Peaceful Situation yet Just Five Minutes Walk From the Village Centre
Sleeps 4 (2 Bedrooms)

Les Cyprès is a fully renovated property set in a hectare of gardens which lead down to the river Argent-Double. The house is adjacent to the owner's property but is self contained and completely separate. Caunes has a network of mediaeval streets in the centre, around the Benedictine abbey. The village is attractively situated, lying at the northern edge of the Minervois wine growing 'pays' where the land starts to rise up into the garrigue countryside (typical of the Mediterranean) and the foothills of the Montagne Noire.

Notes on accommodation
The house has central heating on the ground floor as well as a woodburning stove (wood provided) which makes this very cosy for winter breaks.
Accessibility
The house is accessed from the garden by a staircase which leads to the secluded balcony (with table and chairs); from here a door leads into the welcoming kitchen/dining room. On this floor there is also a small sitting room and the bathroom. Upstairs are the bedrooms and the WC/washroom.
Outside
The swimming pool is 5x11m and is normally available from the end of May until early October. It is shared with the two owners who like to have a swim most days but, in practice, you will be able to enjoy the pool to yourselves. The pool is fitted with a sliding safety cover which conforms to NF. P90-308. Deckchairs around the pool are provided.
There is a private area of garden with BBQ, table and chairs and deckchairs for guests. We also run a small, specialist plant nursery from the site and the wider gardens are also stock gardens for the nursery and are home to an impressive variety of trees, shrubs and perennials. Lots of space for children to play. A small paddling pool is available for very young children.
Coast/Beach
The Mediterranean coast is about an hour away by car with busy beaches such as Narbonne and Valras-Plage as well as quieter areas such as Leucate and La Franqui. There are also a number of easily accessible lakes and river swimming sites such as the Lac de Jouarres near Olonzac, the river Cesse at Bize-Minervois and Mirepeisset, the Lac de Cavayere near Carcassonne and the Lac de Pradels in the mountains north of Caunes.
Golf
There is a golf course at Carcassonne, 20 minutes away and also at Mazamet.

Owner profile
About the owner
We have been visiting the Minervois 'pays' in the Languedoc for over 20 years and living here for 13 years. Obviously we love it here! So much to see and do but also so easy to relax and wind down. As well as having the holiday cottage we also run a small plant nursery, specialising in unusual shrubs and perennials and offer occasional gardening courses. If you are a garden lover there will be lots to interest you in the gardens around les Cyprès!
Year purchased: 1995
Why the owner chose a home in this location
The village of Caunes-Minervois really does offer you the best of all worlds. Nestling under the foothills of the Montagne Noire there is easy access to the coast and to the mountains as well as Carcassonne (with flights to many regional airports in the UK). The village has shops and amenities meaning that you can forget about the car for a while if you wish.
Unique benefits of the property
With so much garden space around the cottage there really is a sense of tranquility whilst being just a five minute walk from the village - just enough time to work up an appetite for your morning croissant!
