This pretty 2 bedroom cottage near to the chateau, resembles a doll's house with its own private garden and gravelled terrace and parking. The whole property is very light and airy with lovely period floor-to-ceiling-windows. The garden is filled with flowering shrubs and roses and is banked by a yew hedge giving a feeling of intimacy and privacy. The picturesque River Saison (grade 1 for trout and salmon fishing) is just a 2 minute woodland walk through the grounds via the rose garden. This is particularly pretty in the spring with the tall banks being covered with wild flowers. A true haven for the naturalist (otters, deer and red squirrel have all been seen regularly) and a tranquil spot for those wanting to fish, paint or even take a cooling dip! There is even a special picnic spot overlooking the river and a path leading down to the water. This property is ideal for a romantic escape for couples/honeymooners.

Changeover day
Changeover is on a Saturday during the peak period with lets of a week. Short breaks possible for a minimum of 3 days by special arrangement - but not during July and August. Arrival time from 4pm and departure by 10am to allow for cleaning.

| Living Rooms: | The salon/dining room is approx 8x4m with tiled floor and 3 floor-to-ceiling windows facing east and south. It is furnished with colourful Basque fabrics and country and cane furniture. Televison with DVD player. |
| Cleaning/towels/ linen/maid service: |
All linen and towels are included but not beach towels. For stays for more than one week, the bed-linen will be changed together with fresh towels. A cleaner can be organised on request but will be extra. |

The property is not suitable for children under 5 nor for the elderly and infirm. Regret no smoking inside the property.

Outside
On the gravelled terrace outside is a pretty wrought iron round table with chairs. Deckchairs and parasol are also provided.
Coast/Beach
Approximately 55km from Biarritz and the Atlantic coast with well known surfing beaches of Hossegor and Bidart to name a few. The attractive fishing port of St Jean de Luz with its sophistocated shops and restaurants is c. 75 mins by car.
Golf
The nearest golf course is at Salies de Bearn, the well known Spa town, only 10km from the property. A friendly club with a short but testing 9-hole course together with a further recently created par 3 course of 9 holes.
Skiing
For the keen skiers, there are the upgraded resorts of Gourette and Pierre St Martin only c. 75km away.
Travel
Equidistant to Pau and Biarritz Airports with Ryan Air - c. 55km. Hire car facilities at both these airports. Toulouse Airport with Easy Jet is c. 2½ hours by car. Orthez railway station for the TGV direct from Paris 20 mins by car. Ferry to Bilbao, c. 2-3 hours by car.
Further details
There are 2 restaurants within walking distance, and several others within a 30 minute radius by car which we can advise on. Banks and supermarkets all within easy reach as are the tennis courts and river for water-rafting and canoeing. Can help with all bookings. Local markets with great range of fresh produce regularly take place and many colourful village festivals are held throughout the summer. Beautiful and interesting Spa town of Salies - the Venice of the Bearn - only 10kms with its indoor salt water pool and beauty treatments.
Booking notes
On making a reservation, a booking form will be sent out and a 25% deposit of the rental will become payable in order to secure the booking. The remainder is to be paid at least 8 weeks prior to the date of arrival. A 'security deposit' of £200.00 will also be required which will be totally refunded on, or very soon after, the day of departure as long as there are no breakages/damage! Payment in pounds sterling preferable.

About the owner
Ian and I moved out to France 3 years ago and have been renovating the Chateau during this time. It has been a lot of fun - and hard work - creating the garden and opening up the woodland walk which was totally overgrown. The rose garden was planted 2 years ago with 200 old fashioned English roses. We lived in the Conciergerie for the first year so it feels very much as an extension of our home.
We both speak French and living on site are always happy to help if required.

Why the owner chose a home in this location
Ian and I both love gardening and the climate here is perfect. The same amount of rain falls in a third of the time compared to England! Having renovated previous properties, we also relished the challenge of taking on this run-down 19th century Chateau, Conciergerie and grounds. Beautiful unspoilt scenery and very interesting architecture added to our attraction to the rural Bearn/Basque area. There is an absence of crowds even in July and August so it is a pleasure to drive into the countryside or up into the mountains. The beach is only an 1 hour by car as are the shops/restaurants in Biarritz and Bayonne.
Unique benefits of the property
La Conciergerie is a unique property, resembling a 'doll's house' and benefits from the rare opportunity of having its own garden and private access to the River Saison for fishing, swimming etc. It is light and sunny in the summer and beautifully cosy in winter. It is only 2 kms from the local shops and tennis courts and a large supermarket is only 5 kms away. A couple of restaurants are within walking distance (c. 30 minutes). The water rafting takes place on the next river and golf only 10 kms from the property.
