The property consists of a 5 bedroom farmhouse, 2 seperate 2 bedroom gites and a 1 bedroom gite. All share the on-site facilities which include full sized HEATED swimming pool, large gardens with plenty of room to play ball games or find a quiet corner to sit and read. There is a separate children's play area and an open barn with games and toys, BBQ, Bar, fridge and garden/dining furniture. The complex is excellent for families and offers safe and secure accommodation and gardens. The inside accommodation has been created to a very good standard and is again geared towards families.

Accommodation

Upstairs are 4 bedrooms, a bathroom and separate WC.
On the ground floor there is a traditional French oak fitted kitchen fully equipped with dishwasher, microwave, toaster, kettle, coffee maker, fridge, electric oven and gas hob. The kitchen is furnished with a table and chairs to seat four people. The kitchen leads to a dining room with large table and seating for 12 people.
There is a large lounge furnished with comfortable sofas and chairs with patio doors opening onto the courtyard, an open fireplace and exposed beams. The lounge is equipped with a 36" wide screen TV with English language satellite channels and a DVD player.
The fifth bedroom is situated on the ground floor, it is a double bedded room to sleep two people. There is a shower room and a separate toilet on the ground floor also. Washing Machine.
To the rear of the farmhouse is an enclosed seating area complete with BBQ and patio furniture for alfresco dining.
Central heating for year round lets.

Entrance is via double French doors into a large open plan living room/kitchen complete with wood burning stove, comfortable seating, flat screen TV and DVD player. There is a dining table and chairs and a fully equipped kitchen. The kitchen has an electric oven and hob, fridge, microwave, kettle, toaster and coffee maker.
There is a hallway leading to the bathroom and bedrooms. The first bedroom has exposed stone walls and beamed ceiling and sleeps two people with a King size bed. The second bedroom which is ideally suited for 3 children, also has an exposed stone wall and beamed ceiling furnished with a set of bunk beds, a small fitted wardrobe and chest of drawers. There is a mezzanine area above and to one side with a single bed. Please be aware that the mezzanine area has low head room and is accessed via a steep narrow staircase.
There is a bathroom off the hallway which has a small bath with shower, a toilet and hand basin and heated towel rail.
Separate garden with BBQ.

The lodgehouse is a detached holiday home on 2 floors sleeping up to 4 people. Ideally suited for a couple or a young family.
On the ground floor there is a living room which has an archway opening into the kitchen. The living room has comfortable seating and is equipped with a dining table and chairs to seat 4 people. The living room is furnished with a large screen TV with satellite channels and a DVD player. There is a selection of DVDs available to borrow.
The kitchen is equipped with fridge, gas cooker, microwave, kettle, coffee maker and toaster.
There is a separate toilet and a shower room with wash basin, bidet and shower also situated on the ground floor.
The first floor is accessed via an open tread staircase from the living room, giving direct access into the bedroom which has a double bed and 2 single beds.
There is a large, enclosed seperate garden to the front of the Lodgehouse which is equipped with patio furniture and a BBQ.

 

Notes on accommodation
Each property has its own enclosed garden, BBQ and garden furniture as well as sharing all of the facilities on site. The properties can be let individually or serve one large group. Long term winter lets available. All properties are centrally heated and available for year round lets.

Outside
There is a large communal recreation area at the rear of the property which is fully enclosed by a wall and safety gates. The swimming pool is 10m x 5m with additional 2.76m Roman end steps. The swimming pool depth is 1.20m sloping to 1.80m. Beside the pool there is a large terrace with sun loungers sheltered by the Fossil wall, (Fossils personally selected by our daughter Megan) and surrounded by lawns. Behind the swimming pool is a large lawn suitable for games and outdoor activities, a selection of which are available.
Adjacent to the swimming pool is a large traditional open barn equipped with a BBQ, fridge, tables and chairs. This area is undercover and provides shade for those hot days and evenings. It is also useful for enjoying being outside in warm weather during the occasional shower. Various activities including a darts board, books, games and toys suitable for all ages to enjoy. The front of all 3 properties open onto enclosed courtyard. Children's play area.

Coast/Beach
We are 1 hour from the lovely Vendee coast, known for its wonderful coastline and year round warm climate, vast sandy beaches, sea fishing, mussel and oyster farming. Beaches close by include L'Aiguillon sur Mer, Faute sur Mer, La Tranche sur Mer and Les Sables d'Olonne famous for its boat races such as the Vendee Globe, fantastic beaches, parks and Zoo.

Travel
1 hour from airports at La Rochelle, Poitiers and Nantes. St Malo ferry port 3 hours. Caen 4.5 hours. Calais 6 hours.

Distances
Situated at the edge of the village of Oulmes our properties are quiet but within easy walking distance of local amenities. Shops include a baker, small shop, post office, hairdresser, garage, bar/tabac and restaurant with bar also providing a take away pizzeria. The historic town of Fontenay-le-Comte, the large city of Niort and the picturesque village of Coulon on the Marais are all within 20 minutes drive, all have tourist information offices and offer shopping facilities, restaurants etc..

Further details
The beautiful historic harbour of La Rochelle with its two towers and the Aquarium, La Rochelle also provides the opportunity to take a boat trip to visit the adjacent islands. Visit the island of Ile de Re accessible by car for fantastic beaches with calm shallow waters, the island also host numerous oyster bed farms which sell direct to the public.
The forest at Mervent and lakeside beaches are within 15 minutes.
5 minutes from Marais Poitevin (Green Venice).
