Attractive two bedroom apartment situated on the first floor overlooking the buzzing square of Port Grimaud Sud. There is lift and stair access and the Square has its own security control and only the residents can access it by car. The south facing balcony overlooks the waterfront where you can sit for many an hour watching the boating activities and the second balcony overlooks the restaurants, boule area and lively patisserie. The Square has a choice of three restaurants and a tabac and below the apartment there is a patisserie selling all sorts of delicious delicacies. In the summer months the 'Coche d'Eau' (water taxi) stops at this area and is a free service to residents, calling at the main Port Grimaud Square, the harbour entrance and the beaches, a great way to see the marina. A ferry runs from the main harbour hourly to St Tropez a great way to visit without the car. It is well situated to walk to the local market, shops, bank and beaches.

There are two balconies one overlooking the beautiful marina and boats and the second one overlooking the Provence style square with a boule area, tabac, patisserie and restaurants. Both are equipped with tables and chairs.

Coast/Beach
There are two local beaches both within walking distance or in the height of the season you can travel by the local water taxi which is free to residents. On both beaches there is a restaurant with sunbed facilities and on the main larger beach you can also hire water sport equipment and pedalos. If you wish to get into your car there are the famous Pamplelone beaches of St Tropez approximately 5kms down the road.

Nearby golf courses at Beauvallon approx 3km and St.Maxime, approx 7km.

Skiing
2-3 hours to nearest resort.

Well maintained cycle tracks to most of the local towns.
The area is surrounded by vineyards, most of which welcome you to sample and buy their wines.

Travel
Nice airport is 100km and Toulon about 30km. You can also fly to Marseille. By car you can take the autoroute and exit at Le Muy or Le Luc. Public transport available from Nice airport, to be looked into.

Distances
Only 5kms from St Tropez or you can take the local ferry from Port Grimaud which travels every hour and takes you across this stunning bay. There are many beautiful old Provencal villages to visit such as Old Grimaud and the buzzing cafe town of St Maxime which are both close. Nearby Gassin is a beautiful perched village with stunning views of the area.

Further details
Port Grimaud is well situated for local restaurants, shops and banks. There is also a very large supermarket 5 minutes away by car or you can even walk. There is a market held in the main square every Thursday and Sunday morning or visit the famous market of ST Tropez held every Tuesday and Saturday morning. St Maxime is a small busy town with numerous cafes and restaurants and lively if you are looking for nightlife, beach facilities and a port running ferry services.

To book email or telephone. A deposit of £150 will be required to confirm the booking, this deposit will be returned only after occupation and if no breakages or extra cleaning is required. The deposit is non-refundable if cancellation of the booking occurs. The balance of the booking fee is required 6 weeks before the date of your holiday.

'We have enjoyed both out visits to this apartment in Port Grimaud. It is situated in an excellent spot overlooking the marina from the balcony and the front aspect viewing the restaurants. It is spacious and has good cooking facilities and two bedrooms plus spacious living accommodation. We loved the water taxi that travelled regularly between the different points at the Port and to the beach and the harbour entrance where the small ferry boats goes to St. Tropez. 'We arrived late in the evening and greeted in the morning firstly by the waft of freshly baked croissants from the Patisserie downstairs(thoroughly recommended) and then we opened the shutters and met by the wonderful view of Port Grimaud. We couldn't wait to start exploring.
Apartment itself - all the usual conveniences of home, great for alfresco dining.

About the owner
We first visited this area on a family holiday over 25 years ago and then returned again 10 years later. What impressed us was the fact it was still a beautiful part of France and unspoilt. We fell in love with Port Grimaud, the stylish architecture and the wonderful central position for the neighbouring towns and villages and all the local amenities. We purchased the apartment in March 2002 and have never looked back. The situation of the apartment gives many dimensions to the property. The beaches within walking distance, the local market, shops, restaurants and patisseries or you can just sit on the balcony with a glass of wine and watch the boat life or the buzz of life coming from the nearby restaurants. We think it has something to offer for everyone.

Why the owner chose an apartment in this location
There were many reasons for buying this property. We loved the idea of having all the facilities closeby so if necessary we do not have to get in our car and travel anywhere. The surrounding area has lots to offer sightseeing wise or sport facilities. There is a tennis court five minutes walk away. Great local cycle tracks with cycle hire available locally it is a great way to explore and exercise. The beaches are clean with good restaurant and sunbed facilities. The range and size of the boats never fails to amaze us there is always something new to see. The port can be viewed by rental small electric boats or sightseeing water taxis. In the main summer months the water taxi runs from the local jetty taking you to the harbour entrance where you can catch the ferry to St. Tropez.

Unique benefits of the property
One big advantage of the location of the apartment is the two balconies facing different directions. One with the aspect of the marina and boats and the other viewing the Square with restaurants and patissiere. This also works with the sun, it means you can sit and have breakfast in the sun overlooking the Square and then the water balcony has the afternoon sun, or if you prefer you can choose either one for the shade. With the security gate only allowing residents' cars into the area you find this area is not as busy as the main Port Grimaud Square. We find once we arrive and relax we do not need to get into our car for days if we so wish. The patissiere below stocks quite a range of food and drink items. There is a lift which is useful when you arrive with luggage but also stairs.
