Notes on accommodation
Important:
Please note that in the owner's opinion the access to the twin bedded loft bedroom is not suitable for children under 7 years of age nor for 'oversize' individuals.

The property has two access routes. One is over a small bridge and the other is via a 'chemin rural'.

The owner is always happy to provide where possible extra items such as extra cooking pots, chairs etc.

Accessibility
The cottage is NOT suitable for wheelchair access.

Outside
The cottage has its own garden with patio, which overlooks horse paddocks, woodland and a small river. The patio has table, parasol, chairs, BBQ.
The swimming pool, which is 30m from the cottage has a patio area with table, parasol and chairs, loungers, some pool inflatables. Pool towels, plastic glasses, cups and plates provided (these are kept in the cottage).

The property is ideal for the nature lover. Plenty of birds to see including the large birds of prey. If you are lucky you will see the many Mouflon (wild sheep) and deer which frequent the adjacent woods and often cross the grounds. There is an amazing number of wild flowers and fungi to be found.

Golf
There is a golf course near Hautefort (ca 20 mins) and one at Perigues (ca 1 hour).

Special interest holidays
The owner is a keen rider and if you want to bring your horse on holiday do ask for details. Proficient rider? You (one person at a time) can ride out with the owner on owner's horses BUT this is ENTIRELY AT YOUR OWN RISK. Absolutely, no novices!

Travel
Airports: Bordeaux two hours, Bergerac one and a half hours, Limoges one and a half hours.

Chanel ports all approximately 8 hours drive.

There is no public transport and so guests should have their own vehicle or hire a vehicle.

Owner profile

About the owner
The former Mill was purchased in 2002 in a derelict state. The mill pond had been devoid of water for many years and the site is now occupied by the heated swimming pool. Some of the old mill stones are displayed in the grounds and the entrance steps to the Cottage are constructed from old Mill stones. The main Mill house, which is across a gravel courtyard from the cottage, is occupied by the owners. The rear of the Mill house faces the front of the Cottage. This arrangement gives you privacy and at the same time provides you with easy access to the owners for any help and advice that you may need. Nina owns and rides horses; Tom has a Harley Davidson Motorbike. France offers lots of space for horseriding and the French are biker friendly! Bikers are always welcome here.

Year purchased: 2002

Why the owner chose a home in this location
I lived near to Ringwood Forest, which is very beautiful and is wonderful for horseriding and horse driving but the increase in housing and traffic surrounding the Forest during the 20 years leading to 2002 meant that these past times became very risky. I loved my work lecturing Physiology but commuting became more and more difficult. It was time to move. I chose a property in the Perigord Noir since it is a very beautiful region with a diversity of flora and fauna; it has a fairly low population density and this makes it ideal for someone who loves the countryside and horseriding. Tom, a former Engineer, has lived in France for almost 20 years and is a motor bike enthusiast and what better place can one find to ride a motor bike than in France where the traffic is 'biker friendly'!

Unique benefits of the property
The property itself offers peace and tranquility, a chance to switch off from the rat race. There are tractors, dogs, cockerels, birds and motorbikes that occasionally disrupt the peace! If you love the tranquility of the countryside; like to laze by a pool; adore visiting chateaux; love investigating beautiful villages; delight in eating gastronomic delicacies; seek a challenge canoeing or rock climbing; want to keep fit walking or cycling; want to shop 'till you drop then this is the place for YOU. There is something for everyone in this region, all of which is within easy reach.
