Les Coquelicots is a four bedroom property with private pool and all mod cons. The bedrooms are arranged two on each floor; however due the slope of the land, none of the bedrooms are ground level. Located in small hamlet of 16 properties above the old village of Finestret in the foothills of the Pyrenees. The surrounding area is quiet, rural and beautiful with mountain views but not at all isolated. The nearest facilities are at Vinca a 4 minute drive away and therefore a car is essential. Views of Mount Canigou. 15 minutes from Prades.

Notes on prices
In addition to the rental there is a single payment of 125 Euros for cleaning. Prices quoted are for 3 - 6 guests. A supplement is payable for guests above this number. A reduction will be offered for rental by 1-2 guests. April and May £35 pp per week for each person in excess of six. June, £35 pp per week for each person in excess of six. July and Aug £40 pp per week for each person in excess of six. Sep £35 pp per week. A reduction by the same amount is offered for less than 3 guests.
Changeover day
Flexible. Mid week bookings acceptable. Arrival time after 5pm. Departure time before 10am.

Notes on accommodation
This is a non smoking villa. Central heating is electric and only needed in the cooler months. The accommodation is not available for children under the age of eight. Welcome pack and home cooked meals can be arranged for most rentals at extra cost. Internet not currently available; hoping to add. Cleaning costs are paid separately and in addition to rental fee; 125 euros per stay.
Accessibility
Access to the property is on level ground, but isn't suitable for wheelchair use. It is possible to use the property without using the first floor.
Outside
Two patios - ground floor with tables and chairs - 1st floor with chairs and coffee table. Large gated garden with 9 x 4.5 serviced pool. Pool toys, and use of 4 bikes; two adult, one teen, one older child. Car and sun glasses essential! Property is nearly 7 years old; screening vegetation still growing so not yet completely private and topless bathing isn't advised. Area behind house not yet landscaped.
Coast/Beach
Nearest beach at the lake at Vinca 5 minutes in the car. Nearest coastline beach Canet 45 minutes drive. Several beaches slightly further away - including Argeles and St Cyprien approximately 50 minutes or so. Water parks also along the coast approximately 55 minutes. Collioure accessible approximately an hours drive.

Flights: Ryannair: Stansted to Perpignan 43km from villa. Beziers 140km. Montpellier 200km. Carcassonne 160km. Stansted, Luton or Bournemouth to: Girona, Spain 130km from villa 1¾ hours. Bournemouth – Carcassonne. British Airways: Heathrow - Barcelona 3 hours drive or train to Perpignan. Flybe: Southampton to Perpignan 43km from villa. Air France and BA : - via Paris to Perpignan. British Airways: Heathrow -Toulouse 200km from villa.

Cleaning costs are paid separately at a cost of 125 euros per stay; This is in addition to rental fee. We can accept payment in either currency. A booking deposit of £100 or 100 euros will be required. Balance required 4 weeks before rental commences.

About the owner
We live in the UK but regularly visit the area to see relatives and to spend time in our villa. The villa is now six and a half years old and is one of 16 newish villas built in a quiet hamlet above the old village of Finistret near Vinca. We have had both holiday guests and two sets of long term guests stay at Les Coquelicots, all who have been very complimentary. Our nearest airports are Perpignan, Beziers and Carcassonne.

Why the owner chose a home in this location
We bought the plot of land because of the stunning location as well as accessibility to places of interest, proximity of both mountains and coastline as well as family. We designed the house with the builder's assistance. The surrounding areas are beautiful. The area is great for walking and the GR 10 passes through the top of the village about 4 minutes walk from the house. The villa is in a rural, but not isolated setting. The neighbours are all resident full-time and are very friendly.
Unique benefits of the property
Although the house is in the foothills of the Pyrenees, access is good. From Vinca most of the route is on a good width of road with only the last part of the access being a little narrower. Access from the village from the Prades direction is narrow in places and single lane in the centre but perfectly OK.
