This villa is a comfortable, well equipped family property set in a peaceful location in the heart of the Cognac Vineyards just perfect for cycling, walking or visiting the Cognac houses. The beach resorts are about an hour away and the river at Jarnac offers a host of activities from canoeing to fishing or just splashing about on its shores. The large salt water pool is set in a wonderfully sunny spot overlooked by the terrace and comes complete with a pool house/games room and shady awning. The extensive gardens include an orchard and secret garden and provides a wonderful, safe playground to amuse the children for hours. The rented part of the house makes up the ground floor of the house and has its own entrance. There is a sous-sol apartment area of the house which is not included in the rental and may be occupied by us the owners during the rental periods.

Changeover day
Changeover day is normally Saturday but maybe flexible outside of the peak season. Guests are asked to vacate the property by 10.00am so that the property can be prepared for the incoming guests at 4.00pm.

| Kitchen: | The kitchen/breakfast room contains an oven, separate hob, fridge/freezer, dishwasher, microwave, toaster and all the usual kitchen utensils with a breakfast table with seating for 4. Double patio doors lead from the kitchen to the wrap around terrace. |
| Utility Room: | The utility area contains a washing machine. |
| Living Rooms: | The large bright and airy lounge/diner 3 sets of patio doors opening onto a large sunny terrace. The lounge area comes complete with flat screen satellite TV (UK freeview channels), video player etc. Large comfy sofa and chairs are provided. |
| Other: | The terrace is provided with everything you need to wine and dine in the sunshine including barbecue and overlooks the pool and surrounding countryside. Two bikes are provided for the use of the guests. Internet access is available at the house. |

Fresh bedlinen, bathroom towels, pool towels and kitchen linen is provided for each new rental and is included in the price. The house is thoroughly cleaned and set up for each new holiday let and is included within the price. |

Notes on accommodation
The house has electric heating throughout. The house and large gardens are particularly suitable for amusing children. The gardens are gated and fenced all around and the pool is protected with walls and a security self closing gate.
Outside
The terrace is provided with a barbecue and outside dining for 6/8 people. The pool terrace is large and fully surrounds the 11 x 5m pool and is provided with sun loungers for 6, a shady arbour and is a totally private space to unwind and relax.
Coast/Beach
The coast is approx 50 mins to an hours drive by car. The nearest beach being the large sandy beach at St. George de Didonne where you will find water sports and adventure parks to entertain everyone in your party. It is really worth a day trip to visit the beaches in the area. La Rochelle and the beautiful islands of Ile de Ré and O'leron are approx 90 minutes drive.
Golf
The nearest popular golf course is in Cognac approx 15 minutes by car.
Travel
The area is well served with airports. Angouleme being only 30 minutes drive to the house. Alternate airports are La Rochelle,Bordeaux,Limoges and Poitiers being approx 90 minutes drive. The TGV stops at Angouleme and then a local line will take you to Jarnac from where it is a 5 minute taxi ride to the house. By car it is approx 5 hours from Caen or St Malo or 8/9 hours from Calais.
Distances
The riverside town of Jarnac with water sports, river trips, boat hire and of course famous for being the home of Courvoisier Cognac is only 5 minutes drive. Cognac and it's many Cognac houses, cafes and bars is a 15 minute drive. Visit during the 'Blues' Festival in July for a weekend of street parties and music in the park. Angouleme with its Roman ramparts is a 25 minute drive. Sophisticated Futuroscope Theme Park with rides, shows and video attractions is a 90 minute drive.
Further details
The main attraction of this area of France is the peaceful, slower pace of countryside life and Cognac! The countryside surrounding the house is gentle and full of quiet lanes which criss cross through vineyards for walking and cycling. Yet within a short distance you will find historic and Roman churches to visit or more modern leisure centres with outside wave machine pools etc. There is a hotel restaurant with bar and alfresco dining within walking distance from the house, very handy for the evenings you want to give the barbecue a rest. The area around Jarnac is particularly well know for the production of Cognac and you can take a tour around one of the Cognac houses and ageing storehouses or learn the art of barrel making or visit one of the open farms and wander through the Cognac grape vineyards. There are many local brocantes, festivals and fireworks throughout the season and a 3 day Blues/Jazz festival in Cognac in July. If all this tires you out, you can choose to relax by the pool and do nothing!
Booking notes
A deposit of 30% is required to secure the booking. The balance is required 8 weeks before arrival. A damages deposit of £200 per booking is required with the final payment to be refunded within 2 weeks of the end of the holiday (subject to a satisfactory final inspection).
