Our luxurious villa, which is situated in a magnificent golf and country club setting, overlooking the Luberon, is within walking distance of the golf course, shops and restaurants. It has 3 bedrooms in the main house (2 king and 1 twin), large lounge/dining area with fireplace, fully equipped kitchen and bar area, cloakroom, mezzanine with double sofa bed, satellite TV/Video/DVD and study area with free broadband access, further cloakroom. Outside, there is a separate guest annexe which sleeps up to 4 (king/cot/put-u-up) , a large swimming pool and spacious jacuzzi. Our landscaped garden with some shade, sun terrace with table and chairs for 4 and covered terrace with built in BBQ and table and chairs for 8, enjoys good privacy and is very peaceful. We have a table tennis table and boules pitch which children and adults enjoy. The garden is terraced and extends down into the valley. Cleaning on arrival and departure. Bed linen is changed weekly and bath towels are provided.

Notes on prices
Prices are for the property per week in UK Pounds. If you do not require the annexe, please deduct £400 from the price quoted. Please note that the annexe can only be rented in conjunction with the main house. Our prices include bedlinen (changed weekly) and bath towels, heating and electricity. Pool heating costs £100 per week. Extra cleaning is available if required at an additional fee - please ask Karen for the rate and settle directly with her.
Changeover day
Changeover day is Saturday within season but flexible during the rest of the year. Arrival is after 4.00 pm and departure is 10.00am (unless otherwise agreed with the owner). This is necessary to allow sufficient cleaning time between clients.
| Bedrooms: | Bedrooms 1 and 2 have kingsized beds and bedroom 3 has twin beds. Bedroom 1 has a wisteria covered private terrace leading down to the pool. There is also a double sofabed on the mezzanine. In the annexe there is a king bed, a cot and a put-u-up. |
| Bathrooms: | En-suite bathroom to bedroom 1 with bath/shower over, wc and basin; bathroom 2 has a walk in shower, basin and wc; separate cloakroom downstairs and cloakroom on mezzanine. In the annexe, there is a shower room with wc. |
| Kitchen: | Fully equipped kitchen with fridge freezer, built in microwave, hob, electric cooker and dishwasher. There is an excellent supply of crockery, pots and pans and cutlery. The kitchenette (annexe) contains a sink, fridge, kettle, crockery and cutlery. |
| Utility Room: | The utility cupboard houses a washing machine and dryer. There is also a clothes dryer, ironing board and iron. |
| Living Rooms: | Large lounge dining area with sofa, built in seating either side of fireplace, additional seating, glass coffee table and two side tables. Dining area seats 8; sideboard. A stereo music system is provided. There are terracotta tiles downstairs. |
| Other: | On the mezzanine, there is a double sofabed, coffee table, two additional chairs, French & English satellite TV/DVD/Video. Study area has a good selection of books and games. Free broadband internet access. Cloakroom with wc and basin. Wooden floors. |
| Cleaning/towels/ linen/maid service: |
The property is cleaned at beginning and end of every stay. Additional cleaning is provided, if desired, at client's expense. Bedlinen and towels are included. Bedlinen is changed weekly. Towels can be washed using the washer and dryer. |
Notes on accommodation
There is electric heating and fans are provided for use during the summer. There is a no smoking policy within the internal confounds of the villa although smoking is permitted on the covered terrace. Pets are not allowed but children are welcome.
The separate guest annexe in the garden comprises a large room with king sized bed and room for a cot and/or single bed, ensuite shower room, large cupboard with shelf and hanging space, kitchen annexe with fridge, sink and cupboard with crockery and glassware. It can be rented in conjunction with the main house and would be ideal for families requiring extra accommodation or for families holidays together.
Accessibility
Our villa is not suitable for wheelchair users but my parents, who were both in their 80's found that they could manage the steps. There are five steps which lead from the hallway to the bedroom area. There are a further three steps from the hallway to the sunken lounge/dining area. There is a narrow corridor like staircase with bannister which leads up to the mezzanine. Two steps lead from the terrace to the guest annexe but there are no steps within the annexe.
Outside
The garden is landscaped and leads down into the valley. The large private pool measures 9x4.5m. New for 2008 is a 2x4.5m spacious jacuzzi. The pool and jacuzzi are fitted with an electrically operated cover which complies with the stringent ANOR Safety Standards. A table tennis table and boules pitch are also provided for your enjoyment. A large sun terrace runs the length of the living area and there is a second terrace outside the master bedroom with additional table and 4 chairs. There is a built in barbecue on the covered terrace with an additional dining area for 8; great views over the Luberon and village of Pont Royal. There is an excellent supply of garden furniture including loungers and deck chairs and further tables and chairs.
Coast/Beach
There are beaches around Marseille and Nice is two hours drive. The Camargue and all its wildlife is also readily accessible
Golf
The villas are situated on the 450 acre Seve Ballesteros championship designed golf course with views of the Luberon and the Alpilles. The golf course is 18 holes (6,303m, Par 72). There is also a practice driving range. There is a resident professional and lessons can be booked. The clubhouse has excellent amenities, including pleasant bar and restaurant and is open to non members. There are several other golf courses within a one hour drive of Pont Royal.
Skiing
There are a couple of ski resorts within a couple of hours driving which are ideal for weekend skiing and larger resorts (approximately 3 hours) are easily accessible for longer holidays.
Travel
Marseille and Nīmes airports are 50 kilomotres away. The TGV runs from Avignon and Aix en Provence (40 kilometres). Ferries run from Marseille to Corsica and North Africa. The nearest motorway junction is junction 26, Sénas on the A7 (a distance of 9 kilometres from the house). A car is recommended as there is so much to see and do in the area.
Distances
Shops and restaurants can be found in Pont Royal. The nearest large supermarket is in Mallemort which is 3 kilometres away. There are local markets in Pont Royal, Mallemort, Avignon, Aix en Provence and Lourmarin to mention a few! Arles, Nīmes, the Gorges de Verdon, are all tourist attractions and within comfortable driving distance.
Further details
Within Pont Royal, there is one supermarket,two gift shops, one wine shop, a newspaper shop and tourist information. There are also two restaurants and a café. Local activities include cycling, golf, horse riding, mountain biking, large wave pool, tennis, walking and children's activity centre. These can be organised through Reception (Pierre et Vacances) in the village, space permitting. There are numerous vineyards locally as well as open-air theatres and music festivals (in season). Cultural outings can also be organised through the Tourist Office in the village.
A new addition is the Biomecaswing Centre at Pont Royal where you can get your golf swing checked out or, if golf is not for you, why not test out their health and beauty centre.
Booking notes
The annexe is not included in the price. Please add 500 euros per week if you require the annexe in addition to the main house. 25% deposit required when booking and remainder to be paid 8 weeks before trip commences. Money to be paid in euros into owner's French bank account. There is also a £500 per week or part thereof refundable security deposit.
