Pézenas is described in the Rough Guide as one of the most singularly beautiful towns in the French Southwest. It has a huge Saturday market and there are numerous events staged in the town during an extended season. While the old town, with a good selection of shops and restaurants and its historic building trail, is about 1km away, there is a large supermarket within 3 minutes walk. The villa is within easy reach of long, sandy Mediterranean beaches (Marseillan Plage 24km) and has quick access to the A9 and A75 autoroutes, providing fast links to the many attractions abounding in the Languedoc-Roussillon and Cevennes areas. Indeed the villa is very easy to find, being within 1km from the A75 autoroute (toll-free from Clermont-Ferrand, except for the spectacular Millau Viaduct). The vibrant port town of Cap D'Agde is only a 20 minute drive away. English speaking house manager on hand.

Changeover day is Saturday. However, outside July and August, we may be able to offer some flexibility; please enquire.

Two downstairs bedrooms: one with double bed, one with twin beds.

All bedrooms have fitted wardrobes.
Bathrooms: Upstairs bathroom with bath/shower over, toilet, wash basin.
Large downstairs shower room with open shower, bidet, and wash basin. Separate downstairs toilet with wash basin.
Kitchen: Modern fitted kitchen with fridge/freezer, dishwasher, ceramic hob, oven, combination microwave, extractor fan and breakfast table.
Utility Room: Washing machine, lockable medicine cabinet, cleaning equipment, iron and ironing board.
Living Rooms: Spacious living/dining room with high ceiling, fireplace and balcony with access from roof terrace. Access to pool terrace via 3 French windows. Access to small side and rear garden with washing line. Satellite TV with UK FreeSat channels; DVD player.
Other: Wi-Fi internet access available. Telephone for incoming calls and for free outgoing calls to all UK, European and US landlines, but not to mobiles or non-geographic numbers. Large hall with ample storage.

Notes on accommodation
Suitable for children. French windows from living room balcony to roof terrace (at first floor level) provide good natural ventilation. Central heating.

Accessibility
Good wheelchair access to all ground floor rooms; doors are 90cm wide, except to twin bedded room, which has 80cm wide door. Small ramp from patio to pool level. Access from road via drive with 1:10 slope approx. Upstairs and lower garden (reached by shingle path) not accessible to wheelchairs.

Outside
Private pool 8 x 4m. 1.2m to 1.6m deep, protected by floating electrically driven security cover. We have a salt water pool system which allows the pool to operate on very low levels of chlorine. Solar heated poolside shower. Shaded terrace with pergola and sun blind. Seating available for six.
Small Mediterranean garden between pool and road and around side of house. Small barbecue, sun loungers, teak dining table and chairs, sunshade. Washing line near kitchen at rear.

Coast/Beach
Good access to wide and spacious sandy Mediterranean beaches (18-24km). Ports of Sète, Mèze, Marseillan within 30 minutes drive.

Travel
Béziers-Agde Airport 25km. Montpellier Airport 59km. Carcassonne, Perpignan and Nimes Airports all within easy driving distance. Toulouse, Marseille, Rodez and Gerona (Spain) within approx 2 hours drive. Car recommended, but not essential. Town service bus stop 3 mins walk (links to many other services at bus station (1.2km)). Nearest stations (TGV) with bus link, Béziers 26km, Agde 18km.

What an absolutely smashing villa; very well appointed with everything you could need. Pool was most welcome when the temperature started to rise. Esther [the house manager] was most welcoming and helpful. We have stayed extensively in the Languedoc and this is without a doubt the best villa we have stayed in.
