A former 17th century watermill, set in 3 acres of landscaped gardens nestled within the heart of the Blavet Valley, famous for it's walks, wildlife, rivers with excellent fishing, golf courses and quaint country character villages. The mill still retains its original mill stones which make up part of the kitchen floor. The original rafters have also been retained throughout the property. Within a 10 minute drive lies the river Blavet where you can learn canoeing or kayaking and then test out your skills on the river course, or you can simply hire a pedalo and explore the river. Our mill stream also contains brown trout and you are welcome to try your luck! Nearby is an international standard golf course (Golfe de Rimaison), and the whole Blavet Valley is noted for walking, cycling and horse riding. We are approximately 30 minutes drive from the coast.

Notes on prices
Short breaks and special offers may be available in low season or by a late booking, please contact us for details. Prices for short breaks (4 nights or fewer) are calculated by dividing the weekly price by 7 (to give a nightly price) and then multiplied by the number of nights you wish to stay and then adding a £15 short break fee.Rates are all inclusive of electricity, gas and water. For winter breaks the first box of logs is provided free of charge.

Kitchen: As you walk into the mill to your left down a handmade oak staircase, you will find a well equipped kitchen, with larder fridge, washing machine, a gas cooker, microwave, coffee percolator, kettle and toaster.
Living Rooms: A lounge/diner is situated on the upper level and contains a wood burning stove, a Breton oak dining table which comfortably seats 8 people, 2 sofas and a window seat which overlooks the mill stream and landscaped gardens, DVD player and hi-fi.
Other: There is a games room for the gite which contains billiards and a football table.

Notes on accommodation
Staffed property - English owner's living within the grounds permanently so we are always here in case of emergencies or any questions you may have, or if you just wish to have a chat and a glass of wine! The gite is non smoking and sorry but we do not take pets. A welcome pack is provided for stays of 7 nights or more including tea, coffee, sugar, milk, biscuits and of course wine!

Accessibility
The gite is all on one floor with easy access to all bedrooms and bathrooms through a central corridor, however there are 4 steps down to the kitchen and 2 steps down from the lounge into the central corridor. There are handrails in both bathrooms.

Outside
The mill is situated in 3 acres of landscaped gardens with a trout stream running through the garden (you are welcome to try your luck at catching some of the brown trout!). There is a barbecue exclusively for guests use, a boules court (boules supplied) and an outdoor pool (unheated) all exclusively for guests use.

Coast/Beach
The nearest beaches are Carnac, Quiberon and Trinite sur Mer 120km or approximately 30 - 40 minutes drive.

Golf
The nearest golf course is 10 minutes drive away - Golfe de Rimaison but there are many more in the area. Further information can be found on our website you will find the link at the bottom of this page.

Special interest holidays
A Taste of France! Although there are many restaurants in the area all within a very short driving distance from the Mill, there may be an occasion when you don't feel like driving but don't fancy cooking yourself. Having previously been restaurateurs in North Devon for 5 years and with one of us being the chef, we can create for you a Taste of France giving you the opportunity to sample local French cuisine served to you either in the Gite or weather permitting 'alfresco' to enjoy the warm Summer evenings. A three course meal can be prepared and served to you taken from our menus at 18 euros per person, you can also add a cheese course if you wish, vegetarian meals can be provided and childrens meals are also available. You can contact us for more information on this service but a full description is provided in the welcome pack upon your arrival.

Travel
Nearest Travel Links are - Airport: Brest/Dinard approx 1 hour 45 minutes drive. Railway: Pontivy 10 minutes. Ferry: St Malo approx 2 hours and Roscoff approx 2 hours 30 minutes drive. As we are in a rural location a car is advised.

Distances
Guermeur is a rural location but within 5 minutes drive you have two villages (Guern or Melrand) both with bars, restaurants, local bakeries and a village general store. The closest main town is Pontivy (approx 10 minutes drive) for excellent shopping facilities, numerous bars and restaurants, a chateau to explore or just a walk along the river.

Further details
The Mill is set within the heart of the Blavet Valley which contains the Nantes to Brest canal. A soft warm climate, with some long hot days in the summer ideal for walking, cycling, outdoor sports and water activities. The market town of Josselin (approx 45 minutes drive) boasts the best Saturday market in the area, which takes over the entire town and afterwards you can relax in one of the many restaurants with a glass of wine and an excellent lunch. The town also includes an enormous chateau well worth exploring. The pretty town of Rochefort-en-Terre is also well worth a day's excursion - this village wins the best floral display every year and has many historical buildings, bars, restaurants and local artisans. Or you can try the port of Vannes with it's medieval ramparts, old cobbled streets and of course bars and restaurants!

Prices are in uk sterling. 10% deposit required at time of booking - remainder to be paid 8 weeks prior to arrival. If the balance of payment is not received by the beginning of 7 weeks before arrival and we have had no communication from you we reserve the right to re-advertise your booking. A contact telephone number is also required. We accept payment by cheque or bank transfer.

About the owner
We are Steve & Sue Lawn, we moved to France in 2006 having got fed up with the British weather and wanting to do something a little more adventurous with our lives. The Mill was the first property we looked at and having spent another 4 weeks looking at lots of other properties, we kept coming back to the Mill. After some final soul-searching and a lot of persuasion on Steve's part (Steve is obviously the one with the foresight!) we bought it. We realised then that it would be a 3 year project. The first year getting the house in which we were to live right for us, the second year on the actual Mill itself and another year on landscaping the grounds. It has taken all of the 3 years to complete but we are more than happy with the result. We hope you think so too!

Unique benefits of the property
When you stay with us at the Mill, you can enjoy peace and tranquility, relax and unwind by the pool under the shade of the walnut tree listening to the trickle of running water from the mill stream. The area is teeming with wildlife and sometimes late in the evening looking out from the gite window which overlooks the garden you may be lucky enough to see deer, fox, polecats or minx that regularly visit to drink from the stream. During the day you may be lucky enough to spot the kingfishers. There are lots of things to see and do here for those who like more activity and we have lots of links to various organisations on our website if you would like further information.
