Villa Cabasse is so welcoming, comfortable, clean and well appointed that we instantly felt at home, enhanced by Liz, the owner, who made us feel welcome and took the time to show us round. Garden and patio are delightful; the village has an authentic French feel rather than a 'touristy' one which was great. Lots of photo opportunities and memories to be had, we loved it.

Delighted to stay here, Villa is very tasteful, its location is beautifully tranquil whilst well placed to explore.

About the owner
I live in France with my husband, we have been in this area for 12 years. We have our own small Mobile Home holiday rental business, which we run from a Campsite near Antibes. We live on site during the Summer giving us the opportunity to rent out our Villa.

Why the owner chose a home in this location
We chose this area due to its natural beauty and the fact that it was a quieter location than where we work but within driving distance. On first impression we particularly liked the drive along the country roads approaching Cabasse either from Brignoles or Le Luc, both have wonderful vistas across the vineyards. We still love that 10 years later and never tire of the sights and sounds of nature that you see along the way whatever the season. You only need to step out of the door to enjoy many local walks along the country lanes or sit in the garden to enjoy the views, its very peaceful and relaxing. We have good access to a wide range of places, possibilies for exploring are endless.

Unique benefits of the property
You will find everything you need here to enable you to enjoy your stay, we have recently extended the Villa and as a result decoration is tasteful and all fittings are of a high standard, we have been told many times by guests that the Villa has exceeded all their expectations. We are 10 mins drive to the nearest Motorway junction which makes us ideally placed for visiting the wealth of local attractions in Provence and along the Cote d'Azur. As we live in the Villa during the Winter months we think you will find on visiting that it is more of a home from home than a holiday home.
