Private pool (fully fenced)with sun loungers + tables set in large sunny, walled Mediterranean gardens. All rooms spacious and colourfully decorated in Catalan style, with stylish furniture. Large powerful floor standing room fans in all rooms. Bed linen, hand, bath and kitchen towels are included. As this is a self catering villa, there is no maid service, you are expected to keep the villa clean and tidy as you would at home, although the villa is cleaned at the end of each let.

Notes on accommodation
There is underfloor heating throughout the villa. The villa is on one level and is suitable for young children, as it is completely secured with locked gates at the front and the garden has a high wall/fencing all round. The pool is private, and perfect for little ones, fully fenced with a lockable gate, so young children cannot gain access without an adult. Although we have never had any problems, we specifically do not take any responsibility in any incident inside or outside the house, garden, pool or surrounding areas.

You are expected to keep the villa clean and tidy throughout your stay, as you would at home, and you are expected to do a full clean before you leave, empty dishwasher & clear away contents, empty bins and dispose of all rubbish, recycling bottles etc. Failure to do so may result in some or all of your security bond being retained.

Accessibility
It is difficult for wheelchairs to gain access to the property because of several steps to the property, back and front.

Outside
Large, extremely sunny walled large back garden (south west facing)with a variety of Mediterranean shrubs - Lavender, Oleander, Eucalyptus, Twisted Willow & Olive trees. Entrance to the house is by large gates with parking either side of the house for up to 4 cars. Large 11m x 5m swimming pool has steps down into the pool, surrounded by local stone terrace with sun loungers & parasol. Leading from patio doors is the large terrace, laid with typically Catalan, colourful terracotta tiles, with large garden dining table & chairs, BBQ, pizza oven & water feature. Steps lead down into the garden where there is a pergola, stone table & chairs. There is also an outdoor table tennis table.

Coast/Beach
15/20 minutes drive to the sparkling azure Mediterranean sea with miles of beautiful unspoilt, uncrowded sandy beaches. Cosmopolitan Valras Plage with its many beach bars backed by great fish restaurants, cafes, bars, boutiques and street market every day & evening. Other great beaches at Vendres Plage (15/20 mins), which is unspoilt, but still has fab beach bars. Serignan, Marseillan etc (25mins).

Golf
Just 15 mins drive to the championship golf club of Saint Thomas, an immaculate, challenging 18-hole course in Beziers. Another championship 18 hole course at St Cyprien (1hr), plus an excellent 18 hole golf course at Cap D'agde (15/20mins), and a 9 hole course at Lamalou Le Bains (40mins).There is a set of golf clubs at the villa for the sole use of our clients, but you can also hire at all the golf clubs mentioned.

Skiing
Just 1 hour away from the villa are the famous, world class skiing resorts in the Pyrenees and Andorra is less than 2 hours drive. The Spanish border is also around 1 1/2 hours drive.

Travel
Nearest Airports - Ryanair fly to Beziers Agde (20 mins drive), Carcassonne, Perpignan & Montpellier all 45 mins drive. Nimes 90mins, Toulouse c 1 1/2 hrs. Easy drive for our European guests! Drive down from Calais in around 9/10 hours on the autoroute. Travel in luxury on Eurostar from Waterloo or Ashford, which now goes straight Avignon in summer (6 hrs), with 2 hr drive from Avignon.

Distances
4 mins walk into the ancient village centre, which has a couple of restaurants, takeaways, 2 cafes, local shops + a large Carrefore supermarket 3 mins drive. 7 mins drive to the beautiful medieval city of Beziers, famous for its Cathedral, flower markets, great cafes & restaurants,smart boutiques and shops.20 mins to Cap D'Agde, 20 mins to Pezanas, 30 mins Sete, 15 mins to Narbonne, 30 mins to Minerve, 45 mins to Carcassonne. Numerous other places of interest too many to mention here!

4 mins easy walk to village with choice of 3 patisseries & chocolatterie (one has a yummy chicken rotisserie!), 2 Cafe's, Village market 3 times a week, local shops including a tabac selling English papers, 2 Cafe/bars and 3 restaurants (2 in village, 2 on edge of village), banks, plus large Carrefore supermarket & Leaderprice 3 mins drive (15 mins walk),plus other large shops within that complex, fishing, canoeing and bathing at the River Orb (3 mins), 5 mins to the Regional Parc du Haut Languedoc, a UNESCO World Heritage site and an area of "outstanding natural beauty" with outstanding walks & views. Several Wine Degustations in the village itself plus many more wines to try 5 mins in every direction. BOOKING IS EASY,especially for our Northern European guests as we accept Euro cheques & transfers into our Euro account. However please book early as we book up a year in advance! Book by phone or email,25% (non refundable) deposit on booking,the balance due 8 weeks before. There is a £100 refundable security bond plus £100 laundry/basic clean,due with final balance.

About the owner
Having holidayed in in the Languedoc region for over 7 years, it was our natural choice when choosing where to buy in France!We researched the area carefully and decided on the "jewel" in France's crown - Languedoc Roussillon.Stunningly beautiful scenery, far more beautiful than it's over-commercialised neighbour, Provence.Fantastic roads & motorways,a dream to drive down from the UK (Calais-Cazouls av 9 hrs) miles and miles of clean creamy sandy beaches, breathtaking countryside, masses of history, medieval hilltop villages & castles etc.The pool is a dream!Having been disappointed with many places we stayed, we wanted to offer a stylish, comfortable, home-from-home with good standard accommodation etc. As a result our guests book year after year, we book up more than a year in advance.

Why the owner chose a home in this location
We did a lot of research about where to buy in France before we bought, but what struck us most by the Herault region of Languedoc Roussillon, is it's sheer beauty, excellent roads and fantastic cheap flight routes (4 between 20 and 45 mins drive from the villa). It has so much to offer, from beautiful rivers to mountain walks to miles of safe sandy uncrowded beaches, from medieval hilltop villages to beautiful cities like Beziers, Narbonne and Montpellier, to fully restored medieval citadels all within 5 to 40 minutes drive away. Scenary is breathtaking - far, far more beautiful than Provence, with it's overcrowded beaches and congested roads. There are sandy beaches to die for, going on for miles and miles, which are never overcrowded and the thing we love is that it's unspoilt.

Unique benefits of the property
Our property is 4 mins walk from the ancient village centre, it's set in a private and quiet residential road, is very spacious and has a large garden and pool. The vibrant colourful Catalan decor is much loved by our guests, and it's open-plan sejour (lounge, dining room and kitchen) is perfect for entertaining and spacious enough to house 2 large families nicely. 5 mins from the River L'Orb with its water-sports facilities, 15/20 mins from miles of sandy beaches, not to mention a lovely large garden, and fully enclosed 11x5 metre pool. Life takes on a whole new meaning when you can relax by the pool, soaking up the hot sun before your next dip, or take aperitifs on the terrace or under the pergola before dinner! Join us there this year!
