The property is an 18th century farmhouse with 4 bedrooms and a spare room in the studio 20 yards from the farmhouse. The property has period furniture and decoration and faces south west. It is well secluded with an old walled garden and orchard, opposite a medieval village church - all set in a period Burgundy village. In addition there is a sunny terrace and a garden with mature shrubs and the property benefits from a 8x4m pool - exclusive to the property. There are fine views over the fields and hills of the Brionne valley. The property has modern central heating throughout, and there is a large fireplace. Many delightful walks and bike rides are possible. An 18 hole golf course is 10 minutes away by car, and a hard tennis court is close by. Minimum rental in July and August is usually 2 weeks. Friendly neighbours are nearly always there to look after the property, and can help with general queries.

Prices are for the property per week in euros.
10% reduction for rentals of 3 weeks or more. Heating is additional 180 euros per week for the farmhouse, and 70 euros for the spare room in the studio. Changeover day
Bookings are from Saturday arrival after 5pm, to Saturday departure by 10 am. Other days by arrrangement and, of course, subject to availability.

Towels (but not swimming pool towels) and linen are provided. Additional services baby sitting/cleaning/maid service/cook are sometimes available by arrangement with neighbours, but preferably ask before arrival, to avoid disappointment. |
Notes on accommodation
The farmhouse enjoys a natural period charm, and is suitable for 2 families with children, or four couples. The farmhouse and gardens are enclosed by fences and walls, which should deter all but most determined young children. Note the pool protection is to European standards. For an addtional guest there is a ground floor single room and a separate shower/wc in the studio, and with easy access - but the remaining rooms in the studio are the owners private appartmants, and not for general guest use. Both buildings have modern central heating. While pets are discourged, a small one may be accepted at the discretion of the owners, provided it is properly supervised.

Accessibility
The spare room and shower/wc are on the ground floor of the studio. This has easy access, but is not specifically designed for wheel chair users.
Outside
The farmhouse has a fine garden, with lawns edged by mature flower beds and partly enclosed by low stone walls. In addition there is an orchard with plum, cherry, and hazel nut trees, as well as a terrace with teak furniture and a barbecue. Next to the pool there is a further terrace also with garden furniture. The swimming pool is an oval 8x4m and exclusive to the property. Maintenance of the garden, orchard and pool is contracted locally. The farmhouse faces south west down the valley over fields and the neighbouring hills. There are pleasant walks and bike rides with wonderful views in and around the Brionne the valley, as well longer trails for the more adventurous, many of which are signposted. This is a peaceful village at the end of valley, and well exposed to sunshine.
Coast/Beach
Sorry there are no seaside beaches here! But there is boating on the Burgundy canal 3km away, and swimming in the nearby lakes and reservoirs is possible. Fishing can be arranged: ask the neighbour for details of permits, and check with the municipal offices to avoid disappointment. More serious fishing is available in the lakes and streams of the Morvan 30km away.
Golf
Chailly sur Armancon golf course is 6 km away. Designed by Gary Watine and Thierry Sprecher, it has 18 holes, some fine open fairways, and interesting water features. It was inaugurated in 1990 and has matured well. It is part of the 17th century Chateau de Chailly Hotel which enjoys an informal pool restaurant (day) and separate gourmet dining in the evening, as well as a large but cosy bar.
Special interest holidays
Bicycles can be rented at the tourist office in Pouilly en Auxois. Horse back riding is usually available at Thorey about 12 km
Travel
Access is essentially by car, though there is an occasional bus which sometimes stops 3 miles away. By car, Paris, Geneva and Lyon airports are all 2.5 hours away, and Calais is 5 hours (but expect longer in the high season). Train: from Montbard to Paris is an hour, and Dijon to Paris is 1 3/4 hours. Both these stations are 40 minutes away. Dijon/Lausanne is nearly 3 hours, and Montbard or Dijon/London is 7 hours plus (via Lille).
Distances
Vitteaux 8km, Pouilly en Auxois 10 km, both with shops. The old Chateaux of Commarin and Chateauneuf 17km, Semur en Auxois with its mediaeval walls and ramparts is 22km. The old villages of Flavigny sur Ozerain and Fontenay Abbey 35km, Montbard 40km, Dijon, Beaune and Gevrey Chambertin 50km.
Further details
Many delightful walks and treks up and down the valley are possible from the village. Sometimes these are sign posted. Tennis is 2km away in Grandchamp. In Pouilly there is a good supermarket (Atac), restaurants, bars, butchers, (of which Radigon is regionally famous) also 2 bakers, grocers, banks and garages. Within an hour of Soussey there are many fine restaurants from Michelin 3 stars, down to simple good value bistros. La Raquette (12 euro menu) by the canal is 2km away, and is good value. Lameloise is the best value top quality restaurant in the region, though Greuse in Tournus comes close (and see the delightful pink basilica of St Philibert nearby). Saulieu (32 m) is full of restaurants, most of them good because of the competition. The best Burgundy vineyards start in Marsannay, (50km) then extend roughly south via such renowned names as Gevrey, Nuits St Georges, Beaune, Meursault and Volnay, after which you reach the Cote Challonaise at the southern end of the highly reputed Cote d’Or wine region. The old towns of Dijon, Beaune and Montbard are well worth a visit. See also the ramparts and towers of the town centre of Semur en Auxois. The Chateaux of Commarin and Chateauneuf are 17km away, which can be visited in summer, and to the north Fontenay Abbey and Bussy Rabutin (with a delightful good value bistro next door) are well worth a visit. They are usually open to the public except sometimes in winter. There are riding stables in Thoisy le Desert, bicycles for hire at the Tourist office in Pouilly (book in advance) and the hills, woods and lakes of the Morvan are 30 mins drive away which attracts hikers and picnics.

Email / Telephone bookings can be held briefly until the downpayment is made. A deposit of 20% on booking is charged and the balance is due 6 weeks before the arrival date. In July and August the minimal rental period is usually 2 weeks.
