2 bedroom cottage style Gite plus a B&B. The Gite has been renovated by the owners who were keen to retain the feel and look of an old French cottage, giving it a genuine home-from-home atmosphere. Outside there is a small herb and fruit garden area and two separate paved courtyards with garden furniture. There is a stunning large swimming pool for the use of all guests. The Gite is in the grounds of our main house, Le Chevalier Noir. The property is situated on the northern hillside of the village so has some lovely views of the countryside and valley below. It is within 8 minutes walking distance of the top of the village (haut ville) and a short stroll down to the Bas Ville where there are shops and amenities for self-catering requirements. The B&B comprises three double ensuite bedrooms in the main house, one with bath and two with showers. All have been refurbished by the owners. Breakfast is usually taken in the sunshine on the top terrace, overlooking the valley.

B&B: Prices are per room per night (2 persons) and include a good continental breakfast. Prices are in euros and paid in cash.
For the Gite: Prices are for the property per week in UK pounds, paid direct into our UK bank.
Changeover day
For the Gite:
Changeover day is Saturday. Arrival after 4pm please, departure by 10am. This allows us to fully clean the gite for the next guests.
Please note: we only rent the gite in multiples of 7 days, Saturday to Saturday.
Notes on accommodation
We have tried to think of everything to ensure your stay is as comfortable and enjoyable as possible. Full and thorough cleaning is done before each booking commences. Towels and linens are provided for all guests, both in the B&B and Gite and are changed before every B&B booking and once a week in the Gite. Please note: additional towels for the pool and beach are provided for each guest. We hope this saves space in your luggage on the aircraft! In summer we provide fans for use at any time by guests in both properties. In winter wood is provided for the wood-burning stove in the kitchen, plus fuel for a mobile oil fire in the Gite lounge if necessary. The B&B rooms have full central heating to maintain ambient temperature in cooler seasons. There is a secured W-Fi access point in main house, giving Wi-fi access to B&B guests in the house and one the terrace, plus Wi-Fi access for Gite guests in their gardens. Unfortunately the signal does not always work within the gite building.
Accessibility
Due to the access steps to it being old and worn, and the stairs to the bedrooms being rustic and quiant, the gite is not suitable for persons unsteady on their feet or immobile, nor does it afford wheelchair access. We would suggest that the property is not suitable for very young children, nor for over-active, frenetically paced teenagers.
Outside
Salt-water swimming pool approx 25 x 10m, with tables, chairs, recliners and parasols for the use of all guests. The swimming pool is automatically filtered throughout the day and night to ensure high standards of hygiene. For the Gite, there is a small herb garden and two paved courtyards each with further outdoor table and chairs and parasol, plus the Gite has its own handy Weber barbecue to use. The Gite also enjoys its own private pedestrian gate access and has a private lockable hard standing for car parking included. No problem parking your hire car!!
For the B&B guests we have three areas for breakfasts: on the main terrace we have a table and chairs and a gazebo with table and chairs. There is also a patio set on an upper balcony. Plenty of choice for eating areas!
Coast/Beach
The Mediterranean coastline with some stunning beaches is about 3 hours drive away. This includes Sete with its 11km beach which is beautiful and uncrowded, even in the height of Summer.
Alternatively, Biarritz on the Atlantic coast is about 4 hours drive away.
Golf
Several golf courses in the area. Closest is at Albi 20km away.
The owners can advise on the best to try.
Skiing
We are 2.5 hours away from the Pyrenees ski resorts.
Special interest holidays
We are in an area renowned for providing inspiration to artists and sculptors. We can supply several easels if required, although budding artists should bring their own working materials etc. We have NO potters wheel (yes we have been asked!) although several can be found within the haut ville.
Travel
Airport: Toulouse and Rodez airports are both about a 1 hr drive from Cordes. Rodez is served by Ryanair from Stansted. Toulouse has flights from several UK airports with British Airways, Easyjet, BMI and others. Driving down from Calais takes about 10-11 hours in one hit, a distance of about 600 miles. A stop-off halfway down makes a nice journey and introduces additional sights and pleasures.
Distances
We are half-way up the hill of Cordes village, equidistant from the top, the Haut Ville, and the bottom, the Bas Ville. Each are about 300 yards away. Albi is the nearest town/city, about 20km away by road. Other towns include Gaillac (20km) and St Antonin (22km). Toulouse is about an hour away by car, around 80km (or 1hr by local train too!).
Further details
In the Bas Ville there are a couple of everyday supermarkets, three banks, two bakers, a butchers a bar and a couple of restaurants. There are plenty of things to do around Cordes, including canoeing and rock climbing, walking, visiting vineyards, cafes and bars and sampling the local delicacies: foie gras, cassoulet, preserved duck and goose, pink garlic, the local wines! Further afield are the Tarn Gorges, the deepest gorges in Europe with some stunning caves, also the caves of Roquefort Cheese, the Cathar villages of Carcassonne and Mont Segur.
That all said, we have found that most guests seem to simply chill out for much of their stay by the swimming pool. We have an enviable climate here and the general atmosphere is relaxed and informal, simply the best way to let the stresses and strains of daily living fall away. One week may not be enough (as our guests keep telling us). We have had several repeat bookings in 2011 so we must be doing something right!
Booking notes
For the B&B, no deposit is taken. Payment is made in cash in Euros only at time of departure at end of stay. For the Gite: Booking should be done through our web-site where full details on terms and conditions may be found.
A 30% deposit is required at time of booking to confirm the holiday, the balance being due no later than 8 weeks prior to the commencement of the booking. A refundable £200 damages deposit is also required at that time.

Hi, we are Nigel and Lyn, a married couple in our early-mid fifties, now living in southern France on a permanent basis. We are cheerful and sociable people and enjoy chatting with friends and guests. We aim to ensure that your stay with us is comfortable, memorable and enjoyable. We love this part of France; very rural with an easy relaxed pace of life, good food and wine and very friendly locals.

Why the owner chose a home in this location
We bought the house on impulse. We fell in love with the area, the history and charm of the village, the friendly local people and the quaint rural feel to the place. It feels like rural Britain of 50 years ago.
In Summer the village is visited by many tourists but there is never a feeling of crowds or excessive traffic, and the souvenir shops are eclectic and charming, never tacky. There is a gentle buzz to the village particularly in July and August when there are several festivals in the Haut Ville. The main festival is the 2-day Medieval Festival around 14th July, where everyone is encouraged to dress up in costume. Great fun.
Overall the area is peaceful and tranquil and facilitates a restful stay in which to recharge the batteries!
Unique benefits of the property
Because, unlike many other advertised gites, our property is located halfway up the main village hill, within easy walking distance of the shops in the Bas Ville, the lower village and the attractions of the medieval haut ville at the top of the hill, with its bars and restaurants, museums and souvenir shops and all the little artists' studios.

There is free on-road parking available for B&B guests.
We have some stunning views of the valley and opposite hills from the terraces.
