The house is 17th century, built of the local white Quercy stone. It is in a perfect position at the top of the village in the oldest part, under the walls of the Chateau garden. The location is very quiet, and you will feel you are living as the French do. Friendly neighbours on both sides are French. Doors open off the front bedroom onto a South facing balcony with table and chairs. The perfect place for breakfast or lunch. This bedroom has a romantic king size four poster bed and en suite bathroom. Second bedroom has king size bed with bathroom next door. Easy parking is on the little road below the front of the house.

Bathrooms: En-suite bathroom to bedroom 1 with bath/shower, wash basin and toilet.
Bathroom 2 with shower, toilet and wash basin off landing next to bedroom 2.
Separate cloakroom on ground floor.
Kitchen: Gas hob, electric fan/convection oven/grill, second convection/microwave oven/grill, washing machine, toaster, steamer, sandwich toaster, coffee filter machine, hand mixer, food processor, cafetiere, electric kettle. Breakfast table and four chairs.
Utility Room: Vacuum cleaner and all cleaning materials supplied including laundry detergent/washing up liquid. Steam iron/ironing board. Picnic basket/cool box/ice packs/flasks/plastic glasses, melamine plates/bowls/cutlery etc. with everything needed for a day out.
Living Rooms: Sitting room, wood burning stove, dining area with table and chairs, desk, HD TV with Freesat box giving all English TV/radio channels, DVD/CD players, books, CDs, DVDs. Free broadband internet/wifi (bring your own laptop/cables), board games, cards.
Other: Duvets and pillows are of the highest quality micro fibre. Duvets are dual summer/winter. Electric blankets for winter. Room fans. Electric thermostatic wall heaters in all rooms. Two sets of bedlinen and towels supplied for two week or longer bookings.

Bed linen, bath/hand towels/tea towels supplied. Beach towels not supplied. House will be clean, with beds made up on arrival. Whole house should be left as clean as on arrival and beds stripped. Cleaning available at extra charge.

Notes on accommodation
For low season rentals, an extra charge will be made for electricity of £30 per week. Wood for stove not supplied, but can be obtained locally. We will leave enough wood for a few days. We do not charge guests for cleaning, but this is conditional upon the house being left as clean as when they arrive. If house needs additional cleaning, i.e. ovens, sinks, bathrooms, floors mopping etc.. after guests leave, the cost will be deducted from security deposit. The security deposit is £200 which is payable with the final payment. It will be returned in full when we hear from our housekeeper that the house has been left in a satisfactory condition. We do not consider the house and garden access suitable for children under 14 and therefore this is the youngest age guest we will accept. House is furnished with antiques, comfortable furniture, oriental rugs and works of art. Electric thermostatic radiators in all rooms. Two room fans.

Accessibility
The house is at the top of a hill village, so would not be suitable for those with mobility problems. It is also on two floors, and the garden is accessed from a staircase from the first floor which leads up to the loft and then via some stone steps. For this reason, access to the garden would not be easy for those with mobility problems. Cars can drive right up to the house for unloading and parking is on the road below the front of the house.

Outside
The totally private garden, which is above and behind the roof of the house, has a table, four reclining chairs, two sunbeds, 2 parasols. Picnic/garden basket/cool box/ice packs with flasks, cutlery, melamine crockery/cutlery and plastic glasses. Charcoal barbecue, (charcoal not supplied but obtainable at village supermarket.)

Coast/Beach
Our local swimming lake is very clean and has a sandy beach. It is a pleasant 15 minute walk or five minutes by car. Large car park at the lake The lake has a diving platform, children's water chute, wooded picnic area, mini golf, tennis courts, diving platform, pedalos and restaurant/snack bar. Open high season.

Golf
There are two excellent 18 hole golf courses, both within 45 minutes drive. Both offer club hire. There is a 9 hole golf course within half an hour.

Travel
Bergerac is one hour 15 minutes. Toulouse one hour 30 minutes. Driving from Calais is 10 hours or 7 from Caan.
TGV calls at Agen. Car hire is available from all airports and Agen station. We consider a car is essential to explore the area unless you are on a walking or cycling holiday and wish to be transferred from the airport. We can supply the names of local taxis.

Distances
The house is in the centre and at the top of Montaigu de Quercy in the medieval part of the village. Tournon d'Agenais 10km. Lauzerte 10km. Cahors 40km, Agen 25km.

Further details
In the village is a mini market, butcher, boulangerie, pharmacy, bank, hairdresser, newsagent, doctor and dentist. There is a health food shop selling organic bread. Lively market on Saturday. Local produce market on Wednesdays in high season. Larger supermarket on edge of village also petrol/diesel fuel. Post office next to Maire in town square. One restaurant in town square two minutes walk. Three others lower down the village. Lauzerte, described as one of the prettiest villages in France is 10k. A parachute school is approximately 5km. Fishing lakes abound. Riding available outside Lauzerte. Tennis courts in village. Racquets and balls available to loan in the house. Guests have told us that Numero Treize is the most comfortable house they have ever rented, both in France and elsewhere. They also praise the wonderful views and privacy of the garden, and how close all amenities are.

Booking notes
Please call or email. Deposit of 25% payable on booking. Balance due 4 weeks before arrival together with a separate deposit cheque of £200. Security deposit is returned when confirmation is received from our housekeeper that no additional/exceptional cleaning is required, usually within a week. Payments are either by cheque, bank transfer or Paypal. If bank charges are made by any payment method, we will deduct these from the security deposit before it is returned.

About the owner
We are a couple who love France and having a second home there was always in our minds. We now spend as much time as possible in France, when not running our country house b&b business near to Stansted Airport. We are very conveniently situated for the short flight to Bergerac, and only 75 minutes from our French home. We love the countryside and the Quercy region of France is, we think, the most beautiful and unspoilt region. This is our second home, rather than a gite and hope that those who rent our house in France will feel as at home as we do. We have been able to indulge our love of antiques, paintings and comfortable furniture, which we are sure will make for a relaxed and happy holiday in this lovely and unique house. A bottle of wine will be in the fridge when you arrive!

Why the owner chose a home in this location
We wanted a house in France where it wasn't necessary to use the car every day just to buy a baguette and we would feel part of the community. Montaigu de Quercy offers just that. It is a beautiful medieval hill village, but has everything you could need for daily living, including an excellent market on Saturdays and a local produce market on Wednesdays in the Summer. It also has a wonderful swimming lake complete with sandy beach, within 15 minutes walk. In high season the lake has a restaurant, tennis courts, mini golf and a picnic area. Our house is at the top of the village in the oldest and most peaceful part, facing the church. Historical villages abound in this area and Cahors, Agen and Toulouse are within easy reach. There are many vineyards in the area and they welcome visitors.

Unique benefits of the property
Numero Treize is our home away from home, and we have furnished it as such. No tatty furniture or equipment here. There is a wood burning stove together with electric heaters in every room. However, the weather is exceptionally reliable and very hot in July and August, so there are fans too. The house is 17th c. stone, so very cool in hot weather. You can walk to all the shops and three restaurants from the house. Tennis courts at the bottom of the road with racquets to loan in the house. The garden has a table, chairs, two sunbeds and 2 parasols together with a barbecue. It is completely private. The village has a mini market, larger supermarket on the outskirts, bank, boulangerie, butcher, pharmacy, internet cafe and organic shop. There are many local festivities in the summer months.
