Lalanne is a lovely old country Manoir dating from about 1750, sympathetically restored to provide a very comfortable holiday home (300 sq.m.) in really outstanding rural surroundings. It sits on top of a cote in its own 65 acres of rolling pastures and copses with stunning views to the Pyrenees and is just a 20 minute drive from Auch, the capital of the Gers (Gascony).

| Bedrooms: | 3 family bedrooms each have a king size double bed & full size single bed, 1 has a full ensuite bathroom. Bedroom 4 is a double with king size bed & ensuite bathroom with shower, WC & basin. This bathroom can also be accessed without entering the bedroom. |
| Bathrooms: | Bedroom 1 has a new ensuite bathroom with bath, shower,WC & Basin. Bedrooms 2 & 3 share a mezzanine bathroom with bath, shower,WC, basin & bidet. Bedroom 4 has an ensuite shower with WC & basin which can also be accessed without entering the bedroom. |
| Kitchen: | The large farmhouse kitchen/diner has a huge pine table, electric oven, ceramic hob, microwave, dishwasher, CD/tape player, large woodburning stove and French doors leading to a shady, covered outdoor dining area with barbecue and views to the Pyrenees. |
| Utility Room: | The utility room off the kitchen has a fridge-freezer, a second fridge, a washing machine, a tumble dryer, iron and ironing board and a large old sink. |
| Living Rooms: | The period lounge, with a large woodburning stove, comfortably seats 10, has satellite TV, video, DVD Player and a Laptop with cheap dial-up Internet access through Wanadoo. It has 2 windows with views to the pond & the swimming pool. |
| Cleaning/towels/ linen/maid service: |
Rental includes bed linen, hand, bath & tea towels which are supplied weekly. Pool towels are not included. The house is cleaned and prepared on changeover day and guests are asked to leave the property in a clean and tidy state and to remove all rubbish. |
Notes on accommodation
All rooms have electric wall heaters and there is a large electric hot water tank in the utility room. Electricity is included in the rental rates, as are local telephone calls. Electric fans are supplied in each of the 4 bedrooms.

Outside
The house is surrounded by lawns and meadows with several outbuildings and shady covered parking. The 6m x 12m solar heated pool (and shower!) has Roman steps and the depth is from 1.05m to 1.80m. It has a non-chlorine water treatment system. Sun-beds, chairs, tables and 2 large umbrellas are supplied for the terrace. NB The pool is unfenced but is fitted with a government approved alarm. There is a pretty fish pond - also unfenced. In the large farm hanger there's a table tennis table and a badminton net is situated on a lawn near the pool. Attractive walks are possible all around the 65 acres of the property and surrounding area. You may well see deer, herons, partridges, pheasant, buzzards, hares, badgers and all manner of other wildlife. For some weeks during the summer, our farming neighbours keep sheep on the lower fields, furthest away from the house.
Coast/Beach
The Atlantic coast at Biaritz is about 2 hours drive and the Med near Narbonne just a little further- even the Costa Brava can be reached in about 3 1/2 hours.
Golf
The nearest 18 hole golf course is the 4,635 metre Par 67 'Golf d'Auch-Embats' just outside the Cathedral town of Auch, about 30 minutes drive. The views are stunning and so is the food! Another course worth visiting is the splendid Chateau Pallanne, recently upgraded to 18 holes and on the road to Marciac about 50 minutes drive.
Skiing
Several French Pyrenean ski resorts are a mere 75 minutes drive and you can reach the foothills of the Pyrenees in less than an hour for wonderful walking.
Travel
Nearest international airport is Toulouse Blagnac at 50 miles.
Nearest ferry ports are St Malo/Caen/Cherbourg/Le Havre at between 500 and 550 miles.
Nearest main railway station is Toulouse TGV at 53 miles
Nearest motorway junction is at Agen, 60 miles.

Distances
This is ancient Gascony (now called the Gers), France's least developed and least populated Departement - land of d'Artagnan; Armagnac; foie gras; sunflowers; hot summers; temperate winters and an abundance of wildlife. The area abounds with beautiful old Bastide Towns such as Mirande with its Country Music Festival, a 25 minute drive and Marciac, world-famous for its 2 week Summer Jazz Festival, 45 minutes. Auch, the capital of the Gers, is less than 20 minutes away - a wonderful medieval town.
Further details
'Lalanne' is situated on the outskirts of a tiny hamlet which only boasts a Mairie, the Village Hall, the Boule Pitch and a 7th century fortified church. Yet it is just 8 or 9 minutes drive to the small market town of Seissan with a Bank, Post Office, 2 Boulangeries, Boucherie/Charcuterie, 3 Bar/Restaurants, Petit Casino Supermarket, Pharmacie, a Presse Tabac, various other little shops and the large Friday morning market. It is also only 20 minutes from Auch where you will find all the famous French Supermarkets.

A deposit of 20% is required when booking & the balance is payable 8 weeks before arrival date, plus a refundable inventory/damage deposit of £200.
