Luxurious 72sqm, purpose built (2007), apartment in traditional Savoyard style building, within walking distance of a chair lift into the 3 valley system. Le Bettex is only a 5 min drive from the pretty town of St Martin de Belleville, with shops and its own lift system. The property has been equipped to a very high standard with all new furniture and fittings. The accommodation comprises three bedrooms, one having an attached shower room, a separate bathroom, and a kitchen living area. The lounge, with comfortable sofa, is fitted with surround sound DVD, i-pod link and X-Box. The property has a large, furnished, balcony which receives full sun from around 10 am. There is a designated parking place in the secure underground garage with an elevator to the lobby adjacent to the apartment. There is a ski room with a secure ski locker, this is fitted with a boot dryer. This is a strictly no smoking residence; due to steep steps we feel it is unsuitable for smaller children.

Changeover day
Saturday to Saturday, may be possible to alter this depending on bookings around your dates.

Christmas 2011 with current bookings there is an opportunity to take the apartment over Christmas with departure as late as 27 December.

Both bathrooms have a heated towel rail and a vanity unit with illuminated mirror.
Kitchen: The kitchen forms part of a large, open plan, living area. It is fully equipped with dish washer, oven, ceramic hob, microwave, fridge and plenty of well illuminated preparation surface. We have a large oak dining table with bench seating.
Living Rooms: The living area is fitted with a very comfortable sofa, a large flat screen TV, a 'freesat' box (all British channels), full surround sound DVD, ipod link and X-Box.
Other: There is a designated parking place in the secure underground garage with a lift to the lobby adjacent to the apartment. There is a ski room with a secure ski locker, this is fitted with a commercial boot dryer.

All linen, towels, final cleaning and electricity (approx 600Kwh) included. In the unlikely event that our cleaner has to spend much longer than usual, or the electricity usage is significantly greater, then we may make a small surcharge.

Notes on accommodation
Heating is provided by thermostatically controlled convector heaters.

We would not recommend the apartment for rental if you have small children (less than 7) as there are steep steps both inside and outside the property.

Skiing
The huge 3 valleys ski area is accessible in a number of ways. Walk to the Bettaix chair lift in around 5-10 minutes (drive to the car park opposite if you feel lazy!); this chair will get you into the lower reaches of Menuires. It is a fairly slow start to the day but you can practically ski home at the end of the day. Drive to the car park in St Martin; takes about 10 minutes, from here you can get to Tougnette in two lifts from where you can get into Meribel, Menuires or use the upper reaches of the Belleville valley.

Drive to any of the car parks around Menuires or Masse in 5-7 minutes. Drive to the car park opposite the Cairn or Moutieres lift in Val Thorens in 10-15 minutes. From here you have some serious high altitude skiing within two lifts. There are numerous restaurants and picnic areas throughout the system. Other sports available; cross country skiing, raquette walking, tobogganing, and at least 3 jump parks.

Special interest holidays
Outside of the Ski-season, this area is much more peaceful and the apartment is ideally situated for the usual alpine walking and climbing holidays. For keen cyclists there are a number of "challenging" cols nearby, de la madelaine starts a few kilometers from Moutiers and will be on the Tour route for 2010. For those who prefer off road cycling there are numerous, well signposted, VTT (off road) trails all over the three valleys. The lift operators run a number of link lifts to make life a little easier for walkers and cyclist! If you are interested in renting the apartment for a Summer break please contact me for prices.

Nearest airport: Geneva at 145km. Lyon at 160km. Both about 2.5 hours drive. Nearest ferry: Calais at 950km. Mostly motorway; around 8-9 hours driving and 65 euros in tolls. Nearest train: Moutiers at 25km. Nearest motorway: Albertville at 40km.C ar recommended.

Further details
Le Bettex is one of a number of small villages lying in the valley between Les Menuires and St Martin de Belleville. The village itself sits either side of the river Doron. There is a small bar/restaurant in the village which can supply bread and croissant to order. The nearest shops are in St Martin or Les Menuires, both also have numerous bars and restaurants. A particular favourite of ours for a drink at the end of the days activity is the 'Pourquoi-Pas' bar behind the church in St Martin. For those with deep wallets there is 'La Bouitte' restaurant in the next village of St Marcel. This highly acclaimed restaurant has just achieved its second Michelin star.

Booking notes
A signed booking form with 250 euro deposit, balance paid 8 weeks before arrival. A 500 euro damage deposit to be paid before your arrival, refunded in full within 10 days of departure if all is well.

If you cancel we make a charge based on the total rent payable for the week you had booked.

43-70 days before departure; 30%.
29-42 days ; 50%.
15-28 days; 70%.
Less than 14 days full rental becomes payable.

About the owner
I am a doctor with a family who are all dedicated to snow sports. We have been able to indulge this interest when we bought our apartment in 2007. We have kitted it out to the same standard as our home and do not regard the property as a business. We look for 4 or 5 rents per season to cover the various bills and taxes that it generates and regard fee paying guests as just that 'guests' rather than 'clients'.

Why the owner chose an apartment in this location
The 3 valleys are one of the most impressive linked ski areas in the world. Our apartment is in a quiet little hamlet tucked away in the Belleville valley but within one chair lift of Les Menuires and a direct link into the whole network. Evenings in Bettaix are generally home based though St Martin de Belleville is just down the valley with a few bars and restaurants. We enjoy the quiet particularly after a strenuous day on the slopes

Unique benefits of the property
Our apartment is unlike most French ski apartments in that we do not offer "pull out" beds and try to cram 8 or 10 people in. Also we have tried to avoid the cliched "red gingham and hearts" look that predominates in the 3 vals. This is not to say that we have gone down the urban chic path but (I think) the more contemporary feel is in keeping with what our guests are probably more comfortable with. The apartment is 75 square meters which means it is extremely lavish for a couple, extremely comfortable for two couples and comfortable for three couples. As the hamlet has little in the way of night life you can be guaranteed not to be woken in the early hours by excited clubbers!
